Quick Answer: How Do Ashburn’s Big HOAs Compare?

Last updated October 2026

Quick answer: most Ashburn homes sit inside large planned communities with mandatory homeowners associations, and each one bundles different things into its dues. Broadlands publishes 2026 monthly assessments from $87 (condominiums) to $212 (courtyard homes on private streets). Brambleton’s approved 2026 budget sets detached homes at $207.53 a month and townhouses at $217.33. Ashburn Village and Ashburn Farm keep their budgets behind resident logins, so ask for the resale certificate before you write an offer. The amenities differ as much as the dues: Ashburn Village has eight private lakes and a 32,000-square-foot Sports Pavilion, Ashburn Farm runs three outdoor pools around a restored dairy-farm windmill, and Broadlands spreads three pools across more than 1,500 acres.

Ashburn HOAs Side by Side

Figures below come only from each association’s own website or budget documents, checked October 2026. Where an association does not publish its dues publicly, we say so instead of guessing.

Community2026 dues (published)Signature amenities
Ashburn VillageNot posted publicly; see the resale certificate8 private lakes, Sports Pavilion with indoor and outdoor pools, 17 tennis and 24 pickleball courts
Ashburn FarmNot posted publicly; budget is in the resident portalWindmill, Summerwood and Breezyhill pools, tennis and pickleball, trails and ponds
Broadlands$87 to $212 a month by home typeSouthern Walk, Community Center and Summerbrooke pools, fitness center, wetlands
Brambleton$207.53 a month (detached); $217.33 (townhouse)Pools, parks and trails, plus a walkable Town Center

Dues pay for very different packages. In Broadlands, for example, the single-family figure includes a trash assessment, and some home types add private street or lawn maintenance. Brambleton’s assessment includes technology and communications and recreation components. Read the line items, not just the total.

Ashburn Village: Lakes, Courts and the Sports Pavilion

Ashburn Village opened in 1988 and, by its association’s count, includes 5,339 homes: single-family homes, townhouses, condominiums, age-restricted condominiums and townhouses, and apartments. The amenity list is long:

  • Eight private, man-made lakes and ponds (Alder, Beech, Cedar, Ashburn, Tippecanoe, Pavilion, Killawog and Heron Pond), stocked with bass, sun perch and carp. Residents and guests may catch and release from dawn to dusk with a valid Virginia fishing license. Canoes, kayaks and rowboats are allowed; motors, swimming and ice skating are not.
  • The Ashburn Village Sports Pavilion (20585 Ashburn Village Blvd), about 32,000 square feet, with indoor and outdoor 25-meter pools, a gym, steam and sauna rooms, racquetball and year-round tennis. It is home to the year-round Blue Wave Swim Team and the summer AquaJets.
  • Three neighborhood rec centers with outdoor pools: Lakes (44078 Cheltenham Cir, 25-meter, home of the AquaJets), Mills (43895 Grottoes Dr, nicknamed the “bucket pool” for its kids’ features) and Woods (44020 Louisa Dr, a quieter pool tucked into the neighborhood).
  • Courts: 17 tennis courts and 24 pickleball courts in total, counting shared-line courts.
  • Nine playgrounds and more than 17 miles of trails and footpaths, per the association’s recreation page.

Selling or buying here: the resale certificate costs $317 by email for a single-family home or townhouse, including a $115 exterior inspection, and can take up to 14 days. Staff photograph and measure the outside of the home, so sellers should confirm every exterior change has an approval on file. Each home gets 10 complimentary outdoor pool guest passes a year.

Ashburn Farm: Three Pools and a Windmill

Ashburn Farm takes its name from the land’s history. The association says most of the property once belonged to John Janney, a Loudoun delegate, and its last owners, the Gray family, ran a dairy farm here. A windmill salvaged from the Gray estate stands near the Windmill Community Center (21400 Windmill Dr), which is also the association office.

  • Pools: Windmill (21400 Windmill Dr), Summerwood (43641 Golden Meadow Cir) and Breezyhill (43250 Hay Rd). They open the Saturday of Memorial Day weekend, shorten hours once school starts, and close the day after Labor Day. Passes are digital, and pool access can be suspended if assessments are past due or there are open architectural violations.
  • Other amenities: tennis and pickleball courts, a pavilion, basketball courts, sports fields, playgrounds and trails and ponds. Amenities, including fishing, are for residents.
  • Swim team: the Ashburn Farm Barracudas set a lower registration fee for residents inside the association’s boundaries.

Ashburn Farm’s budget and assessment amounts are posted in its resident portal rather than on the public site, so request the resale packet and confirm the current assessment before you write an offer.

Broadlands: Published 2026 Assessments

Broadlands is a master-planned community of more than 1,500 acres off the Dulles Greenway at Claiborne Parkway (Exit 5), designed for 4,070 homes. The association says it was the 25th community in the nation certified as a Wildlife Habitat Community by the National Wildlife Federation. Its three pools are Southern Walk, the Community Center pool and Summerbrooke, and the association also runs a fitness center, courts and tot lots.

Home type2026 monthly

Courtyard or Hillside, private streets$212

Brambleton: Town Center and a Detailed Budget

Brambleton, in Ashburn’s 20148 ZIP code, publishes its full budget packet. The approved 2026 budget sets these monthly assessments: detached homes $207.53 (up 1.32%), detached homes on a common driveway $220.56, townhouses $217.33, and townhouses in the grounds maintenance program $237.33. Condominium rates are lower. The assessment combines general, technology and communications, home-type and recreation pieces.

Brambleton’s draw is its Town Center, with the library, restaurants, a movie theater and plaza events. Details: Living in Brambleton and the Brambleton Town Center guide. Brambleton residents should also follow the power line cases nearby: Power lines through Ashburn and Brambleton.

Belmont, Lansdowne, One Loudoun and Moorefield Station

  • Belmont Country Club area: a golf-course community off Route 7 and Belmont Ridge Road. We could not find a public website with current association dues. Listing data describes a club social membership that is separate from HOA dues, so ask for both the HOA resale certificate and the club’s membership terms.
  • Lansdowne on the Potomac: north of Route 7, with mostly Leesburg mailing addresses. Its HOA lists three pools (including a heated indoor pool), the Potomac Club fitness center, tennis and pickleball, and summer concerts, and says home internet and TV are included in the assessment.
  • One Loudoun: a mixed-use town center with homes, shops, restaurants and offices off Route 7. See the events and development notes in the events calendar and development tracker.
  • Moorefield Station and the Metro corridor: newer townhouses, condos and apartments around the Ashburn Silver Line station, with more planned. See the development tracker.

Before You Buy: HOA Checklist

  • Order or request the resale certificate early; Virginia law requires it for resales, and associations can take up to 14 days.
  • Compare the line items (trash, private streets, lawn care, internet and TV) rather than the monthly total alone.
  • Ask about open violations noted in the inspection; in Ashburn Village, the buyer takes on uncorrected violations at settlement.
  • Ask how pool passes and guest passes work, and whether a nonresident swim team or club membership costs extra.
  • Check for special assessments and the association’s reserve study.
  • If you are near a data center or power line corridor, read Living near Ashburn’s data centers.
