Quick Answer: Is a Vienna Address in the Town of Vienna?
Last updated October 11, 2026
Quick answer: a “Vienna, VA” mailing address does not tell you which local government you live under. The Town of Vienna is an incorporated town of about 4.4 square miles inside Fairfax County, with its own council, police, trash and leaf collection, zoning and parks. Many homes outside the town limits, from the Wolf Trap area to neighborhoods toward Tysons, Dunn Loring and Oakton, also use Vienna addresses and are governed by Fairfax County alone. Town homes pay a Town real estate tax of $0.19 per $100 of assessed value for 2026 on top of the County’s $1.12. The reliable test is the Town’s own tax record: a Town parcel gets a separate Town of Vienna real estate tax bill.

One Name, Two Kinds of Vienna
The settlement was called Ayr Hill until 1854, when it took the name Vienna. The railroad arrived in 1859, and Vienna incorporated as a town in 1890. Today the Town covers about 4.4 square miles, and its residents are also Fairfax County residents, so they live under two local governments at once.
Outside the town limits, “Vienna” is mostly a postal name. Wolf Trap National Park for the Performing Arts has a Vienna address but is a national park in Fairfax County. The Orange Line’s Vienna/Fairfax-GMU station is in Fairfax County too, with a Fairfax mailing address, about 2.6 miles by car from Maple Avenue and Center Street. Many neighborhoods toward Tysons, Dunn Loring, Oakton and the Hunter Mill area also use Vienna addresses. In those places, the County handles everything the Town would otherwise do.
2026 Real Estate Taxes: Town on Top of County
| Inside the Town of Vienna | Vienna address, Fairfax County only | |
|---|---|---|
| Town of Vienna rate (2026) | $0.19 per $100 | None |
| Fairfax County rate (fiscal 2027) | $1.12 per $100 | $1.12 per $100 |
| Combined base rate | $1.31 per $100 | $1.12 per $100 |
| Example: $1,000,000 assessment | $13,100 a year ($1,900 Town + $11,200 County) | $11,200 a year |
Unlike some towns, Vienna bills its own tax: Town parcels get a Town of Vienna bill, due in halves on July 28 and December 5, separate from the Fairfax County bill. The Town cut its rate by half a cent for 2026, from $0.195 to $0.19. Fairfax County’s Office of Assessments sets the assessed value for every parcel, including those in the Town, and assessment appeals go to the County. The example uses base rates only; County special district levies and any tax relief can change the actual bill.

How to Check a Parcel in Five Minutes
- Ask the seller or listing agent for the most recent Town of Vienna real estate tax bill. Town parcels get one in addition to the County bill.
- Search the address in the Town’s real estate tax self-service portal.
- Still unsure? Call the Town’s real estate tax office at 703-255-6325 or email [email protected].
- Don’t rely on the water bill. The Town says about one-third of its roughly 5,600 water customers are outside the town limits.
- Look up the County assessment on iCARE, then budget with both rates if the home is in the Town.
- Planning work on the house? Check the lot’s zoning district on the Town’s zoning code and map page before you design anything.
Heads-Up for Fall 2026

- Leaf season: the Town vacuums leaves raked to the curb in several sweeps from about October through the end of the year. Leaves only.
- Second-half taxes: Town of Vienna real estate taxes are due December 5; after that the Town adds a penalty of 10% or $5, whichever is greater.
