They offer many of the same lifestyle perks with meaningfully more house for your money.
Why Reston prices keep climbing
Reston’s walkable town center, lake community amenities, and Silver Line Metro access have made it one of the most in demand addresses in the region. That demand is exactly why prices keep rising. Buyers are competing for a limited supply of homes in a community everyone wants to live in, and that competition shows up directly in what sellers can ask.
What Fairfax offers instead
Fairfax City and the surrounding Fairfax area give you a historic, established community with its own walkable downtown, a strong local school system, and quick access to Route 50, I-66, and the Fairfax County Parkway. You get many of the same conveniences Reston buyers value, mature neighborhoods, good schools, an easy commute, without paying the Reston premium.
What Burke offers instead
Burke is a quieter, more suburban option with larger lots, a strong sense of community, and easy access to the Fairfax County Parkway and VRE service into DC. It tends to appeal to buyers who want more space and a slower pace without giving up a reasonable commute. Burke’s home prices generally run lower than Reston’s, which means your budget stretches further, whether that means a bigger yard, an extra bedroom, or a more updated kitchen.
The trade-offs to know
Neither Fairfax nor Burke has a walkable, mixed use town center quite like Reston Town Center, and neither sits directly on the Silver Line the way Reston does. If those two things are non-negotiable for you, that is worth weighing. But for many buyers, the extra square footage, the lower price point, and the strong schools more than make up for it.

If Reston’s prices have you feeling priced out, you do not have to leave Northern Virginia to find more affordable options. Fairfax and Burke give you a lot of what makes this region desirable, just at a price point that leaves more room in your budget.
