Quick Answer: How Do Aldie’s Neighborhoods Differ?

Last updated October 17, 2026

Quick answer: the biggest differences are the association, the home type and the mailing name. Stone Ridge, the largest community with Aldie addresses, sets a different 2026 assessment for each home style, from $88.21 a month for some condominiums to $190.24 for Savannah Collection homes with yard maintenance. Kirkpatrick Farms has its own association and pool, Seven Hills is a newer Bright MLS subdivision name near Braddock Road, the historic village sits inside a county historic district, and rural lots raise zoning, well and septic questions. South Riding, often compared with Aldie, has Chantilly 20152 addresses but is in Loudoun County.

Stone Ridge

The Stone Ridge Association describes Stone Ridge as a Van Metre planned community in Loudoun’s Dulles South area with 3,474 condos, townhomes and single-family homes. Amenities listed by the association include three pools (Greenstone, Nettle Mill and Stone Carver), the Nettle Mill Clubhouse with a fitness center open 4:30 a.m. to midnight, an amphitheater with an event lawn, tot lots, tennis and basketball courts and walking trails. Byrne’s Ridge Park and the Gum Spring Library are inside the community.

Stone Mill Corner and Summerwalk condominiums$121.07

What to know before buying here:

  • Townhouse streets are private, so townhouse owners fund snow removal and street reserves through the association.
  • Condo owners pay one fee to their condominium management company, which passes the general assessment to Stone Ridge.
  • Pool access runs through an online pass system; each household gets three complimentary guest passes a year, and extra guest passes are $3 each.
  • The association’s 2026 annual meeting is Nov. 10, 2026 at the Nettle Mill Clubhouse.

Kirkpatrick Farms

The Kirkpatrick Farms Association lists a community center with a swimming pool, tot lots, basketball and tennis courts, ball fields and trails around the community’s ponds. Its website links dues payments and resale documents to Cardinal Management Group.

What to know before buying here:

  • The association does not post its assessment publicly, so get the figure from the resale documents.
  • Ask whether the home is a condominium; condo units can carry a second association.
  • Review the architectural guidelines before planning exterior changes.

Seven Hills

Seven Hills appears in Bright MLS as a subdivision with Aldie 20105 addresses near Braddock Road. We could not find a public association website on Oct. 17, 2026.

What to know before buying here:

  • Ask the seller for the association name, budget and resale certificate.
  • Check the nearby Braddock Road and Trailhead Drive roundabout design (comments due Nov. 4, 2026) in the development tracker.
  • Confirm the assigned schools with the LCPS locator for the exact address.

The Historic Village of Aldie

The village’s older homes sit along Route 50 near Aldie Mill, inside Loudoun County’s Aldie Historic District. The Aldie Mill Historic District has been on the Virginia Landmarks Register and the National Register of Historic Places since 1970.

What to know before buying here:

  • Most exterior changes, new buildings, fences and signs need a Certificate of Appropriateness from the Historic District Review Committee.
  • Route 50 runs through the village, so visit at commute times.
  • More detail: buying in historic Aldie or on the rural edge.

Rural Lots Toward Gilberts Corner and Route 15

West and north of the planned communities, homes sit on larger lots and farms near Gilberts Corner and Route 15. The county’s 2019 General Plan names Aldie among its 12 Rural Historic Villages.

What to know before buying here:

  • Confirm the zoning, which may be Agricultural Rural (AR-1 or AR-2), in the county parcel database.
  • Ask whether the home has a private well and septic system, and pull the Health Department’s well and septic records.
  • Check conservation easements and any nearby land applications in LandMARC.

South Riding: A Chantilly Address in Loudoun County

South Riding Proprietary reports more than 6,300 homes. ZIP code 20152 carries Chantilly as the Postal Service’s default city name, with South Riding and Fairfax also accepted, but the community is in Loudoun County. Its 2026 assessments are $101.95 a month for detached homes, $115.75 for detached homes on a common drive and $110.80 for townhomes; condominium owners pay $67.70 or $93.65 to the Proprietary through their condo association.

What to know before buying here:

  • Loudoun County taxes and services apply, not Fairfax County’s.
  • The Proprietary’s 2026 budget funds reserves at the levels in its 2024 reserve study.
  • Events at the South Riding Center and Town Green are listed on the Proprietary’s site; check which are for members.
