Quick Answer: What Is Being Built in Ashburn?
Last updated October 2026
Quick answer: as of October 11, 2026, Ashburn’s biggest visible change is the new Exchange Street block at One Loudoun, where Arhaus, Tatte, Van Leeuwen, Alo and a soft-opened Bartaco are now open. In April 2026 the Board of Supervisors approved replacing the former Bloom grocery and strip center at Belmont Ridge Road and Portsmouth Boulevard with 318 homes and 11,000 square feet of shops. Near the Ashburn Metro station, the County is financing 249 affordable apartments at Moorefield Station. On the roads, the Waxpool Road and Loudoun County Parkway intersection project is in land acquisition, with construction planned for 2027. Data center and power line decisions continue to shape the corridors along Route 28, Waxpool Road and the Loudoun County Parkway.
Check any project yourself in LandMARC, Loudoun County’s land application system (it replaced the older LOLA system in 2023).

One Loudoun: The New Exchange Street Block
One Loudoun’s newest phase fills in Exchange Street near Endicott Drive. Arhaus opened first, in April 2026, with a covered outdoor showroom. As of September 24, 2026, The Burn reported Bartaco in a soft opening (dinner only at first), joining Van Leeuwen Ice Cream, Tatte Bakery and Cafe, Alo and Arhaus on the block. Williams-Sonoma, Madewell and Pottery Barn are listed as coming to the still-under-construction phase, and an Anthropologie store is under construction nearby. A seasonal ice rink on the plaza by Bartaco has been described as planned; we have not seen an opening date.
Restaurants and shops at One Loudoun turn over from time to time, so check a business’s own site before you go. Events at One Loudoun: Ashburn events calendar.
Belmont Greene: Shopping Center to Homes
Loudoun Now reported on April 28, 2026 that the Board of Supervisors had approved, the week before, a rezoning of the 27-acre site at Belmont Ridge Road and Portsmouth Boulevard. The plan replaces the former 38,000-square-foot Bloom grocery store and a 25,000-square-foot strip center with 318 homes and 11,000 square feet of commercial space:
- 20 single-family detached homes, at least half limited to 2,975 square feet
- 146 townhouses, at least half capped at 1,950 square feet
- 152 multifamily units
- some homes price-controlled through the County’s Affordable Dwelling Unit program
During the hearing, residents of the neighboring Belmont Greene community raised concerns about traffic on their privately maintained streets. Construction timing has not been announced.
Around the Ashburn Metro Station
The Ashburn station opened on November 15, 2022 as the western end of the Silver Line, in the Dulles Greenway median. Land around it, including Moorefield Station and Loudoun Station, has been planned for denser housing and offices.
- Moorefield Station Apartments: on October 21, 2025, the Board approved a $19.3 million loan to SCG Development Partners for 249 rental homes near the station, with rents set by income levels, WJLA reported.
- Parking: the County-run Ashburn South garage (43625 Croson Lane) has about 1,540 spaces at $4.95 a day, with no overnight parking. The Ashburn North garage is operated privately by Comstock.
More on getting around: Commuting from Ashburn.
Road Projects
- Waxpool Road and Loudoun County Parkway: triple left-turn lanes from westbound Waxpool onto southbound Loudoun County Parkway, plus a separated right-turn lane from northbound Loudoun County Parkway onto eastbound Waxpool. The County’s project page (checked October 11, 2026) lists the current phase as land acquisition, with contractor procurement in fall 2026, construction from winter 2027 to fall 2027, and substantial completion in fall 2027.
- Dulles Greenway tolls: the private operator, TRIP II, has asked the State Corporation Commission (case PUR-2025-00191) to raise most car tolls from $5.80 to $6.75 at peak and from $5.25 to $5.60 off-peak. Loudoun County opposes the increase and joined the case on May 5, 2026.
Data Centers and Power Lines
On September 15, 2026, the Board voted to pause consideration of certain new legislative data center and substation applications while it writes Phase 2 standards, expected to be finished in spring or summer 2027. The resolution that would put the pause in place was deferred from October 20 to the Board’s November 17, 2026 meeting. On October 6, 2026, an effort to end or audit the 2025 grandfathering early was tabled 7-2, so grandfathered projects continue under the old process until February 12, 2028. Power lines in or near Ashburn include Aspen to Golden (approved, upheld February 19, 2026), Golden to Mars (Route 3A selected June 29, 2026) and BECO to Firehouse (pending). Details: Living near Ashburn’s data centers and Power lines through Ashburn and Brambleton.
Recently Opened Public Places
- Ashburn Recreation and Community Center (21105 Coopers Hawk Dr): opened with a grand opening on July 31, 2025. It has a 50-meter competition pool, a leisure pool with a lazy river and water basketball, a sensory room and what Northern Virginia Magazine describes as the largest full-size gym in the County’s recreation system.
- Reservoir Park (22211 Water Vista Dr): opened in October 2024 on the 300-acre Beaverdam Reservoir, a Loudoun Water drinking water source, with recreation run by NOVA Parks.
