Quick Answer: What Should Brambleton Buyers Check?
Last updated October 21, 2026
Quick answer: Brambleton sits west of Dulles Airport, and the developer’s own notice says the community is within Loudoun County’s Airport Impact Overlay District, in the Ldn 60-65 area and within one mile of the Ldn 60 area. The Brambleton Community Association (BCA) says the 2023 overlay update placed over two-thirds of Brambleton homes in a tier. Loudoun’s Runway 30 noise proposal is with the FAA. Nearby, a NOVEC substation is proposed to serve the Brambleton Shreveport South data center, and the SCC approved the Golden to Mars power line route on June 29, 2026. The Airport Impact Overlay District
Loudoun County’s Airport Impact Overlay District has three tiers: Ldn 65 or higher, Ldn 60-65, and a one-mile buffer. The developer’s site says Brambleton is within the Ldn 60-65 area and within one mile of the Ldn 60 area. The BCA says the county’s January 2023 update affected about 47,000 property owners countywide, including over two-thirds of Brambleton homes, and lists disclosure and, in the higher tiers, noise-reduction requirements for new building and additions. Tiers vary by parcel, so look up the exact address on the county’s Airport Impact Overlay District page.
The BCA also lists avigation easements among the easements that may affect Brambleton lots. Read the plat and title report for the home.
Runway 30 Departures
Loudoun County’s Runway 30 Aviation Noise Mitigation Project worked with a design group representing neighborhoods west of Dulles, including Brambleton, Birchwood, Stone Ridge and South Riding. The county sent a three-part proposal to the FAA on December 18, 2025: a departure procedure that climbs aircraft higher before they reach homes, a nighttime track that keeps aircraft on runway heading until 3,000 feet, and a longer-term consolidated flight path element. On April 22, 2026 the county said the FAA had replied with the steps needed to move the proposal forward.
Separately, Dulles’ center north-south runway is closed for work through at least November 2026, which the county says shifts flights to the other north-south runways. Watch flights for any address on MWAA’s WebTrak portal and visit at different times of day.
Data Centers Near Brambleton
Update, October 21, 2026: Loudoun County deferred the data center and substation pause resolution from the Oct. 20 Board meeting to the Nov. 17, 2026 meeting. No final vote has been taken.
As of March 1, 2026, Loudoun County counted about 233 existing data center buildings, about 56.5 million square feet built or under construction, with about 35.7 million more square feet approved but not yet built. On September 15, 2026 the Board of Supervisors voted to pause final votes on legislative data center and substation applications. The county deferred the resolution that would put the pause in place from the October 20, 2026 meeting to the Board’s November 17, 2026 meeting, so no final vote has been taken as of October 21, 2026.
Next to Brambleton, the BCA says the Brambleton Shreveport South data center is a fully vested, by-right development with building permits as the next step, and NOVEC has applied (LEGI-2024-0059) for the Deimos substation near Belmont Ridge Road and Arcola Mills Drive to serve it. On October 16, 2026 the BCA withdrew its opposition to the substation and said it is negotiating a quality-of-life package with STACK Infrastructure. The BCA also says that in 2022 it supported moving a data center site farther from homes, an effort that did not succeed after the overlay update.

Power Line Cases
Dominion Energy’s project page shows these cases in eastern and southern Loudoun:
- Evergreen Mills B (230 kV): SCC final order approving it, October 17, 2025.
- Golden to Mars (500/230 kV): SCC approved Route 3A on June 29, 2026.
- Mars to Wishing Star (500/230 kV): under construction; Dominion expected it energized by summer 2026, and we have not seen confirmation.
- Aspen to Golden (500/230 kV): approved February 5, 2025, according to Dominion.
Loudoun County also lists western Loudoun projects such as Gore-Doubs-Goose Creek, Valley North and Line 514 improvements; they are not next to Brambleton. Routes and maps: Power lines through Ashburn and Brambleton and the county’s transmission line page.
