Quick Answer: What Is Different About Buying in the Village or on a Rural Lot?
Last updated October 17, 2026
Quick answer: in the village of Aldie, most exterior changes, new buildings, fences and signs need a Certificate of Appropriateness from Loudoun County’s Historic District Review Committee before work starts. On rural lots outside the planned communities, the questions shift to zoning, which may be Agricultural Rural (AR-1 or AR-2), and to private wells and septic systems, whose records the Loudoun County Health Department publishes. Neither area has a town government; Loudoun County handles permits, zoning and services.

The Aldie Historic District
Loudoun County says it established the Aldie Historic District to preserve the distinctive character of the village of Aldie as properties and residents change over time. Under Chapter 5 of the county Zoning Ordinance, landowners must present plans to the Historic District Review Committee and get a Certificate of Appropriateness before altering existing structures, including demolition, or building new structures, fences (except farm fences and bona fide farm buildings) or signs.
What to know before buying here:
- Ask the seller for any past Certificates of Appropriateness and permits for additions, fences or outbuildings.
- Budget time for committee review before planning exterior work such as windows, siding, roofs or additions.
- Read the county’s historic district guidelines on the County Historic Districts page.
The National Register Listing
The Virginia Department of Historic Resources lists the Aldie Mill Historic District (053-0114) on the Virginia Landmarks Register (June 2, 1970) and the National Register of Historic Places (Sept. 15, 1970). Register listing is recognition; the county’s historic district rules are what require review of exterior changes.
Aldie Mill itself is run by NOVA Parks as Aldie Mill Historic Park, which says the mill was built between 1807 and 1809 and has tandem overshot waterwheels.
Rural Historic Village Policy and Zoning
Loudoun County’s 2019 General Plan names Aldie among its 12 Rural Historic Villages. Outside the planned communities, parcels may be in the county’s Agricultural Rural districts (AR-1 or AR-2) or other districts, and zoning sets what can be built and how land can be divided.
What to know before buying here:
- Look up the parcel’s zoning and any overlay districts in the parcel database.
- Ask whether the land is under a conservation easement, which can limit future plans.
- Search LandMARC for nearby land use applications.
Wells and Septic Systems
Rural homes may rely on a private well and an onsite septic system rather than public water and sewer. The Loudoun County Health Department says its well and septic records are available online and can help buyers, sellers and contractors locate wells and septic systems. If a search returns no results, the page directs you to the Health Department at 703-777-0234.
What to know before buying here:
- Pull the well and septic records for the address before you write an offer.
- Plan for a well water test and a septic inspection during the inspection period.
- Ask for maintenance records, such as septic pump-outs.
Route 50 Through the Village
Route 50 runs through the village as the Little River Turnpike. Loudoun County lists the traffic calming in the village of Aldie and the Gilberts Corner roundabouts as completed parts of VDOT’s Route 50 Traffic Calming Corridor. Visit a village home at morning and evening commute times, and see the Aldie commute and airport noise guide.
Conservation Around the Village
- Aldie Assemblage: the Piedmont Environmental Council bought this six-acre site on Route 50 in the village in summer 2024. Its concept plan calls for restoring the historic tavern building and exploring a public green along the Little River.
- Gilbert’s Corner Regional Park: NOVA Parks land with trails and views of the Bull Run Mountains, part of the study area for the Civil War Battle of Aldie.
- Oak Hill: James Monroe’s estate north of Gilberts Corner is authorized to become a state park but is not yet open.

Historic Aldie and Rural Homes FAQ
