A typical Sterling home is worth about $567,000 today, and the number climbs as you move from 1960s Sterling Park toward Cascades and the Potomac. What Drives Home Values in Sterling

Which planned community

Sterling Park, approved in 1962, Sugarland Run from the early 1970s, CountrySide (2,539 homes completed in 1991) and Cascades (about 6,500 homes along the Potomac) each have their own price range, age of homes and amenities. Buyers compare within each. See Sterling neighborhoods compared.

HOA amenities

Cascades runs five pools, five community centers and 25 tennis courts; CountrySide has three pools and the 370-acre Horsepen Run natural area; Sugarland Run has a 50-meter pool. Dues and what they cover vary, and buyers weigh both.

Airport noise and flight paths

Dulles Airport is next door, and Loudoun County's airport noise overlay applies to some parcels. Buyers check flight paths for each address. See Dulles airport noise and the Silver Line.

Silver Line and Route 28

Loudoun Gateway and Dulles Airport stations sit just south of most neighborhoods, and Route 28, Route 7 and the Loudoun County Parkway carry most traffic. Quick access to a station or Route 28 helps.

Era and updates

Sterling Park ramblers and split-levels from the 1960s are priced on their updates. Renovated kitchens and baths, newer windows and HVAC, and a finished lower level separate homes on the same street.

Newer mixed-use options

Kincora, at Route 7 and Route 28, adds newer homes nearby that resale buyers may compare against. See Living in Kincora.

Sterling Home Values by Area

Sterling's three ZIP codes split roughly by area. 20165, along the Potomac, has the highest values.

Source: Redfin ZIP code housing market data, three-month medians ending September 2026, accessed October 23, 2026. "Few sales" means fewer than five sales of that type in the period. ZIP codes cross town and county lines, so a ZIP median is a starting point, not a price for your street.

Zestimate, Redfin Estimate or a CMA: Which Sterling Number Should You Trust?

Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $567,000 Sterling home, a 7.2% miss is about $40,824 in either direction.

Why online estimates miss in Sterling: a 1963 Sterling Park rambler and a 1990s Cascades colonial can share a mailing name, and algorithms mix their sales. They also cannot see updates, a backyard that borders Potomac parkland, or an airport noise tier, all of which move Sterling prices.

A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.
