Northern Virginia Association of Realtors figures for Fairfax County, September 2026, as reported by Alexandria Living Magazine.
Prices are still rising while the number of sales falls. Buyers are paying up for move-in-ready homes and passing on houses that need work, which is when an as-is cash sale saves the most time and money.
Why so many Fairfax County homes need work
More than two in five of the county’s homes are now 35 to 55 years old. In the 2018 American Community Survey, 22.6% of Fairfax County’s 415,485 housing units were built in the 1980s and 20.3% in the 1970s, while 2.4% were built in 2014 or later.
| Area | Typical housing | What I see most |
|---|---|---|
| Annandale, Springfield, Lincolnia, Bailey’s Crossroads | 1950s and 1960s ramblers, split-levels and garden condos | Original wiring and plumbing, oil tanks, inherited homes |
| Route 1: Groveton, Hybla Valley, Huntington, Mount Vernon | 1940s to 1960s colonials and Cape Cods; some floodplain streets | Water in basements, estates, long-held homes |
| Reston, Herndon, Centreville, Chantilly | 1960s to 2000s townhouses and cluster homes with strong associations | Relocation, HOA violations, dated interiors |
| Burke, Fairfax, Oakton, Vienna | 1960s to 1980s colonials and splits | Downsizing, roofs and HVAC near end of life |
| Great Falls, Clifton, Fairfax Station | Large lots on private wells and septic | Septic or well failures, estates |
Fairfax County rules that affect a cash sale
Probate and estates
Wills are probated at the Fairfax County Circuit Court Probate Unit, 4110 Chain Bridge Road, Suite 401, by appointment (703-691-7320). The fee schedule effective July 1, 2026 lists the state probate tax at $0.10 per $100 of estate value (fee schedule).
Real estate taxes and tax sales
The FY 2027 rate is $1.12 per $100, effective July 1, 2026; average assessments are $1,012,504 for single-family homes, $612,580 for townhouses and $387,560 for condos (county release). Herndon and Vienna residents also pay a town tax. Delinquent accounts go to the county’s contracted collection firm, and an auction happens only through a Circuit Court sale the court must confirm.
Foreclosure timeline
Virginia foreclosures are usually non-judicial trustee sales. For an owner-occupied home, the trustee must mail notice at least 60 days before the sale (Va. Code 55.1-321). If I buy before that date, the loan is paid off from the proceeds and the sale is canceled. Nobody can promise to stop a foreclosure, and I never charge a homeowner a fee. A HUD-approved housing counselor is free and worth a call first.
HOAs, condos and Reston Association
Under Virginia’s Resale Disclosure Act, the seller pays resale certificate fees and the buyer may cancel within three days of receiving the certificate. Open violations, special assessments and condo repairs show up in that packet and are handled in my offer.
Flood zones, wells and septic
Parts of the county along Cameron Run, Little Hunting Creek, Four Mile Run and Accotink Creek are in mapped floodplain; check the FEMA flood map. I do not need a lender’s flood insurance to close, and I buy private wells and septic systems as-is.
What you skip when I buy
No repairs
Roof leaks, old HVAC, water damage, a kitchen from 1975. I buy the house as it stands today and never send you a repair list.
No showings
One walkthrough, in person or by video. No open houses, no lockbox traffic, no keeping the house spotless for strangers.
No cleanout
Take the things you want and leave the rest: furniture, the garage, the attic. I handle the cleanout after closing.
No commission
You pay no commission when you sell to me. The settlement statement shows every line before you sign.
No inspection contingency
I see the house once and make a written offer. It is not renegotiated over items a home inspector would find.
No closing costs
I pay your closing costs. Your mortgage and any liens are paid off from the sale proceeds at settlement.
How it works
Three steps, no pressure and no obligation. You decide on the offer and the closing date.
Tell me about the house

One walkthrough, written offer in 24 hours
One visit, in person or by video. Nothing needs to be cleaned or fixed first. Your written cash offer arrives within 24 hours, with the nearby sales I used.
Close in 7 days or on your date
Settle at a licensed title company or settlement attorney in as little as 7 days, or on the date you choose. Proceeds are wired to you at closing.

Fairfax County questions
Where is probate handled for a Fairfax County home?
At the Fairfax County Circuit Court Probate Unit, 4110 Chain Bridge Road, Suite 401, Fairfax, by appointment only (703-691-7320). Estates of City of Fairfax residents go through the same court; estates of City of Falls Church residents go through Arlington County Circuit Court. Bring the original will, a certified death certificate and an estimate of the estate’s assets.
Is my address in Fairfax County, the City of Fairfax or the City of Falls Church?
A Fairfax or Falls Church mailing address does not settle it. The City of Fairfax and the City of Falls Church are independent cities with their own tax bills and treasurers. Your real estate tax bill shows which one you are in, and that decides which court handles probate and which treasurer is paid at settlement.
Can you buy a Fairfax County house that is still in probate?
Usually, once someone has authority to sign the deed. A qualified executor or administrator can typically sign, especially when the will grants a power of sale; otherwise all heirs sign with the protections the title company requires. I schedule settlement around the court’s steps.
My home is in an HOA or condo. Do I still need a resale packet for a cash sale?
Yes. Virginia’s Resale Disclosure Act applies to cash sales too. The seller pays the association’s resale fees, and the buyer’s cancellation rights run from delivery of the packet, so we order it the day the contract is signed. Open violations and special assessments in the packet are handled in my offer, not by you.
What happens if my Fairfax County taxes are delinquent?
The Department of Tax Administration moves to an auction only after other collection steps fail, and a sale goes through the Circuit Court, which must confirm it. If I buy before that point, the back taxes, penalties and interest are paid from your proceeds at settlement.
A foreclosure notice arrived. How much time do I have?
For an owner-occupied Virginia home, the trustee must mail notice at least 60 days before the sale. A cash sale can settle before the sale date if title and the lender’s payoff are in order. Call a HUD-approved housing counselor too; it is free. I never charge a homeowner a fee.
Do you buy older Annandale, Springfield and Mount Vernon homes that need everything?
Yes. Many of the 1950s and 1960s ramblers and split-levels in those areas have original systems, and that is exactly what I buy. Original wiring, cast-iron drains, oil tanks and dated kitchens are priced into the offer rather than repaired.
Do you buy in Reston and Burke Centre with their association rules?
Yes. Reston Association and Burke Centre Conservancy have their own resale and architectural processes. I order the documents, handle any open exterior items in the offer, and close on your date.
Do I really have to do nothing?
You sign the contract and the closing documents, and you take whatever belongings you want. That is it. You do not repair, clean, paint, stage, hold showings or haul anything to the dump. If you are out of town, the walkthrough can be done by video and most closings can be signed remotely.
Will the offer change after I accept?
Not unless something material and undisclosed turns up, such as an unknown lien, a title problem or hidden structural damage. My offer is made after I have seen the house, so the things you would expect a buyer to find are already priced in. If anything changes, I explain it in writing with the reason, and you are free to walk away.
What does it cost me to sell to you?
No commission and no closing costs; I pay those. What comes out of the proceeds is what you already owe on the house: your mortgage payoff, any liens, and prorated property taxes or HOA dues. The settlement statement lists every line before you sign.
How fast can we close, and can I choose a later date?
I can close in as little as 7 days when title is clear, or on any later date you choose. Estates, liens and HOA resale packets can add time, and you will know about any delay before you sign anything.
What if I owe more than the house is worth or there are liens?
Tell me early. Liens, judgments and unpaid taxes are paid from the proceeds at settlement. If the payoffs are higher than the price, the title company and your lender have to agree on how to close the gap, and I will walk you through the options before you commit.
Can I stay in the house for a while after closing?
Often, yes. If you need a few extra days to move, we can write a short occupancy agreement into the contract so the timing works for you. Ask about it on the first call.
Is this legitimate? How do I avoid cash-buyer scams?
Ask any cash buyer for proof of funds, a licensed title company or attorney for settlement, and a written contract you can have reviewed. Never pay an upfront fee. I am a licensed realtor with Berkshire Hathaway HomeServices PenFed Realty, I close through licensed settlement companies, and I never charge sellers a fee.
Should I have my own realtor or attorney look at your offer?
I recommend it. Because I am the buyer, I cannot advise you on whether to accept. Your own realtor or attorney can review the contract and the numbers at your cost, and I am glad to answer their questions.
