Quick Answer: How Do the Dumfries Communities Differ?

Last updated October 17, 2026

Quick answer: a “Dumfries, VA” home is usually in one of three places. The Town of Dumfries is the small incorporated town on Route 1, with its own council, police department and town real estate tax. Montclair (ZIP 22025) is a lake community in unincorporated Prince William County, run by a property owners association whose 2026-2027 dues are $900 a year. Potomac Shores is a newer master-planned community on the Potomac, also in the county, built around a planned VRE station that is not open yet. This guide goes deeper than Nikki’s Woodbridge-area comparison, which puts Montclair and Potomac Shores beside Lake Ridge and Dale City.

Town of Dumfries: A Historic Town With Its Own Government

The Town of Dumfries covers about 1.54 square miles along Route 1 (Main Street and Fraley Boulevard) and Quantico Creek. Its council is a mayor and six members elected at large. Town homes are served by the Dumfries Police Department and town-contracted trash pickup every Wednesday, and they pay a town real estate tax on top of the county rate. The town’s FY2026-2027 budget lists that rate at $0.1850 per $100 of assessed value, while the Treasurer’s page still lists $0.1899, so check the bill. The Weems-Botts Museum, Merchant Park and Garrison Park are here, and most town events, from the Saturday market to the Holiday Tree Lighting, happen at Garrison Park.

What to know before buying here:

  • Confirm the parcel is inside town limits on the county property record; town taxes are due June 5 and December 5.
  • Homes on or near Fraley Boulevard and Main Street are close to the planned Route 1 widening, scheduled for construction from spring 2028 to winter 2031.
  • Check the FEMA flood map for lots near Quantico Creek; the town’s capital plan funds Quantico Creek Phase II flood mitigation.
  • Zoning and building permits go through the town, not the county.

Montclair: Life Around a Private Lake

Montclair was established in 1969 and has about 3,800 homes around 108-acre Lake Montclair, according to the Montclair Property Owners Association (MPOA). The lake was made by damming Powell’s Creek; an earthen dam at Dolphin Beach holds the water level, and a sluice gate releases water during storms or maintenance. The MPOA says Montclair borders Prince William Forest Park to the south.

Dues: MPOA dues for the fiscal year running May 2026 through April 2027 are $900, payable in full or at $75 a month, and the POA separately bills trash service at $20.95 a month. Townhome and cluster-home owners in a sub-association pay that association too. The MPOA lists eight: Alexander Square, Northside Townhome, Southlake Cove, Southlake Recreation, Island, Nob Hill Forest, Southlake Landing and Water’s Edge.

The lake: residents use three beaches with a valid recreation pass: Beaver Landing (15462 Silvan Glen Drive), Dolphin Beach (4398 Spillway Lane) and West Beach (4616 Spalding Drive, with the boat ramp and storage racks). Swim areas are roped off and have lifeguards from Memorial Day through Labor Day, and diving is not allowed anywhere on the lake. Boats must be registered with the MPOA, gas engines are not permitted, and electric motors are limited to 195 pounds of thrust or 3.5 horsepower. Storage for canoes and kayaks at West Beach is $25 a year, renewed in October. Triploid carp, which control hydrilla, are protected and must not be removed.

What to know before buying here:

  • Read the MPOA covenants and any sub-association rules; sub-associations can set stricter rules for exterior colors and decorations.
  • Ask about lake and dam maintenance plans and how the budget and reserves fund them.
  • Montclair is outside the Town of Dumfries, so there is no town tax; county taxes apply.
  • Confirm school assignments for the exact address in the PWCS Find Your School tool.

Potomac Shores: Built Around a Station That Is Not Open Yet

Potomac Shores is a newer master-planned community on the Potomac River in unincorporated Prince William County, with Dumfries (22026) addresses. The developer describes townhomes, condos and single-family homes from builders including Ryan Homes and Stanley Martin, parks and trails, an 18-hole Jack Nicklaus Signature golf course, and a planned Marketplace shopping and dining district.

The train station: the town center was planned around a Virginia Railway Express station on the Fredericksburg Line between Rippon and Quantico. As of October 17, 2026 it is not open. VRE lists the Potomac Shores Station in Final Design. A roughly 350-space parking garage is complete, and the Station House retail building broke ground in November 2024. On September 18, 2026, VRE’s CEO told its board that soil tests came back clean and a public groundbreaking is being scheduled with the developer; no date, cost or opening was given.

What to know before buying here:

  • Do not price in a train station that is not running; check VRE for current status.
  • We could not find a public website for the community association. Ask for the resale disclosure packet, which shows current dues, any separate fees and the rules.
  • Ask which phases are complete and which are still planned near the home you are considering.
  • Potomac Shores is outside the Town of Dumfries, so county taxes apply and there is no town tax.

Triangle and Other Dumfries Addresses

Triangle (22172), just south of the town, is an unincorporated part of the county where you will find the entrance to Prince William Forest Park on Joplin Road and the National Museum of the Marine Corps. Other subdivisions with Dumfries addresses sit along Route 234 (Dumfries Road) and Route 1 outside the town limits. For any of these, the county property record tells you which government serves the parcel, and the resale packet tells you whether an association applies.

How to Choose Among the Dumfries Communities

There is no single best community; it depends on what you want day to day. A few practical questions sort most buyers quickly:

  • Do you want lake access? Only Montclair has a private lake with member beaches, under MPOA rules.
  • Do you want newer construction? Potomac Shores is still adding homes; check which phases are complete.
  • Do you want a walkable historic setting with town services? The Town of Dumfries has its own police department and Wednesday trash pickup, and it adds a town real estate tax.
  • How will you commute? Compare I-95 and the 95 Express Lanes, OmniRide routes and the VRE stations at Quantico and Rippon. See the real Woodbridge commute.
