What It's Like to Live in Herndon
Short answer: Herndon has a real small-town downtown inside a fast-growing tech corridor.
Old Town Herndon centers on Station, Lynn and Elden streets, where the railroad depot built in 1860, now the Herndon Depot Museum, sits on the W&OD Trail beside the Town Green, the Herndon Fortnightly Library and the Municipal Center. Summer Fridays bring free concerts to the Town Green, Thursday mornings bring the farmers market to Lynn Street, and October brings the Herndon High School Homecoming Parade through downtown. Around the town, Fairfax County neighborhoods with Herndon addresses stretch toward Dulles Airport, Reston and Oak Hill, while new apartments rise near the Herndon Metro station.
Inside the town limits you pay the Town’s real estate tax ($0.27 per $100 of assessed value for fiscal 2027) on top of Fairfax County’s, and you get Town services such as police, trash collection and parks. Details: Town of Herndon vs. a Herndon address.
Herndon Neighborhoods: Town and County

HOAs and Town vs County in Herndon
Short answer: planned communities such as Franklin Farm and McNair Farms have mandatory HOAs with pools and amenities; many older neighborhoods inside the town do not. Fees vary, so ask for the resale disclosure packet. Also confirm whether the address is inside the Town of Herndon, which adds town real estate taxes and town services.
Commuting From Herndon
- Metro: the Silver Line’s Herndon station, in the Dulles Toll Road median south of the town core, and Innovation Center station near Route 28 serve the area, with trains east to Reston, Tysons and Washington and west to Dulles Airport and Ashburn. Monday to Thursday, the first trains leave Herndon around 5:10 a.m., per WMATA. Downtown Herndon is about 1.8 miles north of the Herndon station on foot, roughly 40 minutes via Van Buren Street (Google Maps, October 2026), so “near Metro” depends on which part of Herndon you mean. A path completed in 2026 gives nearby residents a direct walking route to Innovation Center.
- Bus: Fairfax Connector routes serve the Herndon station and downtown.
- Roads: the Dulles Toll Road, Route 28, the Fairfax County Parkway, Elden Street and Centreville Road. See the roads table in the local insider section.
- Dulles Airport: next door. Check flight paths for the exact address with the method in Nikki’s guide to Dulles flight paths and noise.
- Bike: the W&OD Trail runs straight through downtown Herndon.

Herndon Local Insider: What Longtime Residents Know
Last updated October 11, 2026. Herndon is the kind of place where the Thursday market sets up beside a red caboose, summer Fridays end with a cover band on the Town Green, and the trail that replaced the railroad still runs right through downtown. It also has a few quirks worth knowing before you buy: which government your address answers to, what is happening with the empty block downtown, and how far the Metro really is from Old Town. Here is what longtime residents pick up over the years, with sources so you can check it yourself.
Town of Herndon, or just a Herndon address?
The Town of Herndon is its own incorporated town inside Fairfax County; the Town says it has more than 24,000 residents and is the third-largest town in Virginia. Plenty of homes outside the town limits also use Herndon mailing addresses, including Fairfax County communities such as Oak Hill, McNair and Floris and much of the Route 28 corridor. Those homes are governed by Fairfax County alone. Inside the town, the differences add up:
- Taxes: a Town real estate tax of $0.27 per $100 of assessed value for fiscal 2027, collected on your Fairfax County bill, on top of the County rate.
- Services and rules: Town trash and recycling collection, Herndon Police, Town zoning and development review, and the Town’s Historic District Overlay downtown.
- Recreation: Town-resident pricing at the Herndon Community Center.
- Elections: Town residents elect the mayor and six council members; the next Town election is November 3, 2026.
To check a parcel, look up the address on Fairfax County’s iCARE site and review the tax details for a Town of Herndon levy, or ask the Town’s Community Development office. Full breakdown: Town of Herndon vs. a Herndon address.
The downtown block: where things stand
The roughly five-acre site on Elden Street between Center and Spring streets (770 Elden St) has been the town’s biggest open question for years. The short version, from the Town’s project page and local reporting:
- November 2017: the Town signs a comprehensive agreement with Comstock Herndon Venture for a downtown project with apartments, retail, a parking garage and an arts center.
- December 2020: the Town deeds the property to Comstock.
- December 2024: Comstock notifies the Town it will not proceed.
- February 28, 2025: the Town records a declaration terminating Comstock’s interest.
- July 11, 2025: the Town sues in Fairfax County Circuit Court for the land’s return.
- September 17, 2026: the judge’s opinion finds the Town is not entitled to get the property back; the case’s final order followed later in September.
- September 29, 2026: the Town announces it has filed objections, a step it says preserves its option to appeal. Comstock says it is pleased with the ruling and remains willing to work with the Town on redevelopment.
Status as of October 11, 2026: the site remains under Comstock’s control, and the Town says it is preparing an appeal. Dated details and documents: Herndon development tracker.
Friday Night Live!: summer Fridays on the Town Green
Free concerts on the Town Green behind the Herndon Municipal Center (777 Lynn St), produced by the Dulles Regional Chamber of Commerce. Shows typically run 6:30 to 10 p.m., and concessions from local vendors open at 6 p.m. The series began in 1995; its 32nd season ran May 22 to September 4, 2026, and the September 4 finale was programmed as its 500th show. Weather does cancel nights (the 2026 opener was rained out), so check the series’ updates on show day. 2027 dates are to be announced. Buyer note: if you are touring homes a block or two from the Town Green, come back on a summer Friday evening to hear the music and see the parking for yourself.
Thursday mornings: the farmers market
The Herndon Farmers Market, run by the Fairfax County Park Authority, sets up Thursdays from 8 a.m. to noon on the 700 block of Lynn Street by the red caboose. The 2026 season runs May 7 to October 29, per the County (the Town’s page lists October 30, a Friday), so the last market days are October 15, 22 and 29. It is producer-only: farmers and makers sell what they grow or make, from within 125 miles of Fairfax County, and craft vendors are not accepted. Pets are not allowed except service animals. Bring your food scraps: there is a composting drop-off. Vendors on the Town’s 2026 list include Baguette Republic, BlackStone Honey Bee Farms, Chunker’s Bakery, House of Empanadas, Mt Olympus Berry Farm and Santacruz Produce.
Heads-up: the Municipal Center is closed until January 2, 2027
The Herndon Municipal Center (777 Lynn St) and Council Chambers (765 Lynn St) closed October 2, 2026 for HVAC and entrance upgrades. Through January 2, 2027, counter services for community development, public works engineering and finance are at 397 Herndon Parkway, Suite 100 (from October 5), and council, committee and commission meetings are in Suite 300, the Herndon Police community room. Handy to know if you need permit records or a zoning answer during a purchase. Call 703-435-6800 or see the Town’s relocation notice.
A short downtown history walk
- Herndon Depot Museum (717 Lynn St): the railroad reached Herndon in the late 1850s, and the depot was built in 1860. The new post office was named for Commander William Lewis Herndon, who went down with his ship, the SS Central America, when it sank in an 1857 hurricane. On March 17, 1863, Confederate Captain John S. Mosby raided Union cavalry posted at this depot. Open Sundays noon to 3 p.m., March to mid-December.
- The red caboose and the W&OD Trail: dairy farms in and around town shipped milk to Washington by rail every day. Herndon incorporated in 1879 and counted 422 residents in the 1880 census. One of the railroad’s last big jobs was hauling sand for the concrete in Dulles Airport’s runways; the last train left the depot in August 1968, and the rail bed is now the W&OD Trail.
- Station and Elden streets: a fire on March 22, 1917 destroyed 16 businesses and two homes downtown. Herndon rebuilt quickly in brick and stone instead of wood, which is why the commercial blocks look the way they do.
- The residential streets around downtown: most houses date from about 1890 to 1920, in Queen Anne, Craftsman and Colonial Revival styles plus plenty of vernacular ones. Van Vleck’s Addition, a subdivision north of the core, was laid out in 1895.
- Chestnut Grove Cemetery: established in 1872 and part of the Town’s Historic District Overlay.
Historic district rules for buyers
The Town’s Historic District Overlay covers the downtown district, Van Vleck’s Addition and Chestnut Grove Cemetery. Exterior changes there can need a Certificate of Appropriateness: some work is exempt, most applications get staff review, and larger changes go to the Historic District Review Board. Before you write an offer on a downtown home, confirm whether it is in the overlay on the historic district map, ask for its permit and approval history, and read the Herndon Historic District Guidelines (PDF) if you plan exterior work. Full guide: Buying a historic home in downtown Herndon.
Metro vs. downtown
The Herndon station opened on the Silver Line in 2022. It sits in the Dulles Toll Road median, about 1.8 miles south of Old Town on foot. North of the station, the Town planned a roughly 38-acre Herndon Transit-Oriented Core for mixed-use redevelopment. The Town reports that of the nine original core parcels, one has been redeveloped, one is under construction, one has been approved and another is in review (Town of Herndon Metro Area Plan page, checked October 11, 2026). The project under construction is 555 Herndon Parkway, with 399 apartments and ground-floor retail. Project list: Herndon development tracker.
Roads: what each one does
| Road | What it does |
|---|---|
| Elden Street | Herndon’s main street through downtown and its main shopping corridor; east of the Fairfax County Parkway it continues toward Reston as Baron Cameron Avenue. |
| Spring Street | A second east-west street through downtown, parallel to Elden, meeting Herndon Parkway on the east side of town. |
| Herndon Parkway | A loop road around the town core; its southern stretch runs along the Toll Road past the Metro station area and Runnymede Park. |
| Van Buren Street | A north-south link between downtown and Herndon Parkway near the Metro station. |
| Centreville Road | A north-south road on the west side of town that runs south through the County toward Floris and Chantilly. |
| Sterling Road | Heads west from the town toward the Route 28 corridor. |
| Fairfax County Parkway | Runs along the town’s east side, north to Route 7 and south toward Route 50 and I-66. |
| Route 28 (Sully Road) | A limited-access highway west of town linking Route 7 and Sterling, the Dulles Airport area and I-66 at Centreville. |
| Dulles Toll Road | Runs along the south side of town, east to Reston, Tysons and Washington and west toward Dulles and Loudoun; the Herndon Metro station sits in its median. |
These are descriptions, not traffic rankings. Drive your commute at rush hour before you commit.
Dulles flight paths: check the address, not the neighborhood
Herndon sits next to Dulles, and aircraft noise varies street by street and with the runways in use. Use the method in Nikki’s Reston flight path guide: replay flights over the exact address in MWAA’s WebTrak on several days and wind directions, then visit at different times of day.
What you’ll hear vs. what we can document
| You’ll hear | What the record shows |
|---|---|
| “A Herndon address means the Town of Herndon.” | Many Fairfax County homes outside the town use Herndon addresses. The tax record settles it. |
| “The Town got the downtown land back.” | A September 2026 ruling went Comstock’s way. The Town filed objections and says it is preparing an appeal. |
| “The Metro is downtown.” | The Herndon station is about 1.8 miles south of Old Town on foot. |
| “The Herndon Festival is the big June weekend.” | The Town ended the four-day festival in December 2023 after a 43-year run. In 2026 Parks and Recreation launched Polar Heat on Lynn Street (May 16) for its 50th anniversary. |
Before you buy: checks by home type
- Downtown homes: confirm historic overlay status, ask for permit and approval history, and plan inspections around the house’s age.
- Near the Town Green or Elden Street: visit on a summer Friday evening and on a parade morning to see the crowds and road closures.
- Near the Toll Road, Route 28 or the Fairfax County Parkway: visit at rush hour and again on a weekend evening to hear the road.
- Near the Metro core or the downtown block: check the Town’s development activity page for approved plans, not just renderings.
- Every address: confirm Town or County on the tax record, then budget with the right tax rates.

When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!Posted on Google

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!Posted on Google

She was incredibly responsive from day one—always quick to answer questions, provide updates, and guide us through the entire process with clear communication and genuine care. What really set her apart was her amazing team. From the professional photography that made our home look its absolute best to the expert staging that transformed the space, everything was executed flawlessly. The attention to detail was impressive and definitely contributed to a smooth and successful sale. We highly recommend her and her team to anyone looking to buy or sell. When you don't know anyone in the area, you hope to find someone as great as Nikki. I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.Posted on Google

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!Posted on Google

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.Posted on Google

Nikki was absolutely exceptional in representing me during the sale of my home. She responded to every message within minutes and made the entire process feel effortless — I truly never had to lift a finger. From start to finish, Nikki handled every nuance with complete professionalism and care, including beautifully managing the staging and presentation of my home. Her attention to detail, communication, and genuine commitment made what could have been a stressful experience incredibly smooth and easy. I can’t recommend Nikki highly enough!
