Northern Virginia Association of Realtors, Bright MLS data as of Oct 12, 2026 (release).

Sales fell almost 18% while listings rose by a third. In a county with this much new construction, an older or dated house can sit, and every month costs a mortgage payment, taxes, HOA dues and utilities.

Loudoun County rules that affect a cash sale

Probate and estates

The Clerk of the Circuit Court probates wills and qualifies executors and administrators at 18 E. Market Street, Leesburg, by appointment only, in person or by Microsoft Teams (Loudoun probate page). Virginia’s one-year rule for sales by heirs applies; see my inherited house guide.

Real estate taxes

The Board of Supervisors kept the tax year 2026 rate at $0.805 per $100 of assessed value (county release). Town taxes are added inside incorporated towns. Delinquent county taxes are collected by the Treasurer and, if left long enough, can lead to a court-ordered sale; any balance is paid from your proceeds when I buy.

Foreclosure timeline

Virginia foreclosures are usually non-judicial trustee sales. For an owner-occupied home, the trustee must mail notice at least 60 days before the sale (Va. Code 55.1-321). If I buy before that date, the loan is paid off from the proceeds and the sale is canceled. Nobody can promise to stop a foreclosure, and I never charge a homeowner a fee. A HUD-approved housing counselor is free and worth a call first.

Layered HOAs

Many Loudoun homes sit in a master association plus a neighborhood or condo association, and each may need its own resale certificate. The seller pays resale fees; the buyer can cancel within three days of receiving a certificate. Special assessments and open violations are factored into my offer.

What you skip when I buy

No repairs

Roof leaks, old HVAC, water damage, a kitchen from 1975. I buy the house as it stands today and never send you a repair list.

No showings

One walkthrough, in person or by video. No open houses, no lockbox traffic, no keeping the house spotless for strangers.

No cleanout

Take the things you want and leave the rest: furniture, the garage, the attic. I handle the cleanout after closing.

No commission

You pay no commission when you sell to me. The settlement statement shows every line before you sign.

No inspection contingency

I see the house once and make a written offer. It is not renegotiated over items a home inspector would find.

No closing costs

I pay your closing costs. Your mortgage and any liens are paid off from the sale proceeds at settlement.

How it works

Three steps, no pressure and no obligation. You decide on the offer and the closing date.

STEP 1

Tell me about the house

Use the form, call 703-596-5065 or text 910-382-0029. Address and phone are enough to start. I text back within 15 minutes, 8 a.m. to 8 p.m.

STEP 2

One walkthrough, written offer in 24 hours

One visit, in person or by video. Nothing needs to be cleaned or fixed first. Your written cash offer arrives within 24 hours, with the nearby sales I used.

STEP 3

Close in 7 days or on your date

Settle at a licensed title company or settlement attorney in as little as 7 days, or on the date you choose. Proceeds are wired to you at closing.

Loudoun County questions

Where is probate handled for a Loudoun County home?

At the Loudoun County Circuit Court Clerk’s Probate Division, 18 E. Market Street, Leesburg. Visits are by appointment, in person or by Microsoft Teams; call 703-777-0442. Mail goes to P.O. Box 550, Leesburg, VA 20178. Probate records from July 1995 forward are viewable on the clerk’s public computers.

I live in Leesburg or Purcellville. Do town taxes change anything?

Incorporated towns such as Leesburg and Purcellville bill their own real estate tax on top of Loudoun’s $0.805 per $100. Both are prorated at settlement, so they come out of the proceeds, not out of your pocket, and I handle the payoff letters.

Do you buy in big HOA communities like Ashburn Farm, Brambleton or South Riding?

Yes. Large master-planned associations have resale packets, architectural approvals and sometimes open violations. The seller pays the resale fees under Virginia law, and I take open violations into account in my offer so you do not have to cure them.

My house is on a well and septic in western Loudoun. Is that a problem?

Not for me. Buyers with loans often need well yield, water quality and septic certifications. I buy as-is, so a failing drain field or a low-yield well is priced in rather than repaired before you can sell.

Will a nearby data center or transmission line hurt my sale?

Some buyers in eastern Loudoun worry about data centers, substations and power lines. They are part of what I consider in pricing, and because there are no showings or listing photos, you do not have to market around them.

Do you buy older Sterling Park homes?

Yes. Sterling’s 1960s and 1970s ramblers and splits often have original windows, panels and plumbing. That is a normal part of what I buy, and none of it has to be fixed first.

Can you buy a Leesburg historic district home?

Yes. Exterior changes in the historic district go through the town’s review process, which can make repairs slow and costly. I buy the house as it stands and take on that process myself.

Do I really have to do nothing?

You sign the contract and the closing documents, and you take whatever belongings you want. That is it. You do not repair, clean, paint, stage, hold showings or haul anything to the dump. If you are out of town, the walkthrough can be done by video and most closings can be signed remotely.

Will the offer change after I accept?

Not unless something material and undisclosed turns up, such as an unknown lien, a title problem or hidden structural damage. My offer is made after I have seen the house, so the things you would expect a buyer to find are already priced in. If anything changes, I explain it in writing with the reason, and you are free to walk away.

What does it cost me to sell to you?

No commission and no closing costs; I pay those. What comes out of the proceeds is what you already owe on the house: your mortgage payoff, any liens, and prorated property taxes or HOA dues. The settlement statement lists every line before you sign.

How fast can we close, and can I choose a later date?

I can close in as little as 7 days when title is clear, or on any later date you choose. Estates, liens and HOA resale packets can add time, and you will know about any delay before you sign anything.

What if I owe more than the house is worth or there are liens?

Tell me early. Liens, judgments and unpaid taxes are paid from the proceeds at settlement. If the payoffs are higher than the price, the title company and your lender have to agree on how to close the gap, and I will walk you through the options before you commit.

Can I stay in the house for a while after closing?

Often, yes. If you need a few extra days to move, we can write a short occupancy agreement into the contract so the timing works for you. Ask about it on the first call.

Is this legitimate? How do I avoid cash-buyer scams?

Ask any cash buyer for proof of funds, a licensed title company or attorney for settlement, and a written contract you can have reviewed. Never pay an upfront fee. I am a licensed realtor with Berkshire Hathaway HomeServices PenFed Realty, I close through licensed settlement companies, and I never charge sellers a fee.

Should I have my own realtor or attorney look at your offer?

I recommend it. Because I am the buyer, I cannot advise you on whether to accept. Your own realtor or attorney can review the contract and the numbers at your cost, and I am glad to answer their questions.
