Quick Answer: How Do Brambleton’s Neighborhoods Differ?

Last updated October 17, 2026

Quick answer: the biggest differences are home type and the association layers that come with it. The Brambleton Community Association (BCA) sets a different 2026 assessment for each home type, from $207.53 a month for a detached home to $237.33 for a townhome in the grounds maintenance program, and Summerfield and The Residences add their own condominium associations. Birchwood at Brambleton is an age-restricted (55+) neighborhood with its own clubhouse, and West Park at Brambleton is where the last new homes are being built. All of Brambleton is unincorporated Loudoun County.

Rates are from the BCA’s 2026 approved budget. The 2027 budget is adopted each October, so confirm the current figure in the resale certificate.

Detached-Home Sections

The BCA projects about 2,734 detached homes by December 2026, about 703 of them on common driveways. Detached homes pay the general, Fios, single-family and pool (recreation) charges in one monthly assessment of $207.53.

What to know before buying here:

  • Confirm whether the lot is on a common driveway; that adds $13.03 a month and shared-drive rules.
  • Carriage lights and other automatic exterior lights must work, and BCA staff inspect for them.
  • Most exterior changes need Covenants Committee approval; the committee meets monthly.
  • Read the plat for drainage, utility and avigation easements and any county street trees on the lot.

Townhome Sections

The BCA projects about 3,576 townhomes by December 2026. Sections in the Townhome Grounds Maintenance Program are Sections 22, 23, 24, 32, 33 and 34, Section 12 (Overlook & Water Towers), Brandt, Evermont Trace, Toll Brothers, Town Center Residential (brownstones) and Trent Grove.

What to know before buying here:

  • In program sections, owners pay the extra $20 a month even if they opt out of the service.
  • The program covers mowing, edging, turf treatments and spring mulch, but not shrub pruning, leaf removal, fall mulch or snow removal.
  • Townhome reserves fund alley and common drive repaving; the 2026 budget plans overlays and seal coating in several groups.

Condominiums: Summerfield and The Residences

Summerfield (about 433 units) and The Residences (about 366 units) each have their own condominium association, plus a smaller BCA condo assessment that includes the Fios charge.

What to know before buying here:

  • Request both resale packets: the condominium association’s and the BCA’s.
  • Residences owners in good standing have BCA pool access; the Beacon Crest pool and club room are at 22650 Beacon Crest Terrace.
  • Summerfield residents may buy a BCA pool season pass: $85 single, $150 couple or $250 family.

Brambleton Town Center

Townhomes, condos and apartments surround Brambleton Plaza, the library and the shops. Nikki covers it in a separate guide: Living near Brambleton Town Center.

Birchwood at Brambleton (55+)

The developer lists Birchwood at Brambleton as its 55+ neighborhood, near Bram Quarter. Its timeline shows sales beginning in 2018 and the Birchwood clubhouse opening in 2019.

What to know before buying here:

  • Age-restricted communities have occupancy rules; read the declaration and rules before you write an offer.
  • Birchwood is not a house type in the BCA’s 2026 assessment table, so get Birchwood’s own association budget and resale certificate.
  • Loudoun County’s Runway 30 noise project named Birchwood among the neighborhoods west of Dulles it studied.

West Park at Brambleton: The Last New Homes

In October 2026 the developer’s site listed Van Metre townhomes and Tri Pointe and Van Metre single-family homes at West Park at Brambleton. The BCA’s 2026 budget says developer capital contributions end once the last lot is sold to its first owner.

What to know before buying here:

  • New-construction contracts are the builder’s own; have Nikki review deposits, timelines and association disclosures.
  • Ask which BCA assessment applies to the home type and when it starts.
  • Check the parcel’s airport noise tier and its distance from the proposed Deimos substation and the Brambleton Shreveport South data center; see Brambleton airport noise, data centers and power lines.

Builders in Brambleton

The BCA’s warranty contact list names Beazer, Camberly, Gulick, Miller & Smith, Pulte (formerly Centex), Stanley Martin, Tri Pointe (formerly Winchester) and Van Metre, and the grounds maintenance program includes Toll Brothers and Brandt sections. The developer’s timeline says Knutson Homes built the first Town Center rooftop-terrace townhomes in 2016. Ask the seller for the builder and any remaining warranty paperwork.
