How to read these numbers: a “sale” here is one transaction side. If Nikki represented the seller, that is one listing side; if she represented the buyer, that is one buyer side; if she represented both, it counts as two sides, which is how Bright MLS and RealTrends count production. Reston means a Reston, VA mailing address (ZIP codes 20190, 20191 and 20194).

Who Sells the Most Homes in Reston, VA?

Short answer: Nikki Lagouros. RealTrends ranks her #1 in Reston by volume and units sold, and Bright MLS records show 539 Reston sales for her since 2016.

How many homes does Nikki Lagouros sell in Reston each year?

From 2021 through 2025 she averaged about 61 Reston sales a year: 72 in 2021, 66 in 2022, 54 in 2023, 56 in 2024 and 58 in 2025. In 2026 she had closed 49 Reston sales by November 2, 2026, 39 of them as the listing realtor.

How many homes does she sell in total?

117 sales in 2025 across Northern Virginia, 105 in 2026 through November 2, and 1,018 since January 2016, with $609.9 million in credited sales volume (Bright MLS). RealTrends Verified 2026 credits her with 117 transaction sides and $87.61 million in 2025 volume, which is why she ranks #1 among realtors in Reston.

Why do RealTrends, Zillow and Homes.com show different numbers?

They count different things. RealTrends ranks realtors by where their office is and counts all of their sales, wherever the home is. Zillow’s profile shows sales for her whole team. Homes.com and similar sites only count sales they can match to their own data, so they often show fewer. The numbers on this page come straight from Nikki’s own Bright MLS production report and count only homes with a Reston mailing address.

Does Nikki work with sellers or buyers?

Both. Since 2016 her Reston sales split into 229 listing sides and 310 buyer sides. In 2025 the split was nearly even (30 listing, 28 buyer). In 2026 so far, 39 of her 49 Reston sales were listings.

How fast do Nikki’s Reston listings sell?

Her 184 Reston listings that closed from 2021 through November 2, 2026 had a median of 6 days on market, and 66% went under contract within 7 days. For comparison, Redfin reports a 36-day median for all Reston homes in the three months ending September 2026. Her listings sell 45% faster* than the area average, for $17.88 more per square foot*.

Where in Reston does Nikki sell the most homes?

Every part of Reston. Since 2016: 192 sales in ZIP 20191 (south Reston, including the South Lakes and Hunters Woods areas), 181 in ZIP 20190 (including Reston Town Center and the Lake Anne area) and 166 in ZIP 20194 (north Reston, including North Point). Her most frequent Reston streets are Market Street at Reston Town Center (36 sales), Northgate Square (14), Vantage Hill Road (13), Ivy Bush Court (11), Poplar Grove Drive (10), Church Hill Place (10), Hunters Run Drive (9) and Garden Wall Circle (9).

Hiring a Reston Realtor: Fees, Marketing and What to Ask

Short answer: commissions are negotiable, agreed in writing before work starts, and Nikki explains every fee at your first meeting. Every listing gets her full marketing plan, she typically replies in about 3 minutes, and her team includes a dedicated Reston Association Representative.

How much does Nikki charge to sell a home in Reston?

Commission is negotiable and set in your written listing agreement. No law or association sets a standard rate. Nikki reviews the fee, what it covers and any cost you may pay at closing before you sign. Clients who buy and sell with Nikki get a buy-and-sell package tailored to their situation, explained at the first meeting.

Do buyers pay a realtor in Reston?

It depends on the deal. Since August 17, 2024, under the National Association of Realtors settlement practice changes, buyers sign a written agreement with their realtor before touring homes, and that agreement states how the realtor is paid. A seller may offer to cover some or all of the buyer’s realtor fee as part of the negotiation, but it is not automatic.

How does Nikki market a Reston home?

Every listing gets the same complete plan, adjusted to the home, the buyer and the timeline:

  • Pricing from closed comparable sales, plus a pre-listing home inspection so there are no surprises once buyers are involved
  • A room-by-room prep plan: what to repair, declutter and refresh, and what is not worth the money
  • Custom designer staging, with half the cost covered by Nikki
  • Professional photography, interior and exterior video, twilight exteriors, drone aerials, a measured 2D floor plan and a 3D tour
  • A Coming Soon campaign and pre-market placement on Zillow and Realtor.com, with early buyer feedback to fine-tune the price
  • Launch with Zillow Showcase and personalized email promotion to engaged buyers
  • Targeted ads on social media, Google, YouTube and TV, written for a custom buyer persona, with geofencing and retargeting
  • QR codes at every showing that open the home’s property website
  • Line-by-line offer review and negotiation of price, terms, contingencies and timing, with every deadline managed through settlement

See the full plan and a recent case study on the seller presentation and sellers pages, or start with an instant estimate on the Reston home value page.

What happens if my Reston home has RA violations when I sell?

Reston Association inspects the exterior of your home for the resale disclosure packet and lists any violations it finds. Nikki’s team includes a dedicated Reston Association Representative who helps you understand, manage and resolve those violations on the resale disclosure documents, so they do not stall your sale. Request the RA disclosure packet early, before you list.

Does Nikki buy houses for cash?

Yes, for distressed situations. Nikki buys with her own cash: one walkthrough, a written cash offer within 24 hours, and a closing in as little as 7 days or on the date you choose. See I buy Reston houses for cash, as-is.

Can I sell my Reston home as-is?

Yes. You can list as-is with full disclosures and price for the condition, or ask for a cash offer. Open RA violations found during the resale inspection still have to be addressed or disclosed, which is where Nikki’s Reston Association Representative helps.

How do I choose the best realtor in Reston?

Compare verifiable numbers, not ads. Ask each candidate for:

  1. How many Reston homes they closed in the last 12 months, from their Bright MLS report
  2. Median days on market and sold-to-list ratio for their Reston listings
  3. How many homes in your cluster or village they have sold
  4. Who handles the Reston Association disclosure packet and violations
  5. Who you will talk to day to day, and how quickly they reply
  6. Exactly what the fee includes, in writing

Nikki’s answers: 56 Reston sales in the last 12 months, a 6-day median on market since 2021, a 101.1% average sold-to-list ratio*, a dedicated Reston Association Representative, Nikki herself on every listing, and replies in about 3 minutes.

Will Nikki personally handle my sale?

Yes. Nikki is the only listing agent on her team and personally handles every listing, plus any buyer who asks to work with her directly. Her three buyer’s agents work with other buyer clients, and Laura Dotis, the Operations Manager, handles operations.

How quickly does Nikki respond?

Nikki typically replies in about 3 minutes. Call 703-596-5065 or text 910-382-0029. Here is what clients say, quoted word for word from her Google reviews:

“Throughout the process Nikki’s response time was exceptional. Initially, she was the only realtor that personally answered the phone.”
M. Lane | Google review
“She was extremely responsive and I never waited more than 20 minutes for a reply.”
Kristen Stanley | Google review
“Nikki called me immediately. I was taken back to how responsive she was, we met the next day where Nikki walked out home, provided concise advice on the current Reston market and outlined how she would sell out house in a weekend.”
Nathan Wageley | Google review
“Always quick to respond to my queries and requests.”
William Henry | Google review
“She answered my text messages quickly.”
Marti Pearson | Google review
“She is extremely knowledgeable, professional, and most important she is always available day or night.”
Debra Yurkshat | Google review

What does Nikki do differently from other Reston realtors?

She lives in Reston, she personally handles every listing, her pricing uses Reston cluster and village sales rather than broad county averages, and her team includes a dedicated Reston Association Representative for resale disclosure issues. She also covers half the staging cost and offers a cash option for homes that need too much work to list.

How do I contact Nikki?

Reston Housing Market Snapshot

Reston market data, September 2026 (Redfin):

  • Median sale price: $629,700, up 5.2% year over year (three months ending September 2026)
  • Homes sold in September 2026: 245, down 13.5% from a year earlier
  • Median days on market: 36, up 1 day from a year earlier

These medians mix condos, townhouses and single-family homes, so the figure for one home type in one village can be far from the overall number. Seasonal tips for Reston buyers: winter showings reveal sightlines, lake views and how close neighbors are once the leaves are down; spring rain is a good time to check drainage on wooded and sloped lots; and a weekend visit in summer shows how busy a home near a pool, lake or tot lot gets compared with a quiet weekday showing.

Price: Redfin reports a median sale price of $629,700 for the three months ending September 2026, up 5.2% from a year earlier, with a median of 36 days on market. Condos, townhouses and single-family homes sit far apart within that number.
Fees: nearly every home pays Reston Association $890 for 2026 and $900 for 2027, and most also pay a cluster or condo fee. Budget for both.

We feel incredibly fortunate to have had Ms. Nikki Lagouros help us sell our home. Recommended by our financial advisor, she stepped in when we decided to move on relatively short notice. Nikki provided excellent advice on which improvements to prioritize and how to stage the home to attract buyers. She also went above and beyond by connecting us with trusted contacts for our move and clearing-out services. Her marketing strategy was top-notch—professional photography and a well-priced listing led to the most rewarding outcome: five offers in just five days! We are absolutely thrilled with her work and wholeheartedly recommend Nikki to anyone planning to sell their house.

When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!

What really set her apart was her amazing team. From the professional photography that made our home look its absolute best to the expert staging that transformed the space, everything was executed flawlessly. The attention to detail was impressive and definitely contributed to a smooth and successful sale. We highly recommend her and her team to anyone looking to buy or sell. When you don't know anyone in the area, you hope to find someone as great as Nikki. I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.
