Quick Answer: What Is a Fairfax Home Worth in 2026?
Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty
A typical Fairfax home is worth about $725,000 today, and the first question for your home is whether it sits in the City of Fairfax or in a Fairfax County community with a Fairfax mailing address. Redfin's September 2026 data for its Fairfax market area shows a $724,655 median sale price over three months, down 7.8% from a year earlier, a median of 36 days on market and a 99.7% sale-to-list ratio. Single-family homes ran about $804,000, townhomes about $807,000 and condos about $308,000. The year-over-year dip mostly reflects which homes sold, so your own home type and neighborhood matter more than the headline.

What the numbers say: Fairfax is unusual because its townhome median ran even with its single-family median in this period, a sign that many of the detached homes selling were older ramblers and split-levels while the townhomes were newer. Condos fell about 13% and are the softest segment. The City of Fairfax alone, which Redfin tracks separately, had a $807,194 median on only 24 sales, so a handful of closings can swing it.

What Drives Home Values in Fairfax
City of Fairfax or Fairfax County
The City of Fairfax has been independent since 1961, with its own government and a fiscal 2027 real estate tax rate of $1.0725 per $100, compared with Fairfax County's $1.12. ZIP 22030 holds both, so the tax record, not the mailing address, tells buyers which one they are getting. On a $700,000 assessment that is $7,507.50 a year in the City versus $7,840 in the County. See Fairfax City vs. Fairfax County.
Ramblers, split-levels and how far they have been updated
Much of the City and Mantua was built from the 1950s through the 1970s, and many of those homes have been expanded or renovated. Two houses with the same footprint can sell far apart depending on the kitchen, baths, systems and whether a lower level is finished, which is where online estimates miss most.
HOA or civic association
Many single-family streets, such as Country Club Hills, Cobbdale and Mantua, have voluntary civic associations rather than mandatory HOAs. Townhouse and condo communities such as Mosby Woods, Fair Lakes and Penderbrook carry mandatory fees that buyers weigh against the price.
Commute: Orange Line, CUE and I-66
The Vienna/Fairfax-GMU station at the western end of the Orange Line, the City's fare-free CUE bus and the I-66 Express Lanes all shape demand. Homes with an easy run to the station or the interstate tend to draw more commuters.
Golf course and planned-community settings
Penderbrook's homes are built around the 18-hole Penderbrook Golf Club, and Fair Lakes wraps around shopping and office parks near I-66 and the Fairfax County Parkway. Location within the community, such as a course view or a quiet court, separates similar homes.
Redevelopment nearby
Northfax, Fairfax Circle and Kamp Washington are planned for newer townhouses and apartments, and Fair Oaks has a county plan to turn older office parks into housing. New construction nearby sets a higher bar for updated resales. Nikki tracks it in the Fairfax development tracker.
Fairfax Home Values by Area
Fairfax mailing addresses span four main ZIP codes. Prices here are three-month medians, so a ZIP with few condo or townhome sales can move a lot from month to month.
| Area | Median, all homes | Single-family | Townhome | Condo | Median $/sq ft |
|---|---|---|---|---|---|
| 22030 City of Fairfax, Old Town, Mosby Woods and county streets around George Mason University | $791,000 | $890,000 | $788,000 | $425,000 | $347 |
| 22031 Mantua and the Route 50 and Pickett Road area | $730,000 | $1,140,000 | $753,000 | $323,000 | $321 |
| 22032 County neighborhoods east of George Mason University toward Braddock Road | $865,000 | $899,000 | $612,000 | n/a | $357 |
| 22033 Fair Lakes, Penderbrook and the Fairfax Corner area | $685,000 | $867,000 | $661,000 | $394,000 | $348 |
Source: Redfin ZIP code housing market data, three-month medians ending September 2026, accessed October 23, 2026. "Few sales" means fewer than five sales of that type in the period. ZIP codes cross town and county lines, so a ZIP median is a starting point, not a price for your street.

Zestimate, Redfin Estimate or a CMA: Which Fairfax Number Should You Trust?
Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $725,000 Fairfax home, a 7.2% miss is about $52,200 in either direction.
Why online estimates miss in Fairfax: a Zestimate does not know whether a 1960 rambler has a 2024 kitchen and a finished walkout basement or its original layout, and in Fairfax that difference can be the largest number in the whole valuation. The models also mix City and County sales that carry different tax bills, and they treat a Penderbrook golf-view townhouse much like one on a busy road. Condo estimates are weakest, because fees and building condition vary so much.
A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.

Fairfax Home Value FAQ
What is the median home price in Fairfax, VA right now?
Redfin reports a median sale price of $724,655 in its Fairfax, VA market area for the three months ending September 2026, down 7.8% from a year earlier. Single-family homes ran about $804,000, townhomes about $807,000 and condos about $308,000.
Why did Fairfax home prices drop from last year?
Mostly because of the mix of homes that sold. The Fairfax median was about $786,000 in September 2025 and about $725,000 in September 2026, while single-family homes were down only about 1.6%. Condos fell about 13%, and more of them in the mix pulls the overall median down.
Does a City of Fairfax address change my home value?
It changes the tax bill, which buyers notice. For fiscal 2027 the City rate is $1.0725 per $100 of assessed value and the County rate is $1.12. ZIP 22030 includes both, so confirm the jurisdiction on the tax record before you compare prices.
How quickly are Fairfax homes selling?
Fairfax homes sold in a median of 36 days in Redfin’s September 2026 data, at 99.7% of list price, and 29% sold above list. Single-family homes sold in about 32 days and condos in about 42 days.
How accurate is the Zestimate for a Fairfax home?
Zillow reports a nationwide median error of 7.20% for off-market homes, roughly $52,000 on a $725,000 Fairfax home. It cannot see whether an older rambler has been renovated, so use it as a rough range.
