Quick Answer: What Is a Alexandria Home Worth in 2026?

Last updated October 23, 2026 by Nikki Lagouros, realtor with Berkshire Hathaway HomeServices PenFed Realty

A typical home in the City of Alexandria is worth about $639,000 today, but Alexandria ZIP code medians range from about $410,000 in the West End's 22304 to about $1.15 million in 22301, home to Del Ray and Rosemont. Redfin's September 2026 data shows a $638,571 city median over three months, down 14.7% from a year earlier, with a median of 43 days on market and a 99.0% sale-to-list ratio. Single-family homes ran about $1,247,000, up 8.5%, townhomes about $821,000 and condos about $338,000. The drop in the overall median came from more condo sales in the mix, not from houses losing value. Many "Alexandria" addresses are in Fairfax County, so check which side of the line you are on first.

What the numbers say: single-family values in the City rose 8.5% and condos rose 3.9%, yet the overall median fell almost 15% because condos made up nearly half of recent sales. Condos are taking a median of 67 days to sell, so pricing and presentation matter. Only 19% of City homes sold above list, a sign buyers are negotiating.

What Drives Home Values in Alexandria

City of Alexandria or a Fairfax County "Alexandria" address

The City's calendar year 2026 real estate tax rate is $1.135 per $100, plus a stormwater fee and, for homes on city trash pickup, a refuse fee. Kingstowne, Rose Hill, Hybla Valley, Fort Hunt and Mount Vernon have Alexandria mailing addresses but pay Fairfax County's $1.12 instead. See City of Alexandria vs. Fairfax County.

Historic district rules

In the Old and Historic Alexandria and Parker-Gray districts, exterior changes visible from a public way need a Certificate of Appropriateness, and removing more than 25 square feet of material needs a Permit to Demolish. Buyers pay for authentic character, but they also price in the review process for any planned changes.

Waterfront flooding

City data reported by ALXnow counted 227 flooding events at the Prince Street level from January to October 2025. Low-lying Old Town blocks carry flood insurance questions that can affect a buyer's monthly cost. The city's flood project is expected to start construction in 2027. See Old Town BAR rules and flooding.

Metro, DASH and the airport

Five Metro stations serve the City, including Potomac Yard, which opened in May 2023, and DASH buses have been fare-free since 2021. A walk to King Street-Old Town, Braddock Road or Potomac Yard is a real selling point for commuters.

Condo buildings and garden communities

From Parkfairfax's 1940s garden condominiums to West End high-rises and Carlyle towers, condo values depend on fees, reserves and parking as much as on square footage. The WestEnd development on the former Landmark Mall site, with the new Inova Alexandria Hospital expected in late 2028, is changing what buyers expect nearby.

Parking

Old Town and many blocks near Metro are in Residential Permit Parking districts with two- or three-hour limits for cars without a permit, so off-street parking is a feature buyers will pay for.

Source: Redfin ZIP code housing market data, three-month medians ending September 2026, accessed October 23, 2026. "Few sales" means fewer than five sales of that type in the period. ZIP codes cross town and county lines, so a ZIP median is a starting point, not a price for your street.

Zestimate, Redfin Estimate or a CMA: Which Alexandria Number Should You Trust?

Zillow says the Zestimate's nationwide median error is 1.77% for homes on the market and 7.20% for homes that are not listed. Redfin reports 1.91% and 7.49%. "Median" means half of estimates miss by more than that. On a $639,000 Alexandria home, a 7.2% miss is about $46,008 in either direction.

Why online estimates miss in Alexandria: they cannot see the quality of a restored 19th-century rowhouse, the BAR approvals that come with it, or whether a basement takes on water when the river rises. They often mix City and Fairfax County "Alexandria" sales that carry different taxes. For condos, two units in the same building can differ by fees, view and parking, and the models rarely capture that.

A comparative market analysis (CMA) from a realtor who has walked the house fills those gaps. An appraisal is a licensed appraiser's opinion, usually ordered by the buyer's lender.

Not for most home types. City single-family homes rose about 8.5% and condos about 3.9% from a year earlier. The overall median fell because condos made up a larger share of recent sales.
