City of Falls Church

The independent city covers about 2 square miles around Broad and Washington streets. Downtown has newer mixed-use apartment buildings such as Broad and Washington (with Whole Foods and Creative Cauldron on the ground floor), Founders Row and The Lincoln at Tinner Hill, while most of the city is single-family streets, including Broadmont on the east side along Route 7. The West Falls district on the city’s west end adds condominiums, apartments, a hotel and senior living next to the West Falls Church Metro station. The city runs the Saturday farmers market at City Hall and most of its events in Cherry Hill Park.

What to know before buying here:

  • Taxes are the city’s $1.18 per $100 rate for fiscal 2027, and the city reassesses property every January 1 at 100% of fair market value.
  • Several small townhouse projects near Park Avenue are in review or under construction; check the city’s private development projects page.
  • Students attend Falls Church City Public Schools; confirm with the school division.
  • The city’s fiscal 2027 capital plan includes $8.7 million for stormwater work; check the parcel on FEMA’s flood map.

Seven Corners

Seven Corners is the Fairfax County area around the junction of Route 7, Route 50 and Wilson Boulevard, just southeast of the city, with a mix of apartments, townhouses and single-family streets around a major shopping area. Eden Center, the shopping center and dining destination on Wilson Boulevard, is inside the city line here.

What to know before buying here:

  • Fairfax County’s Seven Corners plan, adopted in 2015, guides redevelopment of the commercial area, including a planned ring road.
  • In June 2025 the Board of Supervisors authorized a plan amendment for the former Sears site that would consider residential use at up to 63 units per acre; check the county’s plan amendment pages for status.
  • The City of Falls Church’s East End Small Area Plan, adopted in June 2023, covers Eden Center and neighboring city blocks.
  • Confirm whether an address is in the county or the city before you estimate taxes.

Lake Barcroft

Lake Barcroft is a Fairfax County community of single-family homes around a private lake south of Route 7. The Lake Barcroft Association owns the lake, the beaches and other common property, and a separate public body, the Lake Barcroft Watershed Improvement District, maintains the dam and removes sediment from the lake.

What to know before buying here:

  • The watershed improvement district sets a tax on roughly 1,000 lots inside its boundary, which Fairfax County adds to the property tax bill. Ask for the current amount.
  • Ask the Lake Barcroft Association about membership, dues and beach and boating rules for the specific address.
  • Check flood maps for homes near the lake and Holmes Run.
  • The county’s $1.12 rate applies on top of the district tax.

Jefferson

Jefferson is a Fairfax County community west and southwest of the city, between Route 29 and Route 50, made up mostly of single-family neighborhoods. Merrifield’s shops and the Dunn Loring Metro station are to the west; the city of Falls Church is to the east.

What to know before buying here:

  • Mailing addresses here are typically Falls Church 22042, but the home is in Fairfax County.
  • Check commute options to both West Falls Church and Dunn Loring stations.
  • Confirm school assignments with the FCPS Boundary Locator.

Idylwood

Idylwood is a Fairfax County community west of the city, near the I-66 and I-495 interchange and close to Tysons. Housing is mostly single-family, with older homes and rebuilt homes side by side.

What to know before buying here:

  • Check highway noise and traffic near I-66 and I-495 at different times of day.
  • West Falls Church and Dunn Loring stations are both nearby; time the trip from the specific address.
  • If you plan to expand or rebuild, review Fairfax County zoning and permit rules early.

Pimmit Hills

Pimmit Hills is a Fairfax County community north of Route 7 between the city and Tysons, with mostly single-family homes. Rebuilds and additions are common, so neighboring houses can vary widely in size and age.

What to know before buying here:

  • Expect construction nearby when older homes are rebuilt; ask about recent permits on neighboring lots.
  • Route 7 and I-495 put Tysons close, while the West Falls Church station is the nearest Metro for many streets.
  • Confirm stormwater and lot-coverage rules with Fairfax County before planning an addition.

West Falls Church

West Falls Church is the Fairfax County area around the West Falls Church Metro station and I-66, next to the city’s West Falls district. On Metro’s land, EYA and Rushmark broke ground in November 2025 on a new neighborhood planned for up to 810 apartments and 82 townhomes.

What to know before buying here:

  • WMATA’s construction notice for the station area runs through Aug. 1, 2027; the north parking lot is closed, but parking remains on site.
  • New streets, bus facilities and a new Kiss and Ride are part of the plan, so traffic patterns near Haycock Road will change.
  • See our Falls Church development tracker for status updates.

Areas Near Merrifield and Mantua

The city lists Merrifield among the Fairfax County areas that use Falls Church mailing addresses, and some streets near Mantua do as well, while other nearby homes use Fairfax addresses. These are all in Fairfax County.

What to know before buying here:

  • Use the USPS ZIP lookup and Fairfax County’s iCARE to confirm the address and parcel.
  • Check which Metro station is closest: Dunn Loring, Vienna or West Falls Church.
