Airport Noise: How to Check an Address
Loudoun County’s Airport Impact Overlay District (AIOD) is a zoning designation for properties where airport noise is anticipated. The county adopted updated boundaries on January 17, 2023, based on the Metropolitan Washington Airports Authority’s 2019 noise exposure maps, affecting about 59,000 properties around and near Dulles.
| AIOD tier | What the county says |
|---|---|
| Ldn 65 or higher | Closest to the airport; new residential development is not permitted. |
| Ldn 60 to 65 | New homes require developer notice at first sale, acoustical treatment for new homes and additions, and an overflight easement. |
| One-mile buffer | Farthest tier; developer notice at the initial sale of a new home. |
- Look up the parcel on the county’s AIOD interactive map; we do not label neighborhoods.
- Dulles’ center runway (1C/19C) is closed for maintenance through at least November 2026, so more flights use the outer runways. See the county’s runway notice.
- Loudoun County’s Runway 30 noise mitigation project sent recommendations to the FAA; the Dulles District supervisor wrote in April 2026 that changes could take at least five years to implement.
- Questions about flights go to MWAA’s Noise Information Office at 703-417-1204, weekdays 8 a.m. to 4:30 p.m.
