Quick Answer: What Is It Like Living in Brambleton, VA?

Last updated October 17, 2026.

Quick answer: Brambleton is a master-planned community in unincorporated Loudoun County, south of the Dulles Greenway, with Ashburn and Brambleton mailing addresses in ZIP code 20148. There is no town government: Loudoun County provides local services, and homes pay the county real estate tax of $0.805 per $100 of assessed value for tax year 2026. Nearly every home belongs to the Brambleton Community Association (BCA), whose 2026 assessments run from $142.23 to $237.33 a month by home type and include Verizon Fios service and five pool complexes. Brambleton Town Center has the Brambleton Library, Harris Teeter, the Regal Fox theater and a year-round Sunday farmers market, and the Ashburn Silver Line station is about 3.3 miles from the library by car. The developer says Brambleton lies within Loudoun County’s Airport Impact Overlay District, so check the airport noise tier and nearby data center and substation plans for any address.

Over the three months ending September 2026, Redfin reported a median sale price of about $875,000 in Brambleton, up 7.0% from a year earlier, with homes selling in a median of 43 days.

Nikki Lagouros is the #1 selling realtor in Northern Virginia by units sold since 2020, based on RealTrends rankings and her team’s transaction records, with more than 345 client reviews on Google and Zillow. Overview and history

Brambleton was planned by the Brambleton Group, founded by Anthony Soave. New home sales opened in 2001 and the first residents moved in in 2002, according to the developer’s timeline; the community center and first pool followed in 2003, Harris Teeter in 2005, the Town Center movie theater in 2007 and the Brambleton Library in 2018. The developer describes the buildout as nearing completion, and the BCA’s 2026 budget says 2026 is the final year of significant developer capital contributions, which end once the last lot is sold to its first owner. The BCA projects about 7,263 assessed homes and apartments by December 2026. See all areas Nikki serves.

Brambleton Local Insider: What Longtime Residents Know

Last updated October 17, 2026. Short facts residents pass along, each checked against a public source.

Local insider cards:

  • Fios is in the dues: most BCA assessments include a $95.10 Tech/Community Services charge for Verizon Fios. The 2026 budget describes the package as 1 Gigabit internet, Fios TV, one HD set-top box, one DVR and a router.
  • The waterfalls changed hands: for 2026 the BCA took over the two Brambleton waterfalls the developer had run for 20 years, budgeting more than $100,000 a year for them and their staffing.
  • Ryan Road is Route 772: the Ashburn Metro station was planned as the Route 772 station before Loudoun County named it Ashburn. It sits in the Dulles Greenway median near Ryan Road.
  • The farmers market runs all year: EatLoco lists its Brambleton market on Sundays, 9 a.m. to 1 p.m., open year-round, along Olympia Drive at Willow Creek Way.
  • Fireworks are at Hanson: in 2026 the county’s “What a Blast!” Independence Day celebration, run with the BCA, was Saturday, June 27 at Hal & Berni Hanson Regional Park.
  • About 28,000 residents: the LoCo Large-Scale Community Alliance lists Brambleton at about 28,000 residents, alongside South Riding, Cascades and other large Loudoun associations.

What locals talk about vs. what we can document:

TopicWhat locals talk aboutWhat we can document
Planes overheadLow departures west of DullesLoudoun County’s Runway 30 Aviation Noise Mitigation Project sent a three-part proposal to the FAA on Dec. 18, 2025, and the county said on April 22, 2026 that the FAA replied with the steps needed to move it forward. Dulles’ center north-south runway is also closed for work through at least November 2026.
The noise overlayWhether a home is “in the noise zone”The developer’s site says Brambleton is within the Airport Impact Overlay District, in the Ldn 60-65 area and within one mile of the Ldn 60 area. The BCA says the January 2023 update placed over two-thirds of Brambleton homes in an overlay tier. Check any parcel on the county map.
The Deimos substationA NOVEC substation planned near Belmont Ridge Road and Arcola Mills DriveCase LEGI-2024-0059 is a legislative application for a substation to serve the adjacent Brambleton Shreveport South data center, which the BCA describes as fully vested and by-right. On Oct. 16, 2026 the BCA posted that it had withdrawn its opposition and is negotiating a quality-of-life package with STACK Infrastructure.
Data center pauseWhether new data centers can still be approvedOn Sept. 15, 2026 the Board of Supervisors voted to pause final votes on legislative data center and substation applications, and the county scheduled a resolution for Oct. 20, 2026. By-right projects follow a separate path.
Belmont Ridge RoadThe detour between Arcola Mills Drive and Evergreen Mills RoadThe BCA’s notice says developer road and utility work closed this segment from Jan. 5, 2026 through late Q3 2026. We found no official reopening notice as of Oct. 17, 2026, so check before you drive.
Olympia DriveSpeeding on Olympia DriveOlympia Drive is private from Ryan Road to Ringneck Place and VDOT-owned from Ringneck Place to Creighton Road. The BCA (updated Feb. 25, 2026) lists planned speed humps, crosswalks and striping before VDOT accepts the private part, and a possible 20 mph limit.
Greenway tollsWhether Greenway tolls are going upThe operator asked the State Corporation Commission (case PUR-2025-00191) to raise most car tolls from $5.80 to $6.75 at peak and from $5.25 to $5.60 off-peak. Loudoun County opposes the request, and no decision was posted as of Oct. 17, 2026.

Brambleton Is Unincorporated Loudoun County: What That Means

Short answer: Loudoun County governs every Brambleton home, and the BCA runs the shared amenities and some services.

  • Taxes: Loudoun County’s real estate tax rate is $0.805 per $100 of assessed value for tax year 2026. There is no town tax.
  • Mailing names: ZIP 20148 addresses read Ashburn or Brambleton. The BCA office is at 42000 Ryan Road, Brambleton, VA 20148.
  • Trash: the BCA contracts curbside trash. Its 2026 budget lists refuse at $21.07 a month for townhomes and $26.53 for detached homes, inside the assessment, and yard waste is collected Tuesdays from March through December.
  • Easements and street trees: the BCA’s own disclosures note drainage, utility, avigation and other easements on lots, and county street trees on many lots that owners must maintain and may not remove without county approval.
  • Police and permits: the Loudoun County Sheriff’s Office serves Brambleton, and building permits and zoning go through the county.

Brambleton Communities and Home Types: Which One Fits?

  • Birchwood at Brambleton: an age-restricted (55+) neighborhood near Bram Quarter with its own clubhouse. It is not one of the house types in the BCA’s 2026 assessment table, so ask for its own association documents.
  • West Park at Brambleton: the remaining new construction, with Van Metre townhomes and Tri Pointe and Van Metre single-family homes listed on the developer’s site in October 2026.

We feel incredibly fortunate to have had Ms. Nikki Lagouros help us sell our home. Recommended by our financial advisor, she stepped in when we decided to move on relatively short notice. Nikki provided excellent advice on which improvements to prioritize and how to stage the home to attract buyers. She also went above and beyond by connecting us with trusted contacts for our move and clearing-out services. Her marketing strategy was top-notch—professional photography and a well-priced listing led to the most rewarding outcome: five offers in just five days! We are absolutely thrilled with her work and wholeheartedly recommend Nikki to anyone planning to sell their house.

When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!

I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.

Nikki was absolutely exceptional in representing me during the sale of my home. She responded to every message within minutes and made the entire process feel effortless — I truly never had to lift a finger. From start to finish, Nikki handled every nuance with complete professionalism and care, including beautifully managing the staging and presentation of my home. Her attention to detail, communication, and genuine commitment made what could have been a stressful experience incredibly smooth and easy. I can’t recommend Nikki highly enough!
