Route 123: The Oakton Congestion and Safety Study

Under study. Fairfax County’s Department of Transportation began the study after the Board of Supervisors approved the AT&T site plan amendment. It tests how new or changed road connections, lane configurations and other improvements would affect congestion, and how they would affect people walking, biking and riding buses. Its study map covers intersections along Chain Bridge Road from Rose Forest Drive and White Granite Drive to Rosehaven Street, plus Jermantown Road, Blake Lane, Courthouse Road and Hunter Mill Road at the Oakton Shopping Center and Oakton Community Park entrances.

The third public meeting was held Monday, Oct. 5, 2026 at Oakton High School, where the study team presented survey results, future traffic analysis and active transportation recommendations. The county is taking comments in an online survey through the close of business Friday, Oct. 30, 2026. The final report is to include planning-level cost and schedule estimates.

The Former AT&T Campus at 3033 Chain Bridge Road

Plan adopted; rezoning pending. The Board of Supervisors adopted Plan Amendment 2017-66 (SSPA 2023-II-1F) on March 18, 2025 for the site at 3033 Chain Bridge Road. It considers residential mixed use at up to 1.0 floor area ratio, with attention to tree preservation, transitions to nearby homes, parks and multimodal access, and evaluates the site as the potential core of the Flint Hill Suburban Center.

The plan amendment does not approve a building plan. The developer’s rezoning application, RZ/FDP 2023-PR-00020, for single-family attached and multifamily homes and community-serving retail, is still under review. The Greater Oakton Community Association wrote on Sept. 28, 2026 that the developer, EYA, was about to submit a revised rezoning application. We could not confirm on the county’s site whether it had been filed as of October 17, 2026.

MetroWest: Condos Under Construction and an Approved Apartment Building

Under construction and approved. Pulte’s MetroWest Square, at 9475B Sprague Avenue with a Fairfax, VA 22031 address, is selling condos, with Buildings 16 and 17 under construction. FFXnow reports that the buildings will include 236 homes and about 7,660 square feet of retail.

On Tuesday, Oct. 13, 2026, the Board of Supervisors unanimously approved revisions for Building 18 at Sprague Avenue and Royal Victoria Drive, which Peterson Companies bought from Pulte in January. As reported by FFXnow, the plan allows up to 269 homes, a height of up to 114 feet, about 21,500 square feet of ground-floor commercial space including a 10,000-square-foot child care center for up to 150 children, and at least 27 affordable dwelling units. The long-planned MetroWest town center parcels are not part of this approval.

Oakton Community Park: A Pavilion in 2027

Phase 1 funded; Phase 2 in planning. The Park Authority says Phase 1 at 2841 Hunter Mill Road includes a new picnic pavilion with visitor furnishings, walkway improvements for accessibility and a hose bib, with construction expected to start in spring 2027 and finish by the end of summer 2027. Phase 2 would add a restroom with a kitchenette, a renovated playground, more parking, a trail loop and interpretive signs, but has no construction timeline because it depends on donations. A public meeting is set for Monday, Oct. 19, 2026 at 6 p.m. at the historic Oakton Schoolhouse.

Hunter Mill Road: A Finished Bridge and a Requested Path

Bridge complete. VDOT opened the new two-lane Hunter Mill Road bridge over Colvin Run, between the Dulles Toll Road and Baron Cameron Avenue, in both directions on Aug. 9, 2023, replacing a weight-restricted one-lane bridge nearly 50 years old. The $5.2 million project also built abutments for a future county trail bridge.

Side path requested. The Greater Oakton Community Association says a committee is working to extend the Hunter Mill Road side path between Samaga Drive and Oakton Community Park and is seeking meetings with the county transportation department and state representatives.

I-66: The Express Lanes and the Parallel Trail

Complete. VDOT says the Transform 66 Outside the Beltway project opened 22.5 miles of express lanes alongside three regular lanes from I-495 to Route 29 in Gainesville in November 2022. The lanes are dynamically tolled for solo drivers and free for vehicles with three or more people. The project also added the 11-mile 66 Parallel Trail and more than 4,000 park-and-ride spaces.

How to Read a Status Label

  • Community request: residents or a civic group are asking for it; no government project exists yet.
  • Planning or under study: a government agency is studying options; nothing is funded or approved to build.
  • Plan adopted: the Comprehensive Plan allows a use, but a rezoning or site plan must still be approved.
  • Approved: the Board of Supervisors or another body has approved the zoning or plan; construction may still be years away.
  • Funded: money is set aside and a construction window has been announced.
  • Under construction: work has started.
  • Complete: open to the public.
