Downtown McLean
Downtown is the roughly 230-acre McLean Community Business Center. The Board of Supervisors adopted an updated plan for it on June 22, 2021, aimed at a more walkable, mixed-use center. At 1368 Beverly Road, on March 17, 2026, the Board rezoned the McLean Office Center for a seven-story building with 56 apartments, ground-floor retail and a corner plaza. A larger proposal followed in July 2026, when Highcrest filed plans to replace offices at 6816 and 6824 Elm Street with up to 115 homes over underground parking.
Mars Inc. is also finishing a major renovation of its longtime headquarters at 6885 Elm Street, which roughly doubles the building to about 127,000 square feet, replaces a surface lot with green space and adds a shared-use path on Old Dominion Drive.
Tysons
Fairfax County’s Tysons Comprehensive Plan, built around the four Silver Line stations that opened in July 2014, envisions up to 100,000 residents and 200,000 jobs by 2050. The Tysons Community Alliance reported in September 2026 that Tysons has grown from about 17,000 residents in 2010 to about 32,000, with more than 7,000 homes delivered since 2010. Near the McLean station, Indigo at McLean Station is opening its second building this fall; near Spring Hill, the Exchange and the approved Piazza at Tysons are next; and near Greensboro, a new rezoning application would add two affordable high-rises to Tysons Central.
Roads and Bridges
The National Park Service finished the GW Parkway north section rehabilitation, the first major rebuild of the 1962 parkway, with a ribbon cutting on June 8, 2026. VDOT’s 495 Express Lanes extension opened in November 2025 between the Dulles corridor and the GW Parkway, ending just short of the American Legion Bridge. On Route 123, VDOT is rebuilding the eastbound Dulles Toll Road bridge, with a lane split in place until early 2028.
Backyard Cottages: The ALU Amendment
Fairfax County’s proposed accessory living unit amendment matters for McLean’s larger lots. Today a detached ALU requires a lot of at least two acres. The September 2026 staff report proposes allowing a detached ALU by right on lots of 36,000 square feet or more, keeping a 1,200-square-foot size cap, removing the owner-occupancy requirement and dropping the administrative permit for by-right units. Hearings are Oct. 29, 2026 (Planning Commission) and Nov. 17, 2026 (Board of Supervisors), and the text can change before adoption. More in buying or building in McLean.
