Quick Answer: What Is Being Built in and Around Brambleton?
Last updated October 21, 2026
Quick answer: as of October 17, 2026, Brambleton is in its final build-out at West Park, and the Brambleton Community Association (BCA) says 2026 is the last year of significant developer contributions. The biggest pending decision nearby is the NOVEC Deimos substation (LEGI-2024-0059) near Belmont Ridge Road and Arcola Mills Drive, which would serve the Brambleton Shreveport South data center; the BCA withdrew its opposition on October 16. The county deferred its data center pause resolution from October 20 to the Board’s November 17, 2026 meeting, so no final vote has been taken. Final Build-Out at West Park
The developer’s site listed Van Metre townhomes and Tri Pointe and Van Metre single-family homes at West Park at Brambleton in October 2026. The BCA’s 2026 budget calls 2026 the final year of significant capital contributions from the developer, the Brambleton Group, which end once the last lot is sold to its first owner, and projects about 7,263 assessed homes and apartments by December 2026. With developer funding ending, the BCA says it must fully fund its own reserves.
The Deimos Substation and Brambleton Shreveport South Data Center
Update, October 21, 2026: Loudoun County deferred the data center and substation pause resolution from the Oct. 20 Board meeting to the Nov. 17, 2026 meeting. No final vote has been taken.
NOVEC has applied (LEGI-2024-0059) for a substation near Belmont Ridge Road and Arcola Mills Drive to serve the adjacent Brambleton Shreveport South data center. The BCA says the data center is a fully vested, by-right development with building permits as the next step, and that the substation and data center follow separate approval paths.
On October 16, 2026 the BCA posted that it had withdrawn its earlier opposition after talks with NOVEC and STACK Infrastructure. It lists community benefits under discussion, including a community liaison, event space, scholarships, sponsorships, a construction management plan, landscaping and sound studies, and no on-site power generation except emergency backup generators. The BCA says these would be documented in a memorandum of understanding; none is posted yet.
On September 15, 2026 the Board of Supervisors voted to pause final votes on legislative data center and substation applications while it writes new standards. The county deferred the resolution that would put the pause in place from the October 20, 2026 meeting to the Board’s November 17, 2026 meeting, so no final vote has been taken as of October 21, 2026. Belmont Ridge Road, Olympia Drive and the Greenway
- Belmont Ridge Road: the BCA says the segment between Arcola Mills Drive and Evergreen Mills Road closed on January 5, 2026 for developer road and utility work, with detours on Arcola Mills Drive, Evergreen Mills Road, Northstar Boulevard, Ryan Road and the Loudoun County Parkway. Its target was late Q3 2026; we found no official reopening notice as of October 17.
- Olympia Drive: private from Ryan Road to Ringneck Place and VDOT-owned from Ringneck Place to Creighton Road. The developer and BCA have proposed striping, two elongated speed humps and new crosswalks before VDOT accepts the private segment, and the county is considering a 20 mph limit.
- Dulles Greenway: the operator asked the SCC to raise most car tolls from $5.80 to $6.75 at peak and from $5.25 to $5.60 off-peak. Loudoun County opposes the increase.
- Northstar Boulevard: the Route 50 to Evergreen Mills Road segment opened in December 2024.
Power Lines Near Brambleton

New Shops and Community Projects
The developer’s tenant directory lists Capellini’s, Kilwins, Southeast Impression and Capital Area Pediatrics as coming soon, and Another Broken Egg Cafe and Crispy Cones as now open. The BCA’s 2026 budget funds a Brambleton Community Center interior renovation across 2026 and 2027, pool resurfacing at the Community Center, phased trail repaving and new fitness trail equipment.
