Quick Answer: Does a Vienna or Fairfax Address Mean You Live in Vienna or Fairfax?
Last updated October 17, 2026.
Quick answer: not necessarily. Mailing names follow Postal Service ZIP codes, not local government. Homes around Oakton can have an Oakton, Vienna or Fairfax mailing address and still be governed by Fairfax County alone. Only homes inside the incorporated Town of Vienna pay an added Town real estate tax ($0.19 per $100 for 2026) on a separate Town bill, and only homes inside the independent City of Fairfax are governed by the City instead of the County. Check the parcel, not the mailing name.

Three Mailing Names Around Oakton
The U.S. Postal Service sets city names by ZIP code, and it often accepts more than one name for the same ZIP code:
- 22124: the Postal Service recommends “Oakton” and also accepts “Vienna.” Fairfax County Public Library lists the Oakton Library at 10304 Lynnhaven Place, Oakton, VA 22124.
- 22185: the Postal Service recommends “Vienna” and also accepts “Oakton.” Fairfax County lists the former AT&T campus at 3033 Chain Bridge Road, Oakton, VA 22185.
- Fairfax addresses: WMATA lists the Vienna Metro station at 9550 Saintsbury Drive, Fairfax, VA 22031, and Pulte lists MetroWest Square nearby at a Fairfax 22031 address.
- Vienna addresses outside the Town: the Park Authority lists Nottoway Park at 9537 Courthouse Road, Vienna, VA 22181, a county park.
None of these mailing names changes who governs the parcel.
Real Estate Taxes: County Only vs. Town of Vienna
| Fairfax County only (most Oakton homes) | Inside the Town of Vienna | |
|---|---|---|
| Fairfax County rate (fiscal year 2027) | $1.12 per $100 | $1.12 per $100 |
| Town of Vienna rate (2026) | None | $0.19 per $100 |
| Combined base rate | $1.12 per $100 | $1.31 per $100 |
| Example: $900,000 assessment | $10,080 a year | $11,790 a year ($10,080 County + $1,710 Town) |
| Bills | One Fairfax County bill | A Fairfax County bill plus a Town of Vienna bill, due July 28 and Dec. 5 |
The example uses base rates only; county special district levies and any tax relief change the actual bill. The Fairfax County Office of Assessments sets the assessed value for every parcel, including those in the Town, and appeals go to the County.
The Town of Vienna Line
The Town of Vienna is an incorporated town inside Fairfax County, with its own council, police, zoning and parks, and its residents are also Fairfax County residents. Oakton is not part of the Town. Because many homes outside the Town also use Vienna addresses, the mailing name is not a reliable test. Our Town of Vienna vs. a Vienna address guide covers Town services in detail.
The City of Fairfax Line
The City of Fairfax is an independent city of about six square miles, separate from Fairfax County since 1961. A Fairfax mailing address can be inside the City or in unincorporated Fairfax County, as at the Vienna Metro station and MetroWest. City homes pay City taxes and use City services; County homes do not.
How to Check a Parcel in Five Minutes
- Ask the seller for the most recent Town of Vienna real estate tax bill. Town parcels get one in addition to the County bill.
- Search the address in the Town’s real estate tax portal, or call the Town’s real estate tax office at 703-255-6325.
- Look up the County assessment, lot and tax details in iCARE.
- Check the zoning district in the county’s zoning district lookup. Town and City parcels follow their own zoning codes.
- For schools, check the exact address in the FCPS Boundary Locator; the mailing name does not decide school assignment.
