Worldgate Centre, the AMC-anchored shopping center on Worldgate Drive in Herndon, sold at a foreclosure auction on Monday, October 26, 2026, for $28.2 million. The winning bid was a credit bid placed for the center’s largest secured creditor, meaning the lender’s side took the property using the debt it was already owed. The former owner, an affiliate of McLean-based Rappaport, still owed about $50 million. No redevelopment plan has been announced, and the sale does not by itself close any business.
Quick Summary
- Sale: October 26, 2026, a trustee’s auction outside the Fairfax County Circuit Court, per the Washington Business Journal.
- Price: $28.2 million, after six groups bid and the opening bid started at $15 million.
- Debt: about $50 million left on a $65 million loan from 2016.
- Value: appraised at $88.5 million in 2014 and $23.9 million in March 2026.
- Tenants: the center was nearly fully leased at the time of the sale, and two restaurants opened there in October.

What happened
Worldgate Centre is the roughly 229,000-square-foot retail center at 13025 Worldgate Drive, just off exit 10 of the Dulles Toll Road. It is home to the AMC Worldgate 9, the Worldgate Athletic Club & Spa, TGI Fridays and a long row of restaurants and services.
On the morning of October 26, a substitute trustee auctioned the center outside the Fairfax County Circuit Court. This was a trustee’s sale, the nonjudicial process Virginia uses for most foreclosures. It runs under state law and the loan’s deed of trust instead of through a lawsuit. Bidders had to put down a $50,000 deposit to take part, according to Greater Reston Living, which summarized the Washington Business Journal’s reporting.
Who bought it and for how much
The winning bid was $28.2 million. Aaron Neal, an attorney with McNamee Hosea who served as substitute trustee, placed it on behalf of the center’s largest secured creditor. It was a credit bid, so the lender’s side paid with the debt it was owed rather than new cash. Five other groups bid and lost. Their names have not been reported.
The exact entity that will hold title has not been announced. That name will appear on the trustee’s deed once it is recorded in the Fairfax County land records. As of October 28, I have not seen that deed reported. Neither the lender nor the former owner has released a public statement. Gary Rappaport attended the auction and declined to comment afterward, per Greater Reston Living.
For context, the price landed about $4.3 million above the March 2026 appraisal of $23.9 million. It is about $22 million less than the owner still owed.
Why it went into foreclosure
This was a debt problem, not an empty-center problem. Here is how the loan unraveled, based on the Business Journal reporting summarized by Greater Reston Living and on KBRA credit-rating data cited by Hoodline:
- 2016: Worldgate Centre Owner LLC borrowed $65 million. Wells Fargo originated the loan and placed it in a commercial mortgage-backed securities (CMBS) pool.
- 2021: Sport & Health’s management of the center’s club of more than 106,000 square feet ended. Rappaport later reopened the space as the Worldgate Athletic Club & Spa, which it owns and runs.
- May 2024: The loan came due and was not repaid. A forbearance agreement later extended the deadline through July 2026, and special servicer Rialto Capital took over the loan.
- December 2024: The owner told its lender it no longer intended to fund the loan and wanted to give up the property.
- February 2026: The lender asked the Fairfax County Circuit Court to appoint Colliers International as receiver to run the property.
The center still earns money. It brought in nearly $5 million in revenue and $2.91 million in net cash flow last year. But KBRA’s review of a March 2025 rent roll found that while the property was 99.6% occupied, only 53.6% was leased once the owner-affiliated athletic club was left out. Losing an outside tenant that large helps explain why the appraised value fell about 73% from 2014.
What’s planned next for Worldgate Centre
Nothing has been announced. The lender’s side can keep and operate the center, or sell it to an outside owner later. No redevelopment application for the shopping center has been reported, and I have not found one in public coverage of the Town of Herndon’s review boards.
Worldgate Centre sits inside the Town of Herndon, so any future rezoning or redesign would go through the town’s public process. That means review by Herndon’s Department of Community Development, hearings before the Planning Commission and Town Council, and design review by the Architectural Review Board. Fairfax County’s role here is the court and the land records, not the zoning.
What is already changing on Worldgate Drive
Across the street, the office side of Worldgate is already being rebuilt. The Herndon Town Council unanimously approved BXP’s plan for 461 homes at 13100 and 13150 Worldgate Drive on March 26, 2024, FFXnow reported. The plan calls for a 359-unit apartment building by BXP, plus 52 stacked condos and 47 townhouses by NV Homes. Demolition of the old offices began in fall 2025, and final building designs were still in front of the Architectural Review Board this spring, per FFXnow. Construction dates had not been set.
Nearby, Santander Bank sold the Monument III office building at 12930 Worldgate Drive to Crown Properties for $28 million in April, per Greater Reston Living. You can follow these projects on my Herndon development tracker.
The Herndon Metro connection
Worldgate Centre sits near the Herndon station on Metro’s Silver Line. In 2023 the Town of Herndon finished an 800-foot walking and biking trail that connects the station to Van Buren Street by Worldgate Centre, FFXnow reported. The approved Worldgate Drive housing plan also adds a public trail link between Elden Street and the station. No one has tied the station to any specific plan for the shopping center.
What happens to the current businesses
For now, the doors stay open. A foreclosure sale does not by itself close any business, and leases generally carry on under a new owner, subject to each lease’s terms. No tenant has announced a closure tied to the sale.
- AMC Worldgate 9: the nine-screen theater, which opened in 1990 as the Loews Worldgate, remains one of the center’s anchors. AMC has not announced any change.
- Worldgate Athletic Club & Spa: the largest space in the center. It is run by the former owner’s company, so its future terms will be up to whoever ends up owning the center.
- Restaurants: TGI Fridays, Inchin’s Bamboo Garden, Sushi Mori, Charred, Pho 2000, Anatolian Bistro, Nan Thai and others were on the late-September tenant list. Peruvian Charcoal Chicken & Grill and Kinnera Indian Bar & Grill opened in October.
- Hotel: no hotel appears on the center’s published tenant list, so no hotel was part of this sale.
What this means for Herndon and Reston homeowners
Here is what I would tell a neighbor who asked me about it this week.
- This is a commercial sale, not a home sale. A shopping center foreclosure is not a residential comparable. Appraisers and buyers price Herndon homes off other home sales, not off what a retail center brought at auction.
- The everyday stuff has not changed. The theater, the gym and the restaurants were open going into the sale. For the townhome, condo and apartment communities around Worldgate Drive and Elden Street, that walk-to convenience is the thing to watch under a new owner.
- Any big change will be public first. A redevelopment would need Town of Herndon hearings, so you would see it on Planning Commission and Town Council agendas well before anything happens.
- Reston watches the same trend. Older office and retail sites near Silver Line stations, from Worldgate to the Lake Fairfax Business Center and Halley Rise, keep getting reworked. Each one changes what is close to home.

FAQ
Who bought Worldgate Centre in Herndon?
The lender’s side. A substitute trustee placed a $28.2 million credit bid on behalf of the center’s largest secured creditor on October 26, 2026. The exact entity taking title has not been announced and will be named on the trustee’s deed in the Fairfax County land records.
How much did Worldgate Centre sell for?
$28.2 million. Six groups bid, starting at $15 million. The price was about $4.3 million above the March 2026 appraisal of $23.9 million and about $22 million below the roughly $50 million the owner still owed.
Is the AMC Worldgate 9 closing?
No closure has been announced. The foreclosure sale does not by itself close any business, and leases generally continue under a new owner, subject to their terms. AMC has not announced any change to the Herndon theater.
Is Worldgate Centre being redeveloped?
Not that anyone has announced. No redevelopment application for the shopping center has been reported. Any rezoning would need public review by the Town of Herndon, including Planning Commission and Town Council hearings. The offices across Worldgate Drive are a separate, already approved housing project.
Why did Worldgate Centre go into foreclosure?
The owner could not repay a $65 million loan from 2016 when it came due in May 2024. After a forbearance period, the owner said in December 2024 it would stop funding the loan. The center’s value had dropped sharply after it lost Sport & Health, its largest outside tenant.
How close is Worldgate Centre to the Herndon Metro station?
Close enough to walk. The Town of Herndon built an 800-foot walking and biking trail in 2023 that connects the Herndon Silver Line station to Van Buren Street by Worldgate Centre. Your total walk depends on which part of the center you are headed to.
Does the Worldgate foreclosure affect Herndon home values?
Not directly. A commercial foreclosure is not a residential comparable, so it does not set prices for nearby homes. What matters more is whether the shops and restaurants stay open, and any major change to the center would go through public town hearings first.
