Quick Answer: What Is Changing Around Manassas?
Last updated October 20, 2026
Quick answer: the biggest change is at the airport. Washington Manassas Airport, the city-owned field formerly called Manassas Regional Airport, received its FAA commercial operating certificate on August 31, 2026 and expects passenger flights by the end of 2027. On the roads, the city began building a roundabout at Sudley Road and Centreville Road in June 2026, Prince William County replaced its Route 28 Bypass plan with a planned widening of Route 28, and county interchange work at Sudley Manor Drive runs to 2030. VRE plans to expand Broad Run station starting in December 2026. The PW Digital Gateway data center rezonings near the battlefield are void after a July 29, 2026 court order.

Washington Manassas Airport: Commercial Service
The City of Manassas owns and operates the airport, which opened in 1932 and moved to its current site in 1964. Its own site calls it Virginia’s busiest general aviation airport, with more than 400 based aircraft. Formerly Manassas Regional Airport, it now uses the name Washington Manassas Airport (HEF). On August 31, 2026, the FAA issued a Part 139 Airport Operating Certificate, which the airport describes as the final federal milestone before commercial passenger service, expected to launch by the end of 2027. The city’s private partner, Avports, is responsible for the passenger terminal, parking and recruiting airlines. The airport newsroom also shows renderings for a future air traffic control tower.
October 2026 update: Avports began the first phase of terminal-area construction, and the Airport Commission recommended a $29.3 million contract with Costello Construction for a replacement control tower, projected to be finished in June 2029. The contract still needs City Council approval. Details: Manassas Airport starts terminal work as a $29.3 million tower contract moves forward.

City of Manassas: Roundabout and Mathis Avenue
Sudley Road, Centreville Road and Prescott Avenue roundabout (under construction): the city is replacing the signalized intersection with a two-lane roundabout, raised medians and connected sidewalks with refuge islands, as a gateway to Historic Downtown from Centreville Road. The project is funded with $5.07 million in Northern Virginia Transportation Authority regional revenues and local distribution funds. Construction started in June 2026, and the city posts bi-weekly updates on its Sudley Road/Centreville Road Roundabout Project page.
Mathis Avenue (approved, in design): the city plans to rebuild Mathis Avenue from Sudley Road to Liberia Avenue as a two-lane street with a planted median, dedicated turn lanes and streetscape and pedestrian improvements. Right-of-way acquisition and final design are scheduled for 2026. Mathis Avenue Improvements.
Route 28: Bypass Out, Widening In
For years, Prince William County planned a Route 28 Bypass. On February 18, 2025, the Board of County Supervisors directed staff to remove it from county plans and consider widening the existing road instead, and on January 20, 2026 the Board approved that Comprehensive Plan change (CPA2025-00007). The plan now calls for widening Route 28 from four to six lanes between the Manassas city line and the Fairfax County line, plus a new Flat Branch Trail along the general alignment of the former bypass. A plan designation is not funding or a construction schedule. Mobility Chapter Update (Route 28 Changes).
Across Bull Run in Fairfax County, Route 28 was already widened from four to six lanes between the Bull Run bridge and Route 29 in Centreville; Fairfax County held a ribbon cutting for substantial completion on November 1, 2023. Route 28 Widening Project.
VRE: Broad Run Expansion and Manassas Park Parking
Broad Run Expansion (approved, final design): VRE will enlarge the Broad Run maintenance and storage yard to hold more trains, which means shifting the station platform east, rebuilding station and parking facilities and replacing crew buildings with a new 6,200-square-foot building. VRE lists property acquisition through April 2026, final design through July 2026 and construction from December 2026 to February 2029, at a project cost of about $100.1 million. Broad Run Expansion.
Manassas Park parking (complete): a 740-space parking garage serving commuters and the city is now in use at Manassas Park station, and VRE says the project won a Grand Award at the 2026 Virginia Engineering Excellence Awards. Manassas Park parking expansion.
Prince William County Road Projects Near Manassas
- Sudley Manor Drive interchange (approved): improvements at Prince William Parkway (Route 234) and Sudley Manor Drive, including changes at the Parkway and Wellington Road. The design-build contract began in July 2026 and runs to December 2030; the county posted public information materials on October 7, 2026.
- Route 234 Business (Sudley Road), Battleview Parkway to Godwin Drive (proposed): lane reconfiguration, signal changes, turn lanes and pedestrian improvements. Design ends in fall 2026, with construction listed for spring 2028 to spring 2030.
- Devlin Road widening (under construction): about 3,000 feet of Devlin Road from University Boulevard to Jennell Drive becomes a four-lane divided road with a sidewalk and shared use path, from fall 2025 to spring 2028.

The PW Digital Gateway and Data Centers
The PW Digital Gateway was a proposed data center corridor along Pageland Lane, between Sudley Road and Route 29 next to Manassas National Battlefield Park. The Board adopted a Comprehensive Plan Amendment for it on November 1, 2022 and later approved rezonings. According to the county’s August 5, 2026 update, after a July 29, 2026 Virginia Court of Appeals order, the rezoning approvals are void and the properties revert to their prior zoning; the Comprehensive Plan Amendment remains in place because the court upheld it; and any future rezoning would need the normal process with Planning Commission and Board hearings. The county has updated its zoning maps, and Real Estate Assessments is reassessing the affected parcels. PW Digital Gateway (August 5, 2026 update).
Data centers, briefly: Prince William County uses a Data Center Opportunity Zone Overlay District to steer data centers toward areas with existing infrastructure. If a home is near an industrial or overlay area, ask Nikki to pull the nearby cases. For background on the new state tax, see Nikki’s post on Virginia’s data center tax.
How to Read a Development Notice
- Comprehensive Plan designation: a long-range guide for land use and roads. It does not by itself fund or build anything.
- Rezoning or proffer amendment: the decision that sets what may be built and the conditions attached.
- Design-build contract: one contract for design and construction; dates can still shift.
- Site plan: the engineering plan that comes before construction. This is when timing becomes real.
Before you buy, Nikki can pull the cases near a specific address so you know what has been approved and what is only proposed. See also the Manassas commute guide.
Manassas Development FAQ
Will Washington Manassas Airport have commercial flights?
The FAA issued the airport a Part 139 Airport Operating Certificate on August 31, 2026, the final federal milestone for commercial service. The airport says passenger service is expected to launch by the end of 2027; no airline had been announced on the airport’s website as of October 15, 2026.
Is Manassas Regional Airport the same as Washington Manassas Airport?
Yes. The city-owned airport at 10600 Harry J. Parrish Boulevard now uses the name Washington Manassas Airport, with the same HEF airport code.

Prince William County says that after a July 29, 2026 Virginia Court of Appeals order, the Board’s rezoning approvals are void and the properties revert to their prior zoning.
