Quick Summary

What Changes in 2027

Nearly every home in Reston pays Reston Association (RA) one annual assessment. For 2026 that bill was $890. For 2027 it will be $900 per property, a $10 increase, after the RA Board of Directors voted on the budget at its October 22, 2026 meeting.

The vote came earlier than usual. In past years the board typically adopted the budget in November.

The assessment is separate from any cluster association or condominium fee. Those fees vary by community and are set by each cluster or condo board, not by RA.

Where the Savings Came From

RA staff reported finding more than $550,000 in operating savings for the new budget. The changes they listed include:

  • Eliminating the chief operating officer position
  • Moving the activities guide to a mostly digital format to cut printing and postage
  • Lower technology costs
  • Lower seasonal staffing costs

What Gets More Money

Even with the cuts, the 2027 budget adds funding for several items:

  • Contracted tree maintenance
  • Cybersecurity upgrades
  • A mobile version of RecTrac, RA’s activity registration system
  • A study of sediment conditions in Reston’s four lakes

Capital Projects on the Calendar

The board approved a new 10-year capital improvement plan (CIP) for 2027 to 2036 on October 8. It projects a 2027 capital budget of about $4.48 million, slightly below the $4.5 million the previous plan expected. Later years range from about $3.6 million to $4.6 million.

Projects expected in 2027:

  • A new splash pad at Uplands Pool
  • A renovation of the Lake Newport tennis courts, which will become tennis-only courts, with new entrance lighting and repaved paths
  • Completion of a three-year project to standardize trail markers and signs

Further out, the plan includes new furniture for all RA pools by 2030, a Lake Anne lighting replacement in 2031, and more money for replacing stormwater culverts: $75,000 a year through 2028, then $100,000 a year starting in 2029. A placeholder for RA office improvements sits in 2029 while RA decides what to do about its headquarters lease, which ends in July 2030. A proposal to move the Lake Newport gazebo replacement up from 2028 to 2027 did not pass.

What It Means for Buyers and Sellers

  • Budget for both fees. Plan on $900 for RA in 2027, plus the cluster or condo fee for the specific home. Ask for both numbers before you write an offer.
  • Read the resale packet. The resale disclosure packet shows the assessment and whether the account is current.
  • Ask about timing at settlement. Annual assessments are usually split between buyer and seller at closing. Confirm the exact split with your settlement agent.
  • Check payment options. RA offers a six-month installment plan, and owners in Fairfax County’s real estate tax relief program paid a reduced $445 for 2026. Details are on RA’s Pay Assessment page.
