Quick Answer: Can You Own Two Cars in an Arlington Condo?
Last updated October 11, 2026.
Quick answer: yes, but plan for the second car before you buy. Many Arlington condos come with one space or none, and extra spaces are often rented monthly from the association or garage operator, sometimes with a waitlist. Street permits are not a fallback in most high-rises: under the county’s Residential Permit Parking (RPP) guidelines, housing built under a site plan or similar approval is generally not eligible for RPP. Read the condo documents for exactly what space comes with the unit and what extra parking costs.

Deeded, Limited Common Element, Assigned or Rented
“Comes with parking” can mean several different things. Ask which one applies, and get it in writing from the condo documents:
| Type | What it usually means | What to check |
|---|---|---|
| Deeded space | The space is its own unit or parcel conveyed with your unit | The deed and plat; whether it has its own tax assessment; whether it can be sold separately |
| Limited common element | The declaration assigns a specific space to your unit | The declaration and plats; how assignments can be changed |
| Board-assigned space | The association assigns spaces under its rules | Rules and minutes; whether assignments can be revoked or reshuffled |
| Rented space | A monthly lease from the association or garage operator | Current rate, waitlist length and whether the rate can rise |
Virginia law gives condo buyers a short window to cancel after receiving the association’s resale certificate; use that window to confirm the parking answer.
Can You Get a Street Permit? How RPP Works
- Opt-in by block: RPP restrictions exist only where neighbors petitioned for them under the county’s process.
- Not every address is eligible: the county’s RPP administrative guidelines (March 2026) say developments built by site plan, Unified Residential Development, Unified Commercial Mixed-Use Development or a form-based code use permit are ineligible, unless the County Board made RPP eligibility a condition of a later approval. Block faces next to ground-floor retail in multifamily buildings are also ineligible.
- How many permits: households with off-street parking (a driveway, garage, carport, or a building lot or garage) can get one FlexPass and one vehicle permit, or two vehicle permits. Households without off-street parking can get one FlexPass and three vehicle permits, or four vehicle permits.
- Cost: for the July 2025 to June 2026 permit year the county listed $40 for the first permit or FlexPass, $55 for the second, and $65 and $150 for a third and fourth (households without off-street parking only). Check the county’s RPP page for current prices.
Before you buy, use the county’s address eligibility check on the RPP page. A building with “street parking out front” may still be ineligible.
Buyer Checklist for a Two-Car Household
| Question | Why it matters |
|---|---|
| Is the space deeded, a limited common element, assigned or rented? | It determines whether the space is truly yours and what it costs |
| Can I rent a second space, at what monthly rate, and is there a waitlist? | Your second car’s real monthly cost |
| What are the guest parking rules? | Some garages have no guest parking or require passes |
| Is there EV charging, who pays for it, and can I install a charger? | Install approvals and electrical capacity vary by building |
| Is a storage unit included or rented separately? | Storage often competes with parking for garage space |
| What do monthly fees cover, and are garage repairs planned? | Garage and deck repairs can drive special assessments; read the reserve study |
| Is the address eligible for RPP? | Most site plan buildings are not |
| What are the towing and vehicle rules (height limits, oversized vehicles, motorcycles)? | Taller vehicles may not fit older garages |
The Real Cost of a Second Car
Beyond the car payment and insurance, an Arlington condo owner’s second car can add:
- A rented parking space, if one is available, priced by the building or garage operator;
- Vehicle personal property tax, billed by Arlington County; see the county’s vehicle personal property tax page;
- RPP permits or visitor passes, if the address is eligible;
- Tolls, if the commute uses I-66 inside the Beltway or the I-395 express lanes at peak times.
We don’t publish a single number because parking rents and tax bills vary by building and vehicle. Nikki can pull the actual parking rules and costs from a building’s documents before you write an offer.
Living With One Car
Many Arlington condo owners keep one car or none. Most high-rise neighborhoods are on Metro’s Orange, Silver, Blue or Yellow Lines, ART and Metrobus cover Columbia Pike and Shirlington, and the Custis, W&OD, Four Mile Run and Mount Vernon trails connect much of the county by bike. See commute options on the Arlington guide.

Arlington Condo Parking FAQ
Can Arlington condo owners get residential parking permits?
Sometimes. RPP is opt-in by block, and developments built by site plan or similar approvals are generally not eligible under the county’s guidelines. Check the specific address with the county before you buy.
What is the difference between a deeded and an assigned parking space?
A deeded space is conveyed to you as its own unit or parcel, while an assigned space is allocated to your unit by the condo declaration or by the association. Check the condo documents to see which one applies.
How many RPP permits can a household get?
Households with off-street parking can get one FlexPass and one vehicle permit or two vehicle permits. Households without off-street parking can get one FlexPass and three vehicle permits or four vehicle permits.
Can I install an EV charger in my Arlington condo garage?
It depends on the association’s rules and the building’s electrical capacity. Ask for the association’s EV charging policy and any approval process before you buy.
