Triangle homes I buy

Triangle sits between Route 1, I-95 and Prince William Forest Park, with Marine Corps Base Quantico on its southern edge (overview). That location shapes who sells here: many owners are Marines, civilians at the base or contractors, and many houses have been rentals at some point.

Triangle details that affect a cash sale

PCS orders

Quantico’s Main Gate is minutes away, so I often work around report dates. The walkthrough can be done by video, and closings can be signed remotely or by power of attorney. Read more in living near Quantico.

Rentals you manage from far away

If you moved on and kept the house as a rental, I can buy with the tenant in place or after the lease ends. Years of tenant wear are priced in, not repaired.

Taxes

Triangle is unincorporated Prince William County. You pay the county rate, $0.865 per $100 for FY 2027, with no town tax. The Town of Dumfries next door is different; see my Dumfries page.

HOAs

Townhouse communities here usually have mandatory associations. The seller pays the resale fee, and I order the packet the day we sign.

What you skip when I buy your Triangle house

No repairs

Roof leaks, old HVAC, water damage, a kitchen from 1975. I buy the house as it stands today and never send you a repair list.

No showings

One walkthrough, in person or by video. No open houses, no lockbox traffic, no keeping the house spotless for strangers.

No cleanout

Take the things you want and leave the rest: furniture, the garage, the attic. I handle the cleanout after closing.

No commission

You pay no commission when you sell to me. The settlement statement shows every line before you sign.

No inspection contingency

I see the house once and make a written offer. It is not renegotiated over items a home inspector would find.

No closing costs

I pay your closing costs. Your mortgage and any liens are paid off from the sale proceeds at settlement.

How it works

Three steps, no pressure and no obligation. You decide on the offer and the closing date.

STEP 1

Tell me about the house

Use the form, call 703-596-5065 or text 910-382-0029. Address and phone are enough to start. I text back within 15 minutes, 8 a.m. to 8 p.m.

STEP 2

One walkthrough, written offer in 24 hours

One visit, in person or by video. Nothing needs to be cleaned or fixed first. Your written cash offer arrives within 24 hours, with the nearby sales I used.

STEP 3

Close in 7 days or on your date

Settle at a licensed title company or settlement attorney in as little as 7 days, or on the date you choose. Proceeds are wired to you at closing.

Selling a house in Triangle: questions

Is Triangle a town?

No. Triangle is a census-designated place in unincorporated Prince William County. You pay county taxes, $0.865 per $100 for FY 2027, and no town tax.

I’m leaving Quantico on orders. Can you close before I report?

Usually. I set the closing date around your orders, and if you have already left, we can do the walkthrough by video and close remotely.

I’ve rented my Triangle house out for years. Do I need to fix it up first?

No. I buy as-is, with or without the tenant, and price in the wear rather than asking you to repair it.

Do you buy Triangle townhouses with an HOA?

Yes. I order the resale packet the day we sign, and any open violations or fees are factored into my offer.

Can I sell by power of attorney if I’m deployed?

Often, yes, with a valid power of attorney the title company accepts. Ask on the first call so we can confirm what the title company needs.

Will the offer change after I accept?

Not unless something material and undisclosed turns up, such as an unknown lien, a title problem or hidden structural damage. My offer is made after I have seen the house, so the things you would expect a buyer to find are already priced in. If anything changes, I explain it in writing with the reason, and you are free to walk away.

What does it cost me to sell to you?

No commission and no closing costs; I pay those. What comes out of the proceeds is what you already owe on the house: your mortgage payoff, any liens, and prorated property taxes or HOA dues. The settlement statement lists every line before you sign.

How fast can we close, and can I choose a later date?

I can close in as little as 7 days when title is clear, or on any later date you choose. Estates, liens and HOA resale packets can add time, and you will know about any delay before you sign anything.

Should I have my own realtor or attorney look at your offer?

I recommend it. Because I am the buyer, I cannot advise you on whether to accept. Your own realtor or attorney can review the contract and the numbers at your cost, and I am glad to answer their questions.
