Quick Answer: What Is It Like Living in Reston Association?

Last updated October 2026

Quick answer: Reston Association (RA) is the homeowners association for Reston, the planned community Robert E. Simon founded in 1964 in Fairfax County. Every RA home pays the same annual assessment, $890 for 2026, which covers access to 15 pools, more than 50 tennis and pickleball courts, four lakes and more than 55 miles of trails and pathways, with recreation passes at no additional charge. Within RA, homes range from single-family neighborhoods in North Reston to condominiums near the two Reston Silver Line stations, and many homes also belong to a cluster or condominium association with its own fee. This guide covers three of those neighborhoods where Nikki is selling now: Longwood Grove Drive in North Reston, Chestnut Grove near Wiehle-Reston East and The Mercer near Reston Town Center.

Overview and history

Robert E. Simon launched Reston in 1964 on land he bought in 1961, according to Encyclopedia Virginia. Reston’s first village center, Lake Anne Village Center, opened in 1965 (Fairfax County), and Reston Association today maintains the community’s pools, lakes, trails and open space, including the Walker Nature Center at the heart of Reston’s 1,300 acres of open space (Reston Association). Because nearly every Reston home is in RA, the more useful choice for buyers is the neighborhood: a wooded single-family street near Lake Anne, a garden condominium a mile from the Metro or a full-service building near Reston Town Center.

Nikki Lagouros is a Northern Virginia realtor with Berkshire Hathaway HomeServices PenFed Realty who lives in Reston and is currently selling homes in all three neighborhoods. For all of Reston, see her Reston, VA area guide, and for one of Reston’s earliest clusters, see Living in Forest Edge, Reston VA. You can also contact Nikki with questions about a specific home.

Reston Association Dues:
Plus Cluster and Condo Fees

Reston Association assessment for 2026

The 2026 RA annual assessment is $890. Payments were due January 1, 2026, and late fees apply to payments made after March 1 (Reston Association: Pay Assessment). RA notes that reduced rates are available for eligible members in the Fairfax County Tax Relief Program (RA Budget and Assessment Explainer).

What RA membership includes

  • 15 pools and more than 50 tennis and pickleball courts, including 52 outdoor tennis courts

  • Recreation passes for pools and courts at no additional charge
  • The Walker Nature Center

Cluster and condominium fees

Many Reston homes also belong to a cluster or condominium association. Chestnut Grove and The Mercer each have their own condominium association with its own fee and building amenities, and we could not find a public website for either one, so this guide does not quote those fees from an official source. The fee and what it covers, including any utilities, are disclosed in each home’s condominium resale certificate, and Nikki can pull them for any address.

We feel incredibly fortunate to have had Ms. Nikki Lagouros help us sell our home. Recommended by our financial advisor, she stepped in when we decided to move on relatively short notice. Nikki provided excellent advice on which improvements to prioritize and how to stage the home to attract buyers. She also went above and beyond by connecting us with trusted contacts for our move and clearing-out services. Her marketing strategy was top-notch—professional photography and a well-priced listing led to the most rewarding outcome: five offers in just five days! We are absolutely thrilled with her work and wholeheartedly recommend Nikki to anyone planning to sell their house.

When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!

What really set her apart was her amazing team. From the professional photography that made our home look its absolute best to the expert staging that transformed the space, everything was executed flawlessly. The attention to detail was impressive and definitely contributed to a smooth and successful sale. We highly recommend her and her team to anyone looking to buy or sell. When you don't know anyone in the area, you hope to find someone as great as Nikki. I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.
