What It’s Like to Live in Woodbridge

Short answer: Woodbridge trades a longer I-95 commute for more house for the money than closer-in Northern Virginia, with rivers, marshes and parks on three sides.

Why it’s called Woodbridge: in 1796 and 1797, Thomas Mason built a wooden toll bridge across the Occoquan River near its mouth and named his plantation Woodbridge. Floods washed the bridge away in 1807, but the name stuck, and the community was never incorporated. Day to day, life is spread among planned communities such as Lake Ridge and Dale City, older neighborhoods along Route 1, newer townhouse communities, and waterfront areas near Belmont Bay and Rippon Landing. Historic Occoquan, a separate incorporated town, sits on the river next door, and Potomac Mills, Stonebridge at Potomac Town Center and Tackett’s Mill are the main shopping hubs.

Short answer: you pay Prince William County taxes, and many homes also belong to one or more HOAs, so check both before you buy.

Commuting From Woodbridge

VRE Fredericksburg Line: the Woodbridge station (1040 Express Way, shared with Amtrak) and the Rippon station (15511 Farm Creek Drive), both with free parking. Trains run weekdays only to Alexandria, Crystal City and Union Station. The Potomac Shores station is not open yet.
OmniRide: express buses from Dale City (971, 972), Lake Ridge (981), Montclair (952, 953) and the Stonebridge garage (563); Metro Express Route 95 to the Franconia-Springfield Metro; and local buses, which are fare-free until June 2027. A public hearing on proposed changes to local Routes 51 and 94 is set for October 15, 2026.
Slugging: casual carpools form at commuter lots so drivers can use the Express Lanes toll-free with three people.
I-95 Express Lanes: reversible, with tolls that change with traffic; carpools of three or more ride free with an E-ZPass Flex in HOV mode.
Construction now: most left turns at Prince William Parkway and Minnieville Road have been detoured since late September 2026, and VDOT is rebuilding the I-95 and Route 123 interchange.

Parks, Water and Things to Do Around Woodbridge

Neabsco Creek Boardwalk: part of the 300-acre Neabsco Regional Park, open from dawn until about an hour after dark. Main parking with accessible spaces is at 15125 Blackburn Road (north landing, closest to the observation deck); south-landing parking is at 15801 Neabsco Road and the Julie J. Metz Wetlands trailhead at 15875 Neabsco Road. Rippon Lodge, built around 1747, is across the road.
Occoquan Bay National Wildlife Refuge (14050 Dawson Beach Road): free, with about 4 miles of trails and a 2-mile wildlife drive. Pets are not allowed inside the gate, and trails close seasonally.
Leesylvania State Park (2001 Daniel K. Ludwig Drive): Potomac shoreline trails, Freestone Point’s Civil War battery site, a 300-foot fishing pier and boat ramps. No swimming. The visitor center reopens October 16, 2026; the park’s Potomac Heritage Trail segment is closed for maintenance.

Lake Ridge Park and Marina: county boat and paddleboard rentals in season and a 9-hole executive golf course.

Potomac Mills opened on September 19, 1985 and is the area’s outlet mall; its IKEA was one of the company’s earliest U.S. stores and later moved into its own building next door. Stonebridge at Potomac Town Center is the newer, walkable town-center option on Route 1, and Tackett’s Mill on Old Bridge Road is Lake Ridge’s mill-themed everyday center, built around its Old Mill building.
