Quick Answer: What Is Being Built in Arlington?

Status as of October 11, 2026.

Quick answer: the busiest corridor right now is Langston Boulevard, where the County Board approved a roughly 300-unit apartment building at 3130 Langston Blvd. in April 2026 and an 88-unit condo building at 1501 Langston Blvd. in September 2026, while the former Key Bridge Marriott site at 1401 Langston Blvd. is in a county land use study with public feedback open through Oct. 18, 2026. Columbia Pike’s street rebuild is substantially complete, Amazon’s HQ2 phase 2 remains paused, and a new countywide transportation plan is headed to the County Board this fall.

“Approved” means a County Board or agency decision is on record; it does not mean construction has started. Back to the Living in Arlington, VA guide.

Langston Boulevard

The County Board adopted the Langston Boulevard Area Plan on Nov. 11, 2023, setting guidance for use, height and density along the corridor (East Falls Church and Cherrydale kept their earlier plans). Two major projects have since been approved:

  • 3130 Langston Blvd.: Rooney Properties’ plan to replace the shuttered Walgreens near the I-66 ramps. The county’s April 2026 board report describes a 13-story building with up to 300 units and 7,228 sq. ft. of retail; ARLnow’s coverage of the vote describes 12 stories. Plans include 361 parking spaces and about $1.8 million for the county’s Affordable Housing Investment Fund.
  • 1501 Langston Blvd.: Taicoon Property Partners’ redevelopment of the former Air & Space Forces Association office building into 88 condominiums, with a ground-floor heritage museum. Patch reported eight stories (about 101 feet) and 149 spaces in the existing garage; a county staff report lists 144 spaces, so final figures should be checked in the approved plans.

In April 2026 the Board also deferred a proposed 47-townhouse project at 2134 N. Taylor St.

The 1401 Langston Boulevard Study (Former Key Bridge Marriott)

The Key Bridge Marriott was demolished in 2025, and the site’s 2020 major site plan amendment has expired. The developer, Quadrangle, filed for a special General Land Use Plan study in December 2025; Virginia Business reported the proposal as six buildings up to 350 feet tall. The county’s study page lists these steps:

  • Long Range Planning Committee meetings on March 18, June 23 and Sept. 30, 2026
  • Zoning Ordinance Committee on Oct. 13 and Long Range Planning Committee on Oct. 14, 2026
  • Public feedback open through 11:59 p.m. Sunday, Oct. 18, 2026
  • Planning Commission hearing on Nov. 2, 2026

See the county study page for documents and the feedback form. Rosslyn condo buyers with river or skyline views should follow this study.

Columbia Pike

The County Board canceled the Columbia Pike streetcar on Nov. 18, 2014. Instead, the county rebuilt the Pike as a complete street, replacing water and sewer lines, moving utilities underground and widening sidewalks. The county reports the project reached substantial completion in December 2025, with pole removal, cleanup and landscaping still finishing; the full corridor reconstruction cost about $161 million. The separate transit stations project is upgrading every Pike bus stop with larger shelters, benches, real-time information and community art, with completion expected in 2026.

National Landing and HQ2

Amazon’s Metropolitan Park, two 22-story office buildings with retail and a 2.5-acre park, opened in June 2023. PenPlace, approved by the county in April 2022 with about 3.3 million sq. ft. of office space and the planned “Helix,” was paused in 2023; recent coverage (April 2026) reported no restart date. The Potomac Yard Metro station in Alexandria opened May 19, 2023.

For condo buyers in Crystal City and Pentagon City, the lesson is to check approved neighboring buildings, which may affect views, before paying a premium for one.

Clarendon

Two Clarendon redevelopments are moving at different speeds. At 3200 Wilson Blvd., the Bingham Center site, Arlington Beer Garden and the Clarendon 54 lounge closed in March 2026 ahead of a hotel and apartment project first approved in September 2023; ARLnow reported in July 2026 that a firm demolition timeline was not yet available. Nearby, demolition began in early 2026 at the former Joyce Motors site for an 11-story, 241-unit building that preserves the historic facade.

The Multimodal Transportation Plan

Launched in October 2024, “Arlington’s Transportation Future” is a refresh of the county’s 2007 Master Transportation Plan, combining its streets, transit, pedestrian, bicycle, parking and curb, and demand-management elements into one document. The draft was open for comment through Aug. 23, 2026, and the county says it will go to the County Board for consideration this fall. See the project page.

How to Check a Project Near a Home

  • Search the county’s private development projects for site plans and land use studies near the address.
  • Check the EHO page and the county permit map for nearby Missing Middle projects.
  • Read the posted notice signs on a site; they list the hearing dates and case number.
  • Ask Nikki to pull the approved plans for any project that could affect a view, traffic or parking.
