Fairfax County Tax Assessment vs. Market Value: What Is Your Home Worth?

By Nikki Lagouros | BHHS PenFed Realty | Northern Virginia

Does a higher Fairfax County tax assessment mean your home will sell for more?

A higher assessment does not establish today’s selling price. Fairfax County aims to assess fair market value as of January 1. A selling decision later in the year needs evidence relevant to the home’s current condition and market. Start by checking the valuation date, property details, and comparable sales.

The county uses computer-assisted mass appraisal for its annual residential assessment work. The assessment is intended to represent fair market value, rather than a deliberately discounted percentage of it. Its date and method help explain why it can differ from a property-specific appraisal or a later sale.

Assessment, asking price, appraisal, and sale price: what is the difference?

  • Assessment: the annual valuation used for property taxation.
  • Asking price: the seller’s marketing decision, which still needs a willing buyer.
  • Appraisal: an individual property’s valuation for a particular purpose and effective date.
  • Sale price: the amount actually paid in a transaction.

Fairfax County explains that assessed and appraised values can differ. It also distinguishes sales representative of market value from transactions with unusual circumstances, such as related-party transfers. Review the context before treating a recorded price as a comparable.

If your assessment rose 8%, should your asking price rise 8%?

Consider a hypothetical assessment that increases from $750,000 to $810,000. The $60,000 change is 8%. That calculation describes the change in the county’s figure; it does not prove that the home can sell for $810,000 now or justify adding 8% to an existing asking price.

For a pricing decision, compare relevant completed sales, investigate current competition, and explain the differences between those homes and yours. Avoid a fixed rule such as always pricing a certain percentage above assessment.

How should you choose comparable home sales?

Use properties with meaningful similarities in location, property type, size, layout, lot, and condition. Match the timing to the question: evidence for a January 1 assessment is a different task from estimating a selling range later in the year.

Hypothetical sale Price Detail requiring investigation
A $800,000 Older kitchen and baths
B $825,000 Similar size and condition
C $850,000 Renovated; $20,000 buyer credit

These invented figures are not a market-value range. Averaging them would ignore the differences. For Sale C, $850,000 minus a $20,000 credit equals $830,000 as a simple proceeds comparison before other costs. That subtraction is not a professional appraisal adjustment.

Check the underlying property record

Confirm the taxing jurisdiction and review the county’s recorded physical description. A Fairfax mailing address alone does not establish that a home is in Fairfax County rather than the separate City of Fairfax. Document discrepancies and ask the appropriate tax office about corrections.

What if you disagree with your assessment?

Fairfax County identifies market value, lack of uniformity, and errors in property description as grounds for assessment review. Saying the increase feels too large is not enough. Assemble evidence relevant to the assessment date and verify the procedures for the year involved.

Timing as of October 23, 2026: the ordinary 2026 administrative appeal deadline of April 1 and Board of Equalization deadline of June 1 have passed. Contact the county about your circumstances and current options. Review can result in an assessment being affirmed, increased, or decreased.
