Quick Answer: How Do Oakton’s Neighborhoods Differ?

Last updated October 17, 2026.

Quick answer: Oakton changes a lot within a few miles. The Route 123 and Hunter Mill Road crossroads is the commercial center. North of Route 123, Fairfax County’s plan describes mostly single-family streets whose densities fall to about one home per two acres near Difficult Run and Hunter Mill Road. The Hunter Mill Road corridor holds Oakton Community Park and the historic schoolhouse, the Difficult Run stream valley forms the wooded western edge, Jermantown Road and Blake Lane surround the former AT&T campus, and MetroWest, by the Vienna Metro station, is the planned, Metro-oriented part of the area. Below is a summary of each, with a “what to know before buying here” box.

Oakton Center: Route 123 and Hunter Mill Road

The crossroads that gave Oakton its name, where the community association says a giant white oak once stood. Oakton Shopping Center was built in 1968 and renovated in 2007 and 2008, according to its property manager, and the Oakton Library is around the corner at 10304 Lynnhaven Place. The county plan places community-serving commercial uses at this intersection, with townhouses and garden-style apartments along Route 123.

What to know before buying here:

  • Fairfax County’s Oakton Congestion and Safety Study is testing changes at the Route 123 intersections here, including Hunter Mill Road, Hibbard Street and the Oakton Shopping Center entrances; read the study page before buying on a nearby street.
  • The county’s survey on the study’s concepts is open through Oct. 30, 2026.
  • Townhouse and condo communities here have their own associations; read the resale certificate for dues and rules.

North of Route 123: Toward Difficult Run and the Toll Road

Fairfax County’s Comprehensive Plan calls this the Piney Branch Community Planning Sector, bounded by the Dulles Toll Road, Route 123, the Difficult Run stream valley and Hunter Mill Road. The plan says it is mostly single-family detached homes at densities from about one home per two acres to two or three homes per acre, with the lower densities closer to Difficult Run and Hunter Mill Road. It lists the Oakton School among the sector’s heritage resources.

What to know before buying here:

  • Lot sizes vary street by street; confirm the lot and zoning district for the exact parcel in iCARE and the county’s zoning district lookup.
  • Ask whether the home is on public water and sewer or a private well and septic system.
  • Streamside lots may include a Resource Protection Area; see buying a large lot or new construction in Oakton.

The Hunter Mill Road Corridor and Oakton Community Park

Oakton Community Park at 2841 Hunter Mill Road has served the community since 2001, with a playground, natural-surface trails and parking, and the restored 1897 Oakton Schoolhouse. The Park Authority plans a Phase 1 picnic pavilion and walkway work, with construction expected from spring 2027 to the end of summer 2027.

What to know before buying here:

  • The Greater Oakton Community Association reports that the Hunter Mill Road side path between Samaga Drive and the park has not been extended yet and is asking the county and state to move it forward.
  • A public meeting on the park plans is set for Monday, Oct. 19, 2026 at 6 p.m. at the schoolhouse.
  • North on Hunter Mill Road, the old one-lane bridge over Colvin Run was replaced with a two-lane bridge in 2023.

Difficult Run and Vale Road: The Wooded Western Edge

Difficult Run runs along Oakton’s western side, crossed by Vale Road and Lawyers Road. The Gerry Connolly Cross County Trail, which runs more than 40 miles across the county, includes the Difficult Run Stream Valley, and the county’s trail maps show the route toward Oak Marr, the rec center the county now lists as Oakmont, and through Difficult Run Park.

What to know before buying here:

  • Check FEMA flood maps and the county’s Resource Protection Area rules for any lot near the stream or its tributaries.
  • Ask whether the home uses a private well or septic system, and request the records and inspections.
  • Walk the lot and its drainage after a rain.

Jermantown Road, Blake Lane and the AT&T Site

Jermantown Road crosses I-66 and meets Route 123 at the former AT&T campus, 3033 Chain Bridge Road. The Board of Supervisors adopted a plan amendment for the 33-acre site on March 18, 2025, allowing residential mixed use at up to 1.0 floor area ratio; the rezoning application, RZ/FDP 2023-PR-00020, is still pending. Oakmont Rec Center is at 3200 Jermantown Road.

What to know before buying here:

  • Follow the rezoning in the county’s PLUS system and the Oakton development tracker.
  • The county’s traffic study includes Jermantown Road at Route 123, Elmendorf Drive, Borge Street and Blake Lane.
  • Check how close a home is to I-66 noise walls and ramps.

MetroWest by the Vienna Metro Station

MetroWest was rezoned in 2006 for up to 2,248 homes with retail, as reported by FFXnow. Pulte has built townhouses and condominiums there and is selling its MetroWest Square condo buildings, with Buildings 16 and 17 under construction; Pulte lists the community at a Fairfax, VA 22031 address. On Oct. 13, 2026, the Board of Supervisors approved revisions for a Peterson Companies apartment building with up to 269 homes, ground-floor retail and a child care center.

What to know before buying here:

  • Read the condo or homeowners association documents for dues, reserves and rules; make sure you have the documents for the specific building or townhouse community.
  • Ask about construction schedules on nearby parcels, including Building 18 and the unbuilt town center parcels.
  • The Vienna Metro station is next door; WMATA lists 5,169 all-day parking spaces at $4.95 on weekdays.
