Quick Answer: How Do Burke’s Neighborhoods Differ?
Last updated October 17, 2026.
Quick answer: Burke’s three best-known neighborhoods work very differently. Burke Centre is a planned community with a mandatory homeowners association, the Burke Centre Conservancy, which charges $180 per home per quarter in 2026 and runs five pools and more than 30 miles of paths. Kings Park, begun in 1960, and Kings Park West have voluntary civic associations instead, although some Kings Park West sections also belong to a homeowners association. Which one fits depends on how much shared upkeep you want, whether you will use the VRE, and how you feel about association rules.

Burke Centre
Burke Centre is a 1,700-acre planned residential community in Fairfax County with 5,862 homes in five neighborhoods: Commons, Landings, Oaks, Ponds and Woods. The Burke Centre Conservancy maintains more than 30 miles of paths, six ponds, a lake, five pools and five community centers, and its office is at 6060 Burke Centre Parkway. Each home is also in one of about 65 clusters, and each cluster sets its own assessment for its own common areas.
What to know before buying in Burke Centre
- Two assessments: the Conservancy’s general assessment ($180 per quarter in 2026, up from $169) plus a cluster assessment that varies by cluster. Trash removal is billed as a pass-through.
- 2027 dues: the board’s FY 2027 budget presentation and adoption are on its Nov. 16, 2026 agenda; owners are to receive assessment letters by Nov. 24.
- Pools cost extra: a 2026 resident family pool membership was $200 if bought by July 31.
- Architectural review: exterior changes need approval under the Conservancy’s 2026 Architectural Standards.
- Construction nearby: the Oaks pool is being rebuilt, and VDOT’s Fairfax County Parkway widening, including a new free-flow right-turn lane from Burke Centre Parkway, continues through mid-2027.

Kings Park
Kings Park was the first large subdivision in the Burke area, built beginning in 1960, according to the Virginia Railway Express history of Burke. The Kings Park Civic Association is voluntary. It publishes a quarterly newsletter, maintains common grass areas and the landscaping at the Braddock Road entrances, and organizes events such as a July 4th parade and picnic, an Oktoberfest and a community yard sale. The neighborhood has its own shopping center and library, and a privately owned pool that residents may join. The association also posts the original floor plans for Kings Park house models.
What to know before buying in Kings Park
- No mandatory HOA listed: civic membership is voluntary, so check the deed and title report for any recorded covenants on the specific lot.
- Original 1960s houses: the civic association’s house model plans help you compare a listing with its original layout and spot additions.
- Braddock Road: VDOT’s Braddock Road multimodal project includes intersection changes along this stretch; Phase 1 construction is planned for fall 2030.
- Pool: the neighborhood pool is a private club with its own membership.
Kings Park West
The Kings Park West Civic Association counts 1,879 residences and charges voluntary dues of $25 a year. It is not a homeowners association, but three homeowners associations operate inside the subdivision: the Kings Park West Community Association, created by builder Richmarr in 1975 with 580 homes and about 43 acres of common land; the West Park Community Association, created in 1982 for 78 homes built from 1981 to 1983; and the Waverlee Woods HOA, with about 26 homes. The civic association posts floor plans for Kings Park West homes and a written history of the neighborhood.
What to know before buying in Kings Park West
- HOA or not: whether a home pays HOA dues depends on its section. Ask for the resale certificate if it is in one of the three HOAs.
- Mailing name: the Kings Park West Community Association uses a Fairfax mailing address; confirm the address and parcel for any home in the county’s assessment search. A Fairfax mailing address is not the same as the City of Fairfax; see Fairfax City vs. Fairfax County.
- Royal Lake Park: the county’s Royal Lake Park, with a 38-acre lake and newly improved trails, is nearby.
- Older homes: the civic association’s floor plans for Kings Park West models help you compare a listing with its original layout.
Other Burke Areas
Burke also includes many smaller subdivisions and townhouse communities, some with their own homeowners associations and some with none, plus homes near Burke Lake Park that carry Fairfax Station addresses. Confirm the association, the mailing name and the parcel for any address before you write an offer.
