Quick Answer: What Does Reston Association Cost and Control?

Last updated October 2026

Quick answer: nearly every Reston home pays Reston Association (RA) an annual assessment, $890 for 2026. Most homes also pay a separate cluster association or condominium fee, which covers your own building or neighborhood and varies widely. RA’s covenants also control the outside of your home: most exterior changes, including tree removal, need approval before work starts.

RA Dues vs Cluster and Condo Fees

Short answer: RA dues pay for community-wide amenities; cluster and condo fees pay for your immediate surroundings.

  • Reston Association ($890 in 2026, up from $848 in 2025): 15 pools, tennis and pickleball courts, four lakes, more than 55 miles of pathways, over 1,300 acres of open space, the Walker Nature Center and recreation passes at no extra charge.
  • Cluster association: common to Reston’s townhouse and single-family clusters; typically covers items such as shared parking courts, common grounds and trash, depending on the cluster’s documents.
  • Condominium association: covers the building, insurance on common elements and reserves, depending on the condo’s documents.

On every Reston home, ask for both numbers, the resale disclosure packet and the cluster or condo budget. Sources: RA 2026 recreation passes, FFXnow: 2025 assessment.

Design Review: Approvals Before You Change the Outside

Short answer: get written approval first. RA says most exterior alterations or additions, no matter how small and including tree removal, need review by the Design Review Board (DRB) or RA Covenants staff before any work begins.

  • Bigger projects such as additions, screened porches and sunrooms go to a DRB panel; many smaller items such as paint colors, fences and lights can be reviewed by Covenants staff.
  • A complete application includes a written description, materials and colors, scaled drawings, a site plan, photos and neighbor signatures.
  • You must notify at least three of the neighbors most affected by the project.
  • Many clusters have their own DRB-approved design standards, which list pre-approved options such as door and color choices.

Before you buy, ask the seller whether past exterior changes were approved; unapproved changes can come up in the resale disclosure. Source: RA Covenants and Design Review FAQs.

Renters and Reston Association Benefits

Short answer: yes, renters get member benefits. RA’s 2026 recreation pass notice says renters living in RA properties are also members, and residency must be verified each year to receive member rates on passes, activities and programs. To get a pass you need a photo ID and proof of owning or occupying a Reston residence whose RA assessment account is current. Source: RA 2026 recreation passes, RA recreation pass FAQs.

Lake Anne Air Conditioning: The RELAC Change

Short answer: if you are buying an older home or condo around Lake Anne, confirm how it is cooled today.

For about 60 years, the RELAC chilled-water system cooled certain properties around Lake Anne, and Reston’s deed barred those properties from installing their own air conditioners. RELAC announced it would permanently cease operations in October 2025. On December 11, 2025, RA’s board voted to stop enforcing the deed covenant that barred individual units; the deed language itself was not removed. By early April 2026, RA had received more than 80 Design Review Board applications for new units, and the Lake Anne of Reston Condominium Association was pursuing a building-wide solution for Heron House. Who Runs Reston Association

RA is governed by an elected board of directors. In December 2025 the board disbanded its Land Use Advisory Committee and now reviews major development and land-use issues itself, and in 2026 it backed expanded advocacy against the proposed Reston National Golf Course redevelopment. Board meetings and agendas are posted on RA’s Agenda Center. Sources: FFXnow: land use committee, Patch.

Reston Association FAQ

How much is the Reston Association assessment in 2026?

The 2026 Reston Association annual assessment is $890, up from $848 in 2025. It includes recreation passes for RA’s pools, courts, lakes and trails at no additional charge.

Do I pay a cluster or condo fee on top of RA dues?

Most Reston homes do. Cluster associations and condominium associations charge their own fees for their own common areas or buildings, and the amount varies widely by community.

Do I need approval to change the outside of my Reston home?

Usually yes. Reston Association says most exterior alterations, including tree removal, need approval from the Design Review Board or Covenants staff before any work begins, and you must notify at least three affected neighbors.

Do renters get Reston Association benefits?

Yes. Reston Association says renters living in RA properties are also members, with residency verified each year to receive member rates on passes and programs.

Can Lake Anne homes now install their own air conditioning?

After the RELAC cooling system shut down in 2025, Reston Association’s board voted on December 11, 2025, to stop enforcing the deed covenant that barred individual air-conditioning units. Owners still need Design Review Board approval for new equipment.

Is Reston Association the same as a cluster association?

No. Reston Association covers the whole community, while a cluster association covers one group of homes and their shared areas. Most Reston homes belong to both.
