Quick Answer: How Does Dulles Airport Affect Living in Sterling?
Last updated October 15, 2026
Quick answer: Dulles Airport is Sterling’s next-door neighbor. That brings two Silver Line stations (Loudoun Gateway and Washington Dulles International Airport, both opened Nov. 15, 2022) and short drives to the terminal, along with aircraft overhead that vary by address, wind direction and runway work. The FAA controls flight paths, MWAA tracks noise, and Loudoun County regulates land use through its Airport Impact Overlay District. Before you buy, look up the address on the county’s overlay map, watch flights on MWAA’s WebTrak and visit at different times. This guide does not rate neighborhoods for noise; the official tools below let you check any address.

How Dulles Flight Paths Work
- Who decides: MWAA says all aircraft movements are controlled through the FAA, which designs flight procedures and corridors; the airport authority does not control airline schedules or aircraft movements.
- North flow and south flow: planes take off and land into the wind, so FAA air traffic control picks north or south flow based on wind, cloud height and runway conditions. That is why some days are louder than others at the same house.
- Four runways: MWAA says Dulles has four runways.
- Fall 2026 runway work: Loudoun County said on Sept. 25, 2026 that the center north-south runway is closed for maintenance through at least November 2026, shifting its flights to the other two north-south runways. MWAA’s maps of the flight paths in use are linked from the county’s notice.
- Weather: MWAA notes that hot, humid days and low clouds can make aircraft sound louder.
How to Check a Specific Home
- County overlay map: look up the parcel on Loudoun County’s Airport Impact Overlay District map. The county updated the map on Jan. 17, 2023, affecting about 59,000 properties.
- Flight tracks: use MWAA’s WebTrak flight and noise portal to see where planes fly and at what altitude.
- Ask the airport: MWAA’s FAQ tells home buyers to contact its Noise Information Office before buying if noise is a concern. The office can provide flight track graphics and noise data: 703-417-1204, weekdays 8 a.m. to 4:30 p.m.
- Visit more than once: go in the morning and evening, and on days with different wind directions.
- Ask about construction: in the 60 to 65 noise band, the county requires acoustical treatment for new homes and additions, so ask a seller whether an addition was built under those rules.
For the Reston side of the airport, see Reston and Dulles flight paths.
The Airport Impact Overlay District, Tier by Tier
| Tier | What it means | County rules |
|---|---|---|
| Ldn 65 or higher | Closest to the airport | New residential development is not permitted |
| Ldn 60 to 65 | Closer to the airport | Developer notice at the first sale of a new home, acoustical treatment for new homes and additions, and an overflight easement before building a new residence |
| One-mile buffer | Farthest from the airport but still in the district | Developer notice at the first sale of a new home |
Ldn (also written DNL) is the FAA’s day-night average sound level over 24 hours. MWAA notes that only local governments decide whether aircraft noise disclosures are required in home sales. Questions about a parcel: Loudoun County Department of Planning and Zoning, 703-777-0246.
The Silver Line in Sterling: Loudoun Gateway and Dulles Airport
| Station | Where | Good to know |
|---|---|---|
| Loudoun Gateway | In the Dulles Greenway median at Old Ox Road; county garage at 22495 Lockridge Road, Sterling | 1,965 spaces including 38 EV charging spaces, $4.95 a day, free on federal holidays, no overnight parking; garage opens at 4 a.m. Monday through Friday |
| Washington Dulles International Airport | Underground at the airport, one stop east of Loudoun Gateway | WMATA says it is a short walk from baggage claim through an underground tunnel |
Both stations opened Nov. 15, 2022 as part of the Silver Line extension, and trains run east through Reston and Tysons into Washington without a transfer. Check WMATA for current schedules and fares, and Loudoun County Transit for buses that serve the stations.
Route 28, Route 7 and Drive Times

| Tysons Corner Center (via the Dulles Toll Road) | 18.1 miles | 28 minutes |

Route 28 runs south from Route 7 past the airport to the Dulles Toll Road, and Loudoun County is designing a fourth eastbound lane on Route 7 between the Loudoun County Parkway and Route 28. Times change with traffic and tolls apply on the Dulles Toll Road and Dulles Greenway.
Data Centers Near the Airport, Briefly
Loudoun County says it has the highest concentration of data centers anywhere in the world and counted about 233 existing data center buildings as of March 1, 2026. New data centers now need a special exception with a public hearing, and the county expects to finish its standards and locations review in spring or summer 2027. Check the county’s map of existing and proposed data centers for any address, and see the Sterling development tracker.
