Quick Answer: What Is It Like Living in Oakton, VA?

Last updated October 17, 2026.

Quick answer: Oakton is an unincorporated community in central Fairfax County, between the Town of Vienna, the City of Fairfax and Reston, so there is no town government or town tax: Fairfax County provides local services, and homes pay the county real estate tax of $1.12 per $100 of assessed value for fiscal year 2027. Its center is the Chain Bridge Road (Route 123) and Hunter Mill Road crossroads, home to Oakton Shopping Center and the Oakton Library. North of Route 123, Fairfax County’s plan describes mostly single-family streets, with the lowest densities near Difficult Run and Hunter Mill Road. To the south, the Orange Line’s Vienna station, the MetroWest community and I-66 with its express lanes sit a few minutes away. Many Oakton homes carry a Vienna or Fairfax mailing address, so check the parcel, not the mailing name.

Over the three months ending September 2026, Redfin reported a median sale price of about $770,000 in Oakton, down 3.8% from a year earlier, with homes selling in a median of 27 days.

Nikki Lagouros is the #1 selling realtor in Northern Virginia by units sold since 2020, based on RealTrends rankings and her team’s transaction records, with more than 345 client reviews on Google and Zillow. Overview and history

Oakton was first called Flint Hill. The Greater Oakton Community Association says the community was renamed in 1883 for a giant white oak at the corner of Hunter Mill Road and Chain Bridge Road, and that the farm community began to grow after a trolley stop opened here in 1905 on the Fairfax Electric Railway line from Vienna to Fairfax Court House. The 1897 Oakton Schoolhouse still stands; it was restored and moved in 2007 to Oakton Community Park at 2841 Hunter Mill Road. The old name survives in county planning, which evaluated the former AT&T campus on Chain Bridge Road as the potential core of what the Comprehensive Plan calls the Flint Hill Suburban Center. Oakton Local Insider: What Longtime Residents Know

Last updated October 17, 2026. Short facts residents pass along, each checked against a public source.

Local insider cards:

  • No town hall: Oakton is not an incorporated town. Fairfax County runs local government, from zoning and permits to police.
  • Flint Hill first: the Greater Oakton Community Association says Oakton was called Flint Hill until 1883, when it was renamed for a giant white oak at Hunter Mill Road and Chain Bridge Road.
  • Two names, one ZIP: the U.S. Postal Service lists Oakton as the recommended city name for ZIP code 22124 and also accepts Vienna. For 22185 it recommends Vienna and also accepts Oakton.
  • A winery in the park: the Park Authority says the Hunter House at Nottoway Park was a winery from 1921 to 1940, producing a wine called “Virginia Maid.”
  • The schoolhouse that moved: the 1897 Oakton Schoolhouse later served as a home, a hardware and garden shop and a camping store before it was restored and moved to Oakton Community Park in 2007, according to the community association.
  • A library built for wildlife: Oakton Library opened Sept. 29, 2007, is certified LEED Silver, and was certified by the National Wildlife Federation as a Backyard Habitat in 2008, according to Fairfax County Public Library.

Oakton Is Unincorporated Fairfax County: Addresses and the Town of Vienna Line

Short answer: Oakton homes outside the Town of Vienna are governed by Fairfax County alone, but the mailing name on a deed can read Oakton, Vienna or Fairfax, and a Vienna mailing address does not by itself place a home in the Town of Vienna.

  • Taxes: Fairfax County’s real estate tax rate is $1.12 per $100 of assessed value for fiscal year 2027, adopted May 5, 2026. Homes inside the Town of Vienna also pay a Town rate of $0.19 per $100 for 2026 and receive a separate Town tax bill.
  • Mailing names: ZIP code 22124 is “Oakton” by the Postal Service’s recommendation, with Vienna also accepted. Nearby, WMATA lists the Vienna Metro station at 9550 Saintsbury Drive, Fairfax, VA 22031, Pulte lists MetroWest Square at a Fairfax 22031 address, and the Park Authority lists Nottoway Park at a Vienna 22181 address.
  • The Town of Vienna line: the Town is a separate incorporated town with its own council, police and zoning. The reliable test for a specific home is the Town’s tax record: Town parcels get a Town of Vienna real estate tax bill in addition to the Fairfax County bill.
  • The City of Fairfax line: the City of Fairfax is an independent city of about six square miles, separate from Fairfax County since 1961, so a Fairfax mailing address can be in the City or in the County.
  • Police, permits and zoning: outside the Town and the City, Fairfax County handles police, building permits and zoning.

Oakton Communities and Neighborhoods: Which One Fits?

There is no Oakton-wide homeowners association. The Greater Oakton Community Association is a volunteer nonprofit, and any mandatory association belongs to a specific subdivision, townhouse or condo community. A quick summary, with a “what to know before buying here” box for each in Oakton neighborhoods compared://bestrestonagent.com/areas-served/oakton-neighborhoods-compared/”>Oakton neighborhoods compared:

  • Oakton center (Route 123 and Hunter Mill Road): Oakton Shopping Center, built in 1968 and renovated in 2007 and 2008 according to its property manager, and the Oakton Library on Lynnhaven Place, with established streets around them.
  • North of Route 123 toward the Dulles Toll Road: Fairfax County’s plan for this area (the Piney Branch planning sector) describes mostly single-family homes at densities from about one home per two acres to two or three homes per acre, with the lowest densities near Difficult Run and Hunter Mill Road, and townhouses and garden-style apartments along Route 123.
  • Hunter Mill Road corridor: Oakton Community Park and the historic Oakton Schoolhouse at 2841 Hunter Mill Road; the community association is working with the county on extending the road’s side path between Samaga Drive and the park.
  • Difficult Run and Vale Road: wooded stream-valley land on Oakton’s western side, where Vale Road and Lawyers Road cross Difficult Run and the Cross County Trail follows the stream valley.
  • Jermantown Road and Blake Lane: the former AT&T campus at 3033 Chain Bridge Road, the Oakmont Rec Center at 3200 Jermantown Road, and quick access to I-66.
  • MetroWest by the Vienna station: a planned community rezoned in 2006, where Pulte has built townhouses and condominiums and is now selling MetroWest Square condos, with Buildings 16 and 17 under construction.

Association dues and rules are set by each association and change. Read the resale packet for the exact property, and ask Nikki for a Bright MLS breakdown for the neighborhood you’re considering. Oakton Buyer Due-Diligence Checklist

Before you write an offer in Oakton, Nikki’s buyers check these items for the specific address:

  • Town of Vienna or county only: ask for the most recent Town of Vienna tax bill, or search the address in the Town’s real estate tax portal. Town parcels pay an added $0.19 per $100 for 2026.
  • Parcel record: confirm assessment, lot size and tax history in iCARE, and the zoning district in the county’s zoning district lookup. Cluster subdivisions usually carry a “C” in the district name, such as R-1C.
  • Water and sewer: ask whether the home uses public water and sewer or a private well and septic system; the county Health Department oversees onsite sewage and private wells.
  • Streams and flood zones: homes near Difficult Run and its tributaries should be checked on FEMA’s Flood Map Service Center, and building in a Resource Protection Area needs a separate county plan review.
  • New construction next door: Fairfax County requires an infill lot grading plan for single-family construction disturbing more than 2,500 square feet that includes stormwater management. Ask for the approved plan and walk the drainage after a rain.
  • Associations: if the home is in an association, read the resale certificate Virginia law gives you for dues, rules and amenity access.
  • Road and development projects: check the Oakton development tracker and the county’s Oakton Congestion and Safety Study.

Oakton Schools: Fairfax County Public Schools

Oakton homes are served by Fairfax County Public Schools, and school assignment depends on the exact property address. Boundaries can change, so confirm the assigned schools for any specific address directly with the school system:

No. Oakton is an unincorporated community in Fairfax County with no town government. Fairfax County provides local government services, and homes pay the county real estate tax rate of $1.12 per $100 of assessed value for fiscal year 2027.

Is an Oakton home in the Town of Vienna?

We feel incredibly fortunate to have had Ms. Nikki Lagouros help us sell our home. Recommended by our financial advisor, she stepped in when we decided to move on relatively short notice. Nikki provided excellent advice on which improvements to prioritize and how to stage the home to attract buyers. She also went above and beyond by connecting us with trusted contacts for our move and clearing-out services. Her marketing strategy was top-notch—professional photography and a well-priced listing led to the most rewarding outcome: five offers in just five days! We are absolutely thrilled with her work and wholeheartedly recommend Nikki to anyone planning to sell their house.

When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!

I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.

Nikki was absolutely exceptional in representing me during the sale of my home. She responded to every message within minutes and made the entire process feel effortless — I truly never had to lift a finger. From start to finish, Nikki handled every nuance with complete professionalism and care, including beautifully managing the staging and presentation of my home. Her attention to detail, communication, and genuine commitment made what could have been a stressful experience incredibly smooth and easy. I can’t recommend Nikki highly enough!
