Quick Answer: What Is a Vienna Home Worth in 2026?

Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty

A typical Vienna home is worth about $1.36 million today, but Vienna has two very different price points on the same streets: original 1950s and 1960s homes, and the new custom houses replacing them. Redfin's September 2026 data shows a $1,356,854 median over three months, up 2.8% from a year earlier, with a median of 47 days on market and a 98.8% sale-to-list ratio. Single-family homes, which make up most Vienna sales, ran about $1,899,000. Whether your house is a keeper or a rebuild lot is often the biggest factor in its value.

What the numbers say: the single-family median jumped about 33% from a year earlier, driven by more new and rebuilt homes in the mix rather than every home gaining a third. Vienna's monthly median swings widely, from about $1.18 million in February 2026 to $1.67 million in June, because so few homes sell in the town each month. Townhome and condo figures cover only a handful of sales.

What Drives Home Values in Vienna

Rambler or rebuild

Much of the Town of Vienna was built in the 1950s and 1960s, and many lots have been redeveloped with larger homes, so a rambler often sits next to a new custom house. A dated house on a good lot can be priced on land value, while a renovated original is priced against other finished homes. See teardowns, trees and drainage.

Lot size, coverage and trees

In the RS-16 zone, lot coverage is capped at 25% with up to 5% more for outdoor living areas. Since July 2024, projects that disturb 2,500 square feet or more must meet a 20-year tree canopy target of 25% in RS-16 and RS-12.5. Those limits shape how big a new house can be, and so what builders pay.

Town of Vienna or a Vienna address

Town homes pay the Town's $0.19 per $100 for 2026 on top of Fairfax County's $1.12. On a $1 million assessment that is $13,100 a year versus $11,200 outside the town. Town residents get Town police, trash and leaf collection. See Town of Vienna vs. a Vienna address.

Walk to Church Street and the W&OD

Homes within an easy walk of historic Church Street, the Town Green and the W&OD Trail are in steady demand, and the Maple Avenue corridor is adding newer mixed-use buildings. See the Vienna development tracker.

Metro and Tysons

The Vienna/Fairfax-GMU Orange Line station sits outside the Town limits, about 2.6 miles by car from Maple Avenue and Center Street. County areas near Tysons and the Dunn Loring station add townhomes and condos at lower price points.

Drainage

Older Vienna lots can have drainage issues, and a new house next door can change how water moves. Buyers and builders check grading and stormwater, so documentation of any fixes helps your price.

Vienna Home Values by Area

Vienna addresses fall into three ZIP codes. 22180 holds most of the Town of Vienna, while 22181 and 22182 stretch into Fairfax County, including the Wolf Trap area.

Zestimate, Redfin Estimate or a CMA: Which Vienna Number Should You Trust?

Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $1,357,000 Vienna home, a 7.2% miss is about $97,704 in either direction.

Why online estimates miss in Vienna: when a 1955 rambler and a 2024 custom house sit on the same block, an algorithm averages them, overvaluing one and undervaluing the other. The models also cannot see whether a lot meets coverage and tree canopy rules for a rebuild, or whether drainage will add cost. At Vienna prices, a 7% miss is close to $100,000.

A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.

Vienna Home Value FAQ

What is the median home price in Vienna, VA right now?

Is my Vienna rambler worth more as a teardown?

It can be. Many 1950s and 1960s Vienna lots are being rebuilt, and builders pay for lots that meet coverage, tree canopy and drainage requirements. Nikki compares lot sales with renovated-home sales to show which value is higher for your home.

Does a Town of Vienna address affect value?

It affects the tax bill. Town homes pay $0.19 per $100 for 2026 on top of Fairfax County’s $1.12, so a $1 million assessment costs $13,100 a year in the Town versus $11,200 outside it, in exchange for Town services.

How accurate is the Zestimate for a Vienna home?
