Quick Answer: What Is Changing in and Around Dumfries?
Last updated October 17, 2026
Quick answer: as of October 17, 2026, the two projects that matter most to Dumfries buyers are still ahead. The Route 1 (Fraley Boulevard) widening through town is in design, with Prince William County scheduling construction from spring 2028 to winter 2031. The Potomac Shores VRE station is in Final Design: its parking garage is built, the Station House broke ground in November 2024, and there is no opening date. Closer in, the town has funded an $8 million Route 1 underground utility conversion and Main Street and Quantico Creek work in its FY2026-2027 budget, and the Town Council approved permits in October 2026 for a grocery-anchored center on Old Stage Coach Road. Route 1 (Fraley Boulevard) Widening: Construction Starts in 2028
Status: in design. Prince William County, which took over the project from VDOT in 2021, is widening Fraley Boulevard (Route 1) to six lanes between Brady’s Hill Road and Route 234 (Dumfries Road), about two miles through and next to the town. The county’s September 2026 report shows design running through fall 2026 and right-of-way work through July 2026, with construction bidding from winter 2027 to spring 2028 and construction from spring 2028 to winter 2031. The listed budget is $50,546,231.
Current work: utility relocations continue, and the county is coordinating environmental inspections and demolition of buildings ahead of road construction. The Town of Dumfries received federal funds to put utilities underground within the project area and will do that work separately from the road project; its FY2026-2027 budget lists the northbound Route 1 underground conversion at $8.0 million.
Separately, in June 2026 the General Assembly’s budget conference report included a $7 million amendment for Route 1 corridor pedestrian safety, placemaking and historic preservation in Dumfries; check the final state budget for its status.
What it means for buyers: homes and businesses along Fraley Boulevard and Main Street are near future construction. Ask whether right-of-way was acquired from the property and plan for lane shifts from 2028.
The Potomac Shores VRE Station: Still in Final Design
Status: final design. The Potomac Shores station would sit on VRE’s Fredericksburg Line between the Rippon and Quantico stations. It has been promised for more than a decade: a ceremonial groundbreaking was held in 2014 for an opening then planned for 2017. Since then, a roughly 350-space parking garage has been completed and the Station House retail building broke ground in November 2024. On September 18, 2026, VRE’s CEO told the operations board that soil tests at the site came back clean and that VRE is working with the developer to schedule a public groundbreaking. No date, cost or builder was announced.
What it means for buyers: treat any opening date as a projection until VRE publishes a schedule with Potomac Shores stops. Today, the nearest VRE stations are Quantico and Rippon.
Town of Dumfries Capital Projects
The Town of Dumfries’ FY2026-2027 budget lists a $22.39 million capital fund. Highlights the town lists:
- Route 1 underground conversion (northbound), funded: $8.0 million, the largest single project.
- Main Street right-of-way improvements, planning: $3.5 million, tied to a state funding request.
- Quantico Creek Phase II, in design: $3.4 million for flood mitigation and environmental work; design and studies funded through ARPA.
- Clyde Washington Community Center and rescue squad, funded: $2.0 million ($1.05 million design, $950,000 construction).
The same budget shows the town’s municipal real estate tax rate reduced from $0.1899 to $0.1850 per $100 of assessed value.
A Grocery-Anchored Center on Old Stage Coach Road
Status: approved. In September 2026 the Town Council rezoned about 15 acres at 17439 and 17471 Old Stage Coach Road, near Richmond Highway and Potomac Shores Parkway, from limited industrial to general business, and on October 6, 2026 it approved three conditional use permits for a drive-thru pharmacy, beer and wine sales and a sign plan. The developer, Bridgeline Development, plans a 50,325-square-foot grocery store with a pharmacy, outdoor dining and about 6,700 square feet of additional retail. The grocer has not been named. No construction date has been announced.
Main Street and the Quantico Creek Waterfront
Waterfront District, planning: in 2025 the town closed on a $3.9 million purchase of the roughly 161-acre former Campbell salvage yard at 17999 Possum Point Road along Quantico Creek. Much of the land is wetlands that will stay protected in the Quantico Creek watershed, with about 14 acres described as developable. Town officials have said a master planning process will follow; no development plan has been approved.
Main Street apartments and townhomes, proposed: in April 2026, Vista Residential Partners showed the Town Council renderings for about 274 homes, including 50 townhomes, on nearly 10 acres off Main Street, and said it expected to break ground later in 2026. Check the town’s council agendas for current approvals.
