Quick Answer: What Is a McLean Home Worth in 2026?

Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty

A typical McLean home is worth about $1.8 million today, but in McLean the lot often decides the price as much as the house does. Redfin's September 2026 data shows a $1,807,039 median sale price over three months, down 2.3% from a year earlier, with a median of 38 days on market and a 98.8% sale-to-list ratio. Single-family homes ran about $2,399,000, up 17%, while the price per square foot held near $437. ZIP 22101 had a $1.86 million median and 22102, with more Tysons-edge condos, about $486,000. Your number depends on the lot's size and buildability, the age of the house and which side of McLean you are on.

What the numbers say: McLean single-family values are strong, with a 17% gain in the median, while the townhome and condo medians fell because fewer high-end units sold. Fewer than one in four homes sold above list, and the sale-to-list ratio below 99% shows buyers negotiating on higher-priced homes. The median peaked at about $2 million in June 2026.

What Drives Home Values in McLean

Lot size, zoning and buildability

In the R-1 district the minimum lot is 36,000 square feet and density is one home per acre, so two older houses side by side cannot always become three new ones. A level, buildable lot outside a Resource Protection Area is worth more to a builder. See teardowns, large lots and backyard cottages.

Teardown or keeper

Many McLean sales are priced on land value plus whatever the house adds. A dated 1960s rambler on a strong lot can sell close to lot value, while a renovated home on the same street is priced against other finished homes. Nikki prices both ways before recommending a strategy.

Luxury tiers

On Oct. 15, 2026, 143 of McLean's 338 active and coming-soon listings were priced at $2 million or more. The $2 million to $3 million range mostly means about 6,000 square feet on a third of an acre, and $5 million and up means 10,000 square feet or more, most on an acre or more. See McLean luxury homes.

22101 or 22102

East McLean in 22101, around Langley, Chesterbrook and downtown, is mostly single-family. West McLean and the Tysons edge in 22102 mix large homes with condos near the McLean and Tysons Silver Line stations, which is why the 22102 median looks so much lower.

Trees, stormwater and approvals

New homes and additions that disturb more than 2,500 square feet need an infill lot grading plan, and the county's tree canopy rules apply. Buyers planning to build factor those costs and timelines into what they will pay for an older house.

Taxes on high assessments

McLean homes pay Fairfax County's $1.12 per $100 plus stormwater and, inside the McLean Community Center district, $0.023 per $100. On a multi-million-dollar assessment, buyers notice the annual bill.

McLean Home Values by Area

McLean has two ZIP codes, and they tell different stories. The 22102 median is pulled down by condos near Tysons, even though its single-family median is close to 22101's.

Zestimate, Redfin Estimate or a CMA: Which McLean Number Should You Trust?

Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $1,807,000 McLean home, a 7.2% miss is about $130,104 in either direction.

Why online estimates miss in McLean: the algorithms price houses, not land, so they struggle when the lot is the main asset. They cannot tell whether a lot is buildable, whether part of it sits in a Resource Protection Area, or whether the house is a candidate for a teardown. At McLean prices, a 7% miss is more than $125,000. Custom finishes, pools and outbuildings on estate lots are also invisible to them.

A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.
