Quick Answer: What Is It Like Living in Old Town Alexandria?
Last updated October 15, 2026.
Quick answer: Old Town is Alexandria’s original 1749 port town on the Potomac River. Its grid holds 18th- and 19th-century rowhouses and townhouses, converted buildings and condos, and most of it is in the Old and Historic Alexandria District, where exterior changes need Board of Architectural Review (BAR) approval. King Street runs from the King Street-Old Town Metro to the waterfront, with a free trolley every 15 minutes, and the lowest blocks near the river flood. Buyers should plan for BAR rules, residential permit parking and flood checks. The details on BAR review and flooding are in our Old Town BAR and flooding guide.

Old Town History and Overview
A 1749 port town. Alexandria was founded in 1749 on the Potomac River. Old Town is that original grid of rectangular blocks, and the city counts about 200 surviving structures from Alexandria’s early life in the area bounded roughly by the river and Franklin, Washington and Queen Streets.
Part of the capital, then Virginia again. Alexandria became part of the District of Columbia in 1801 and returned to Virginia in 1847. More of that story is in the Living in Alexandria guide.
An early historic district. The Old and Historic Alexandria District, designated in 1946, was the third historic district in the United States. The Parker-Gray district to the northwest followed in 1984. Since 2019 one seven-member BAR has reviewed both.
Old Town today. King Street is the main street, and the city has made its 200, 100 and Unit blocks permanently car-free near the river. Old Town North, between the historic core and the former power plant site, has newer mid-rise condos and townhouses.

Check the block on the city’s parking restrictions and districts page and its interactive parking map. Metered parking in most locations is $2.75 an hour since July 1, 2026.
Old Town Buyer Due-Diligence Checklist
- BAR review: confirm whether the address is in the Old and Historic Alexandria District, the Parker-Gray district or a designated 100-year-old building. Exterior changes visible from a public way need a Certificate of Appropriateness, and removing more than 25 square feet of material needs a Permit to Demolish. Details: Old Town BAR and flooding guide.
- Past approvals: ask the seller for prior Certificates of Appropriateness and permits for windows, additions and decks.
- Flood zones: look up the parcel on FEMA’s Flood Map Service Center, ask whether an elevation certificate exists and get a flood insurance quote.
- Parking: confirm off-street parking or RPP permit eligibility for the block.
- Older buildings: consider a sewer camera inspection and a close look at moisture, roofs and masonry.
- Nearby construction: check the development tracker before paying for a view.

We feel incredibly fortunate to have had Ms. Nikki Lagouros help us sell our home. Recommended by our financial advisor, she stepped in when we decided to move on relatively short notice. Nikki provided excellent advice on which improvements to prioritize and how to stage the home to attract buyers. She also went above and beyond by connecting us with trusted contacts for our move and clearing-out services. Her marketing strategy was top-notch—professional photography and a well-priced listing led to the most rewarding outcome: five offers in just five days! She spent countless weekends meeting me to tour different properties, always making time for me and never making me feel rushed. She was incredibly patient throughout the entire process, answering my endless questions and helping me navigate every decision with confidence. Her dedication, honesty, and genuine care made what could have been a stressful experience so much easier. I’m so grateful for all of her hard work and support. When we decided to sell our home, we spent several weeks analyzing the data available on the top selling agents in our area. We narrowed our options down to a short list of three. During a series of face-to-face interviews Nikki Lagouros quickly emerged as the front-runner and also the best choice for our family. Here are a few highlights from our experience. Nikki is an extremely adept listener. She was completely respectful of our personal priorities in the selling process. From start to finish Nikki did not pressure or disregard us. Throughout the process Nikki's response time was exceptional. Initially, she was the only realtor that personally answered the phone. (All others went to voicemail.) From that time on, Nikki responded within 2 hours of a reach from one of us. When she was going to be unable to respond in that timeframe she told us beforehand. Nikki put together a shared document with detailed timelines and expectations for all parties involved in our sale, including us. Then she managed all parties. We did not have to inquire once about expectations or timeframes. Nor did her team ever fail to deliver by the timeline set. Nikki is smart! and current in the strategies she used to help position our house to sell. For instance, she is adept at employing the emerging online marketing strategies related to selling homes. Additionally, she increased the strength and personal feel to the narrative describing our home by inviting us to help craft it. Finally, Nikki's team is like her~ each member is committed, focused, respectful, kind and highly relational. They were fun to be around; a rarity when selling a home. We had multiple offers and sold quickly! From start to finish Nikki Lagouros exceeded our expectations. We encourage anyone looking to sell (in Brambleton especially) to consider her as well!Posted on Google

We were looking for a realtor that truly understood our local market, and could help us navigate the home sale process. Well, we discovered that they don’t call Nikki “The Best Reston Agent” for no reason! She made some recommendations for a few updates. She then provided us with trusted contacts to take care of everything for us. We appreciated that she even had someone on her team to handle everything with our HOA, and to help stage our home! The photos were beautiful! We had several offers by day 2 of going live. We feel blessed because Nikki and her team went well above and beyond our expectations. We highly recommend her!Posted on Google

She was incredibly responsive from day one—always quick to answer questions, provide updates, and guide us through the entire process with clear communication and genuine care. What really set her apart was her amazing team. From the professional photography that made our home look its absolute best to the expert staging that transformed the space, everything was executed flawlessly. The attention to detail was impressive and definitely contributed to a smooth and successful sale. We highly recommend her and her team to anyone looking to buy or sell. When you don't know anyone in the area, you hope to find someone as great as Nikki. I had to quickly get from TX to VA to take care of family matters and part of that was unexpectedly selling a family home. I'm a particular person when it comes to getting results, so after putting out an agent form in local Reston groups, getting tons of submissions, and narrowing it down to 5 interviews, I was happy to encounter Nikki. Her degrees in Consumer Psychology and Marketing sold me. As much I appreciate over-communication, I appreciate results more - and she made it happen. We were thrilled with the outcome, the multiple offers, and the ease that she created for us since we had to be back in Texas before the home even hit the market. She, Laura, and George took care of everything in a timely manner, keeping me updated on relevant changes, and providing all the info upfront so I could make a decision quickly without having to ask additional questions. She's #1 for a reason. Her strategy is top notch, her staging is stunning, and her recommendations are trustworthy. I'll recommend her to anyone I know needing an agent in the area. Thank you for being amazing, Nikki.Posted on Google

Working with Nikki was nothing short of amazing 🙌 From day one, her knowledge and guidance were unmatched. We originally planned to buy new construction in Woodbridge, but decided to wait and purchase locally in the Springfield/Alexandria area later this year—and Nikki supported us every step of the way. Even in a short time, she proved she truly cares and always puts her clients first 💯 Come August… we’re coming back and closing our dream home with her 🏡✨ Stay tuned 👀 And thank you, Nikki—we’re blessed to have found you!Posted on Google

We cannot say enough great things about Nikki and her team! From initial contact all the way through signing closing documents and receiving our keys, Nikki was fantastic in our home buying journey. She took the time to listen to every single concern, no matter how small. As we were new to the area, she patiently showed us not only property listings, but the highlights that the various neighborhoods had to offer. When it came time to put in an offer, Nikki ensured we stayed competitive the whole way through, fighting for us (oh, and we got the house). Call Nikki!! You will not regret it.Posted on Google
