Quick Answer: How Do the Woodbridge-Area Communities Differ?

Last updated October 2026

Quick answer: “Woodbridge” is a mailing address and an unincorporated part of Prince William County, not a town. Inside it are communities that work very differently. Lake Ridge is a planned community with one large parks and recreation association (pools, a boat ramp, dues set by street). Dale City is a 1960s and later Hylton community whose neighborhoods all end in “-dale,” with HOA coverage that varies by section. Montclair (Dumfries/Montclair mailing address) is built around private Lake Montclair and its property owners association. Potomac Shores is a newer master-planned community whose VRE station is still not open. Belmont Bay is a waterfront community where a 348-home redevelopment was approved in June 2026. Occoquan is a separate incorporated town with its own government.

Everywhere except the Town of Occoquan, you pay Prince William County taxes; the FY2027 base real estate rate is $0.865 per $100 of assessed value, and other levies or town taxes can apply.

Use this as orientation only. Rules, dues and assessments are set by each association and change; always read the resale disclosure packet for the exact property.

Lake Ridge: One Big Association, Many Price Points

Lake Ridge is a planned unit development on the southern bank of the Occoquan Reservoir. Development began in 1969, and the Lake Ridge Parks and Recreation Association (LRPRA) was established in 1972. LRPRA covers single-family homes, townhomes and condominiums, and membership includes 5 pools and a spray ground, a private boat ramp to the reservoir, courts, playgrounds and 2 rentable community centers. Quarterly dues are set by street and subdivision.

Separate from the HOA, Prince William County runs Lake Ridge Park and Marina on Cotton Mill Drive, with boat and paddleboard rentals in season and a 9-hole executive golf course. The county marina and the HOA boat ramp are different facilities with different rules. Tackett’s Mill, the mill-themed shopping center on Old Bridge Road, is the community’s everyday hub.

For dues by street, pools and the marina in detail, see Nikki’s Lake Ridge neighborhood guide.

What to know before buying here:

  • Look up the exact street on the LRPRA assessment roster; dues differ by subdivision.
  • Ask whether a condo or townhouse sub-association charges dues on top of LRPRA.
  • Some lots back to the reservoir or to stream valleys; check the flood map and any steep-slope or buffer limits before planning additions.
  • Confirm the elementary, middle and high school in the official PWCS locator for the address.

Dale City: Hylton’s “Hills and Dales”

Dale City was developed by Cecil D. Hylton’s company beginning in the 1960s, starting about a mile east of I-95 and building west toward Hoadly Road; the first six communities were finished by 1969 and more followed in the 1970s and 1980s. The name refers to the area’s “hills and dales.” Each neighborhood ends in “-dale” (Ashdale, Birchdale, Cherrydale, Darbydale and so on), and they roughly follow the alphabet along Dale Boulevard from east to west. In most sections, street names start with the same letter as the neighborhood.

Because Dale City was built before much of eastern Prince William, it has had its own water and sewer history; Virginia American Water provides service in much of the community. Community life centers on Dale Boulevard, with the Dale City Farmers Market (Sundays, year-round) and the July 4th parade organized by the Dale City Civic Association.

What to know before buying here:

  • HOA coverage varies street by street; some sections have none and many townhouse sections do. Check the listing and the resale packet.
  • Confirm the water and sewer provider for the address so you know who bills you.
  • Many homes are from the 1960s to 1980s; budget for inspections of roofs, windows, HVAC and original plumbing.
  • Use the PWCS locator for school assignments, which vary by address.

Montclair: Life Around a Private Lake

Montclair is a lake community on the Dumfries side of the Woodbridge area. Its property owners association, the MPOA, manages Lake Montclair, which was created by damming Powell’s Creek. An earthen dam at Dolphin Beach holds the water level, and a sluice gate releases water during storms or maintenance.

Residents reach the lake from three beaches: Dolphin Beach (4398 Spillway Ln), West Beach (4616 Spalding Dr, with the boat ramp and storage racks) and Beaver Landing (15462 Silvan Glen Dr). A valid recreation pass is required. Swimming is allowed in roped areas monitored by lifeguards from Memorial Day through Labor Day, and diving is not allowed anywhere on the lake. Boats must be registered with the MPOA; gas engines are not permitted, and electric motors are limited to 195 pounds of thrust or 3.5 horsepower.

For more on the Dumfries side of the county, see Nikki’s Dumfries, VA page.

What to know before buying here:

  • Read the MPOA covenants and any sub-association rules; lakefront lots have their own guidance.
  • Ask about lake and dam maintenance plans and how they are funded in the budget and reserves.
  • Boat registration, storage fees and motor limits apply; confirm before buying for boating.

Potomac Shores: Built Around a Station That Isn’t Open Yet

Potomac Shores is a newer master-planned community along the Potomac near Dumfries. Its town center was designed around a Virginia Railway Express station. The parking garage and the Station House building have been built, but the VRE station itself is not open. In 2025, VRE officials projected an opening by mid-to-late 2027; treat any opening date as a projection until trains are scheduled to stop there.

What to know before buying here:

  • Do not price in a train station that is not running; check VRE for current status.
  • Read the community association documents, including any separate sub-association or club fees.
  • Ask which phases are complete and which are still planned near the home you are considering.

Belmont Bay: Waterfront Next to a Wildlife Refuge

Belmont Bay sits at the mouth of the Occoquan River, next to the Occoquan Bay National Wildlife Refuge and a short drive from the Woodbridge VRE station. On June 2, 2026, the Board of County Supervisors approved a redevelopment by Miller & Smith for 348 homes on just under 160 acres, much of it former golf course land, with about 124 acres of open space planned across the property. The neighborhood’s two HOAs have merged, and the HOA has said it plans a conservation easement over the remaining former golf course land.

An approved plan is not the same as finished facilities: amenity buildings, trails and open space arrive as the project is built.

What to know before buying here:

  • Ask how the merged HOA budget and dues may change as the redevelopment proceeds.
  • Check the FEMA flood map and any tidal or shoreline rules for waterfront lots.
  • Review the approved proffers and phasing if you are buying near the construction areas.

Rippon Landing and the Neabsco Waterfront

The neighborhoods around the Rippon VRE station sit close to Neabsco Regional Park, a 300-acre county park that includes the Neabsco Creek Boardwalk, the Julie J. Metz Neabsco Creek Wetlands Preserve and Rippon Lodge, built around 1747 and one of the oldest known homes in the county. The Rippon Landing area of the park, next to the main lot at 15125 Blackburn Road, has a playground, grills and a small pavilion.

What to know before buying here:

  • Homes near the railroad can hear train horns and freight traffic; visit at different times of day.
  • Check the flood map for lots near Neabsco Creek or the Potomac shoreline.
  • HOA status varies by subdivision; read the disclosure packet.

The Town of Occoquan: A Separate Government

Occoquan is an incorporated town, not part of “Woodbridge.” It grew from John Ballendine’s 18th-century iron furnace, forge and mills at the river’s falls and later became a flour milling and commercial center. The Occoquan Historic District is listed on the Virginia Landmarks Register and the National Register of Historic Places. The town hosts the spring RiverFest and Craft Show and the Fall Arts and Crafts Show, which close downtown streets.

What to know before buying here:

  • Town residents have a town government and may pay town taxes and fees in addition to county taxes; confirm with the town.
  • Historic district properties can be subject to design review for exterior changes.
  • Low-lying riverfront areas need a flood-zone check; festival weekends bring street closures.

Buyer Due Diligence for Any Woodbridge-Area Home

  • Flood zone: look up the address on the FEMA Flood Map Service Center and the county’s QuickInfo map.
  • Rail and road noise: the CSX/VRE corridor and I-95 run north to south through the area. Visit at rush hour and at night.
  • HOA layers: a home can belong to a master association and a sub-association, each with dues and rules. Virginia law entitles you to a resale certificate.
  • Development stage: a Comprehensive Plan designation is a long-range guide, a rezoning sets what may be built, and a site plan shows what is actually coming. See the Woodbridge development tracker.
  • Taxes: confirm the assessment and any special levies on the county tax record.
  • Schools: use the official PWCS Find Your School tool for the exact address.
