Hybla Valley homes I buy
Hybla Valley was once part of the Mason family’s Hollin Hall lands and later the Thomson Dairy. In the late 1920s a promoter tried to turn the dairy farms into an airship base; the land instead went to the federal government, which used it for road tests, air defense and Navy radio research before 400 acres became Huntley Meadows Park in the 1970s (Fairfax County Park Authority). The farms around it became neighborhoods.
| Home type | Where | What I usually see |
|---|---|---|
| 1950s and 1960s ramblers and splits | Streets between Route 1 and Huntley Meadows | Original kitchens, baths and panels, aging roofs, estates |
| Townhouses | Communities off Route 1 and Lockheed Boulevard | HOA resale items, rentals, worn interiors |
| Garden condos | Along and behind Richmond Highway | Special assessments, tenants, buildings lenders will not approve |
Hybla Valley details that affect a cash sale
Richmond Highway plans
The county is widening Richmond Highway and building bus rapid transit with stations along the corridor, and its long-term plan includes extending Metrorail to Hybla Valley. Construction years can make a traditional sale harder; I buy through them.
Condos and townhouses
Older condo buildings can carry special assessments or fail lender approval rules. I pay cash, so neither stops the sale, and the resale certificate’s numbers are built into my offer.
Low-lying lots
Hybla Valley is flat and wet in places, with Dogue Creek, Little Hunting Creek and the Huntley Meadows wetlands nearby. If your basement has taken on water, tell me; it is priced in. Check any address on the FEMA flood map.
Alexandria address, county taxes
Hybla Valley homes have Alexandria mailing addresses but pay Fairfax County’s $1.12 per $100 for FY 2027. See my Alexandria city vs. Fairfax County guide.
What you skip when I buy your Hybla Valley house
No repairs
Roof leaks, old HVAC, water damage, a kitchen from 1975. I buy the house as it stands today and never send you a repair list.
No showings
One walkthrough, in person or by video. No open houses, no lockbox traffic, no keeping the house spotless for strangers.
No cleanout
Take the things you want and leave the rest: furniture, the garage, the attic. I handle the cleanout after closing.
No commission
You pay no commission when you sell to me. The settlement statement shows every line before you sign.
No inspection contingency
I see the house once and make a written offer. It is not renegotiated over items a home inspector would find.
No closing costs
I pay your closing costs. Your mortgage and any liens are paid off from the sale proceeds at settlement.
How it works
Three steps, no pressure and no obligation. You decide on the offer and the closing date.
Tell me about the house
Use the form, call 703-596-5065 or text 910-382-0029. Address and phone are enough to start. I text back within 15 minutes, 8 a.m. to 8 p.m.
One walkthrough, written offer in 24 hours
One visit, in person or by video. Nothing needs to be cleaned or fixed first. Your written cash offer arrives within 24 hours, with the nearby sales I used.
Close in 7 days or on your date
Settle at a licensed title company or settlement attorney in as little as 7 days, or on the date you choose. Proceeds are wired to you at closing.

Selling a house in Hybla Valley: questions
Is Hybla Valley in the City of Alexandria?
No. Hybla Valley has Alexandria mailing addresses but is in Fairfax County, taxed at $1.12 per $100 for FY 2027.
Can you buy my Hybla Valley condo if the building has a special assessment?
Yes. The assessment shows up in the resale certificate and is accounted for in the price, so you do not have to pay it first. Lender approval of the building does not matter for a cash sale.
Do you buy original 1950s homes near Huntley Meadows?
Yes. Original systems and dated kitchens and baths are exactly what I buy, and nothing has to be fixed first.
Will Route 1 construction affect my offer?
Construction mainly affects how long a traditional sale takes and how many buyers show up. With a cash sale there are no showings, so you skip that part entirely.
Can you buy with tenants in place?
Yes. Share the lease on the first call. I can close with the tenant in place or after the lease ends.
Will the offer change after I accept?
Not unless something material and undisclosed turns up, such as an unknown lien, a title problem or hidden structural damage. My offer is made after I have seen the house, so the things you would expect a buyer to find are already priced in. If anything changes, I explain it in writing with the reason, and you are free to walk away.
What does it cost me to sell to you?
No commission and no closing costs; I pay those. What comes out of the proceeds is what you already owe on the house: your mortgage payoff, any liens, and prorated property taxes or HOA dues. The settlement statement lists every line before you sign.
How fast can we close, and can I choose a later date?
I can close in as little as 7 days when title is clear, or on any later date you choose. Estates, liens and HOA resale packets can add time, and you will know about any delay before you sign anything.
Should I have my own realtor or attorney look at your offer?
I recommend it. Because I am the buyer, I cannot advise you on whether to accept. Your own realtor or attorney can review the contract and the numbers at your cost, and I am glad to answer their questions.
