Quick Answer: What Is a Reston Home Worth in 2026?

Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty

A typical Reston home is worth about $630,000 today, but the number for your home depends far more on whether it is a condo, a cluster townhouse or a single-family house than on the town-wide median. Redfin's September 2026 data puts Reston's median sale price at $629,700 over the past three months, up 5.2% from a year earlier, with a median of 36 days on market and homes selling for 99.8% of list price. Single-family homes ran about $1,075,000, townhomes about $678,000 and condos about $358,000. Use the estimator above for a quick range, then ask Nikki for a pricing analysis that accounts for your village, your cluster fee, your lake or Metro access and your updates.

What the numbers say: Reston is really three markets. Single-family homes and townhomes are selling in about a month and holding their value year over year, while condos are taking 55 days and their median slipped about 9% from a year earlier. Prices peaked in June 2026 at a $665,000 median and eased into the fall, which is the normal seasonal pattern here. If you own a condo, your pricing and prep matter more right now than they do for a North Reston colonial.

What Drives Home Values in Reston

These are the factors Nikki sees moving Reston prices up or down between otherwise similar homes. Most of them are explained in more depth in her Reston hub and guides.

Home type and era

Reston's housing stock runs from 1960s and 1970s cluster townhouses, many with contemporary or modernist designs, to North Reston colonials and high-rise condos at Reston Town Center and Reston Station. Buyers compare like with like, so a 1968 Lake Anne-area townhouse is priced against other older clusters, not against a 2020 townhouse near Metro.

Reston Association dues plus your cluster or condo fee

Every Reston Association home pays the same $890 assessment for 2026, so RA dues rarely separate two homes. The separate cluster or condominium fee does: it varies widely and buyers fold it into their monthly payment. A lower fee, healthy reserves and no pending special assessment help your price. See Reston Association fees and rules.

Metro access and parking

Wiehle-Reston East has a county garage with about 2,300 spaces, while the Reston Town Center station has no commuter parking. Homes within an easy walk of either station, or a short drive to the Wiehle garage, draw commuters who will pay for that convenience. Details are in Reston Metro and commute.

Lakes, pathways and views

Homes on or overlooking Lake Thoreau, Lake Audubon, Lake Anne or Lake Newport, and homes that back to RA woods and pathways, usually draw more interest than a similar home facing a parking court. Lakefront value depends on the actual frontage, dock rights and view, which is why Nikki prices them from lake-specific comparables. See the Reston lakes guide.

Exterior approvals and older systems

Most exterior changes in Reston need Design Review Board approval, so buyers and their inspectors look for unapproved decks, windows or additions. Around Lake Anne, the RELAC chilled-water system shut down in October 2025, so buyers ask exactly how an older home is cooled now. Clear records and approvals protect your price.

Airport noise and nearby development

Parts of Reston fall inside Fairfax County's Airport Noise Impact Overlay District, and some buyers check Dulles flight paths before they offer. Nearby plans, such as the proposal for townhouses on Reston National Golf Course, can also come up. Nikki tracks these in the Reston development tracker.

Reston Home Values by Area

Reston's three ZIP codes line up roughly with its main areas. The 20190 median is pulled down by the number of condos near Reston Town Center and Reston Station, while 20194 in North Reston has more single-family homes.

Zestimate, Redfin Estimate or a CMA: Which Reston Number Should You Trust?

Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $630,000 Reston home, a 7.2% miss is about $45,360 in either direction.

Why online estimates miss in Reston: the algorithms see square footage, bedrooms and recent sales nearby, but they cannot tell a renovated cluster townhouse from an original one two doors down, and they do not know your cluster fee, your reserve fund or whether your deck was approved by the Design Review Board. They also blend lakefront and wooded-lot sales with homes that face a parking court, and they lag in a fast spring market. Condos are hardest of all, because two units in the same building can carry very different fees and views.

A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.

Reston Home Value FAQ

What is the median home price in Reston, VA right now?

Redfin reports a median sale price of $629,700 for Reston over the three months ending September 2026, up 5.2% from a year earlier. By home type, single-family homes ran about $1,075,000, townhomes about $678,000 and condos about $358,000.

Are Reston home prices going up or down?

Up modestly over the past year. The Reston median rose from about $599,000 in September 2025 to about $630,000 in September 2026, after peaking near $665,000 in June 2026. Single-family homes and townhomes held steady, while the condo median fell about 9%.

How fast are Reston homes selling?

Reston homes sold in a median of 36 days in Redfin’s September 2026 data, at 99.8% of list price, and 31% sold above list. Townhomes and single-family homes sold in about 30 days, while condos took about 55 days.

Do Reston Association dues lower my home value?

Not on their own. Every RA home pays the same $890 assessment for 2026, so buyers compare homes on the separate cluster or condominium fee, the association’s reserves and any special assessment. A high fee or a pending assessment is what tends to show up in price.

How accurate is Zillow’s Zestimate for a Reston home?

Zillow reports a nationwide median error of 7.20% for homes that are not listed, which is about $45,000 on a $630,000 Reston home. Zestimates cannot see renovations, cluster fees or lake and pathway frontage, so use them as a rough range only.
