What “do nothing” really means
Most sellers who call me are tired before they start: the house needs work, the timing is hard, or there is a lot of stuff. Here is exactly what you do not have to do.
No repairs
Roof leaks, old HVAC, water damage, code violations, a basement that floods: I buy the house as it stands today, and I never send you a repair list.
No inspections
There is no inspection contingency. I see the house once, make a written offer, and that offer is not renegotiated over items a home inspector would find.
No cleanout
Take the things you want and leave the rest: furniture, garage contents, the attic. I handle and pay for the cleanout after closing.
No showings
One walkthrough, in person or by video. No open houses, no lockbox traffic, no keeping the house spotless for strangers.
Your closing date
Close in as little as 7 days, or on the date you choose. Take the extra time if you need to move, settle an estate or find your next home.
No commission, no closing costs
You pay no commission and I pay your closing costs. Your mortgage and any liens are paid off from the sale proceeds, and the settlement statement shows every line.
Cash, no loan
No financing or appraisal contingency, so the deal does not fall apart because a lender says no. Proof of funds is available on request.
A no-surprise offer
My written offer comes after the walkthrough and does not drop later unless something material and undisclosed turns up, such as an unknown lien. Any change is explained in writing, and you can walk away.
How it works
- Tell me about the houseUse the form, call or text. Address and phone are enough to start; the more you share, the faster the offer.
- A short callAbout 10 minutes on condition, timing and anything that affects title, such as an estate, a lien or a tenant.
- One walkthroughIn person or by video, about 30 minutes. Nothing needs to be cleaned or fixed first.
- Your written offerWithin 24 hours of the walkthrough, with the nearby sales I used. No pressure and no obligation.
- Settle on your dateAt a licensed title company or settlement attorney. Proceeds are wired to you the day you close.
A typical timeline

| Within 24 hours of the walkthrough | Written cash offer with the comparable sales I used |

| Day 7 or later, on the date you choose | Settlement at a licensed title company or attorney; proceeds wired to you |
Why sell to me
I have sold more homes than any other realtor in Northern Virginia since 2020, by units sold, and I have 345+ client reviews on Google and Zillow. I see what every kind of house in this region sells for, every week. That means my offer is built from real local sales, not a national formula, and I can explain every number in it.
I am a licensed realtor with Berkshire Hathaway HomeServices PenFed Realty, I close through licensed title companies and attorneys, and I put everything in writing. I live in Reston and I have been doing this here since 2016.
Reviews about my realtor work are on my testimonials page. Curious what your house is worth before you decide? My free home value estimate uses the same local sales data, and my sellers page explains how I work with homeowners across Northern Virginia.

Situations I buy in
There is usually a reason a house needs to sell quickly and simply. These are the ones I see most.
Inherited a house
Probate, several heirs, a house full of a lifetime of belongings. I buy as-is, time closing to the court, and you take only what matters.
Major repairs
Foundation cracks, a failing roof, mold, fire or water damage, or a kitchen untouched since 1975. Repairs are my problem, not yours.
Behind on payments
If a trustee sale is coming, a sale that closes first pays off the loan. No fees, ever, and I will point you to free counseling too.
Tired landlord
Tenants in place, a lease running, or a rental that needs turning over. I buy with tenants and leases as they are.
Divorce or separation
One neutral written offer both owners see, a closing date that fits the settlement, and proceeds split the way your agreement says.
Relocation or PCS orders
Orders for Belvoir, Quantico or a job across the country. Close before you leave or sign remotely after.
What you will not pay
Selling the usual way costs real money before you see a dollar. When I buy, these costs are gone.
| Cost of a typical sale | When I buy |
|---|---|
| Repairs and updates before listing or after an inspection | $0. I buy as-is with no inspection contingency. |
| Cleaning, junk removal and dumpster | $0. Leave what you do not want; I handle the cleanout. |
| Staging, photos and showings | None. One walkthrough. |
| Commission | $0. |
| Seller closing costs (settlement fee, deed preparation, recording) | I pay them. |
| Months of mortgage, taxes, utilities and insurance while a house sits | Ends on the closing date you choose. |
| Deals that fall apart over financing or appraisal | Not a risk. Cash, no loan, no appraisal. |
How the math works: an illustration
These numbers are invented to show the method, not a quote. Say similar updated homes nearby sell for about $600,000. The house needs a new roof, HVAC, kitchen, baths and flooring, about $95,000 of work. Holding the house through renovation and resale (loan costs, taxes, insurance, utilities, resale costs) runs about $45,000, and I build in my margin. The offer is what remains, and you see each piece of it.
| Line | Illustration |
|---|---|
| Likely price after updates, from nearby sales | $600,000 |
| Repairs and updates | minus $95,000 |
| Holding and resale costs | minus $45,000 |
| My margin | minus a stated amount |
| Your costs at settlement | $0 commission; closing costs paid by me |

What to have ready
You do not need paperwork to get started, but these help me give you a faster, firmer offer.
- The property address and your best mobile number
- A rough idea of what you owe on the mortgage and any home equity line
- Whether anyone lives there now, and lease details if it is rented
- HOA or condo association name, if there is one
- For an estate: the executor’s or administrator’s name, or whether probate has started
- Your ideal closing date and anything about timing that matters to you

Questions sellers ask
How is your cash offer calculated?
I start with what the house would likely sell for after it is updated, based on recent nearby sales. Then I subtract the cost of the repairs and updates, the cost of holding and reselling the house, and my margin. You get the comparable sales I used in writing, so you can see exactly where the number comes from and check it with anyone you trust.
Do I really have to do nothing?
You sign the contract and the closing documents, and you take whatever belongings you want. That is it. You do not repair, clean, paint, stage, hold showings or haul anything to the dump. If you are out of town, the walkthrough can be done by video and most closings can be signed remotely.
Will the offer change after I accept?
Not unless something material and undisclosed turns up, such as an unknown lien, a title problem or hidden structural damage. My offer is made after I have seen the house, so the things you would expect a buyer to find are already priced in. If anything changes, I explain it in writing with the reason, and you are free to walk away.
What does it cost me to sell to you?
No commission and no closing costs; I pay those. What comes out of the proceeds is what you already owe on the house: your mortgage payoff, any liens, and prorated property taxes or HOA dues. The settlement statement lists every line before you sign.
How fast can we close, and can I choose a later date?
I can close in as little as 7 days when title is clear, or on any later date you choose. Estates, liens and HOA resale packets can add time, and you will know about any delay before you sign anything.
What if I owe more than the house is worth or there are liens?
Tell me early. Liens, judgments and unpaid taxes are paid from the proceeds at settlement. If the payoffs are higher than the price, the title company and your lender have to agree on how to close the gap, and I will walk you through the options before you commit.
Can I stay in the house for a while after closing?
Often, yes. If you need a few extra days to move, we can write a short occupancy agreement into the contract so the timing works for you. Ask about it on the first call.
Is this legitimate? How do I avoid cash-buyer scams?
Ask any cash buyer for proof of funds, a licensed title company or attorney for settlement, and a written contract you can have reviewed. Never pay an upfront fee. I am a licensed realtor with Berkshire Hathaway HomeServices PenFed Realty, I close through licensed settlement companies, and I never charge sellers a fee.
Should I have my own realtor or attorney look at your offer?
I recommend it. Because I am the buyer, I cannot advise you on whether to accept. Your own realtor or attorney can review the contract and the numbers at your cost, and I am glad to answer their questions.
What kinds of houses do you buy?
Single-family homes, townhouses and condos in Fairfax, Loudoun and Prince William counties, plus the cities of Fairfax, Falls Church, Manassas and Manassas Park. Any age and any condition, including fire or water damage, hoarding situations, code violations and houses that have sat vacant for years.
Do you buy houses with tenants in them?
Yes. Leases transfer with the sale under Virginia law, so tenants can stay through their lease and security deposits move to the new owner at settlement. There are no showings to disrupt anyone, and I coordinate the walkthrough with the tenant’s notice rights.
Can you buy a house that is still in probate?
Usually, once someone has authority to sign the deed, which is typically a qualified executor or administrator. I schedule settlement around the court’s steps and work with your estate attorney and the title company. My inherited-house guide covers Virginia’s rules in detail.
I am behind on my mortgage. Can you still help?
Often. If a trustee sale is scheduled, a sale that closes before that date pays off the loan from the proceeds. I never charge a fee, I do not offer lease-back or buy-back arrangements, and I recommend you also call a free HUD-approved housing counselor.
I live out of state. Do I need to come back?
Rarely. The walkthrough can be done by video with a neighbor, a relative or a lockbox, and most Virginia title companies offer mail-away or remote signing. Many of the inherited homes I buy are sold by heirs who never travel for it.
What happens after I submit the form?
My team texts you within 15 minutes during business hours to set up a short call and a walkthrough. You also get an email confirming your request. After the walkthrough you receive a written offer with the comparable sales I used, and you can take as long as you need to decide.
Ready for a no-obligation cash offer?
Tell me about the house in a minute. You will have a written offer after one walkthrough, and you can take your time deciding.
