Quick Answer: What Is a Arlington Home Worth in 2026?
Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty
A typical Arlington home is worth about $703,000 today, but Arlington's median is mostly a measure of how many condos sold that month. Redfin's September 2026 data for Arlington County shows a $703,426 median over three months, up 0.5% from a year earlier, with a median of 51 days on market and a 99.2% sale-to-list ratio. Single-family homes ran about $1,297,000, townhomes about $747,000 and condos about $385,000. Price per square foot, at $487, is the highest of any county-level market in Northern Virginia. For your own home, the building, the street and the Metro walk matter more than the county number.

What Drives Home Values in Arlington
The building, not just the unit
Many Arlington sales are really two purchases: the home and the association. Condo fees, reserves, recent assessments and planned projects vary building by building, and buyers read the resale packet closely. Fairlington alone has seven separate condominium associations, each with its own budget. A well-funded building with no pending assessment supports your price.
Metro corridor or neighborhood street
Arlington concentrates high-rise living along the Rosslyn-Ballston corridor, the Richmond Highway corridor in Crystal City and Pentagon City, and Columbia Pike, which has no Metrorail. A short walk to an Orange, Silver, Blue or Yellow Line station is a real draw for buyers. See Arlington neighborhoods explained.
Parking
Residential Permit Parking is opt-in by block, and buildings approved by site plan are generally not eligible. A deeded garage space or a driveway can matter a great deal to a buyer with two cars. Nikki's condo parking guide explains the rules and costs.
Lot value and the Expanded Housing Option
The County Board adopted the Expanded Housing Option in March 2023, allowing some lots to hold more than one home, and the county says reviews continue while the court case proceeds. On older single-family streets, builders sometimes value the lot as much as the house. See the Missing Middle (EHO) guide.
North or South Arlington, and the exact street
Arlington Boulevard splits the county into North and South, and the address system tells buyers exactly where a home sits. ZIP 22207 in North Arlington had a $1.45 million median, while 22204 along Columbia Pike was about $620,000, a gap driven by housing type and lot size as much as location.
Flood maps and age of systems
Homes near Four Mile Run should be checked on the FEMA flood map, and many Arlington houses date from the 1920s through the 1950s, so updated electrical, plumbing and HVAC systems are worth documenting before you list.

What the numbers say: the Arlington median swung from $933,000 in April to $703,000 in September 2026 without values collapsing; spring brought more single-family sales and late summer more condos. Single-family homes sold in about 35 days, while condos took 69, so condo owners should expect a longer sale and price with care. Price per square foot rose 3.6% from a year earlier.

Arlington Home Values by Area
Arlington is one county, but its ZIP codes behave like different markets. Condo-heavy ZIPs such as 22209 (Rosslyn) show low overall medians, while North Arlington's single-family ZIPs run well above $1 million.

Source: Redfin ZIP code housing market data, three-month medians ending September 2026, accessed October 23, 2026. "Few sales" means fewer than five sales of that type in the period. ZIP codes cross town and county lines, so a ZIP median is a starting point, not a price for your street.
Zestimate, Redfin Estimate or a CMA: Which Arlington Number Should You Trust?
Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $703,000 Arlington home, a 7.2% miss is about $50,616 in either direction.
Why online estimates miss in Arlington: for condos, the models price the unit but not the building, so they cannot tell a unit with a new roof and full reserves from one facing a $20,000 special assessment, and they rarely account for a deeded parking space. For houses, they cannot see whether a 1940s Cape has been expanded or whether the lot's best use is a rebuild. Arlington's mix of high-rises and single-family streets in the same ZIP makes the comparables they pick especially uneven.
A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.

Arlington Home Value FAQ
What is the median home price in Arlington, VA right now?
Redfin reports a median sale price of $703,426 for Arlington County over the three months ending September 2026, up 0.5% from a year earlier. Single-family homes ran about $1,297,000, townhomes about $747,000 and condos about $385,000.
Why does the Arlington median jump around so much?
Because the mix of sales changes. The county median ranged from about $698,000 in February 2026 to about $933,000 in April 2026 as more single-family homes sold in spring and more condos in late summer. Price per square foot, $487, is a steadier guide and rose 3.6% from a year earlier.
How long does it take to sell a condo in Arlington?
Arlington condos sold in a median of about 69 days in Redfin’s September 2026 data, compared with about 35 days for single-family homes. Building fees, reserves and parking are the main questions buyers ask.
Does a parking space add value to an Arlington condo?
Often, yes. Many site-plan buildings are not eligible for Residential Permit Parking, so a deeded or assigned garage space can be a deciding factor for buyers with cars. Nikki compares sales with and without parking in the same building when pricing.
How accurate is the Zestimate for an Arlington home?
Zillow reports a nationwide median error of 7.20% for off-market homes, about $51,000 on a $703,000 Arlington home. It cannot read condo association documents or see renovations, so treat it as a rough range.
