What comes to mind when you see communities with an age restriction?  Well unless you’ve been to some of the newest 55 and better communities, thoughts of walkable developments, urban living, modern homes, amenities, lock and go living, and private retreats with like-minded individuals might not be your first thoughts.

People searching for a 55+ community in the past used to focus more on the lifestyle and less on the home.  However, now with the increasing popularity of these neighborhoods, one doesn’t have to sacrifice one for the other.  Builders are taking note and combining luxury appointed homes with the best amenities, within walkable distances to your favorite coffee shops, restaurants, gyms, theaters, and so much more. Now you can feel good that not only are you buying a lifestyle that will accommodate you, but you don’t have to forego the trendy communities from the urban areas, or the new, modern homes that are being offered in other new home construction developments.

Looking to buy into these developments can be a much longer buying process then your typical purchase though. Some buyers start their search a few years in advance believe it or not. Although the process is just about the same, the level of detail needed to find the right community for you is what makes it longer.  Lending to the notion that not all 55 and better communities are created equal, nor are all the people who are looking to settle down into this type of lifestyle.  So, research the various communities that exist throughout FairfaxLoudoun, and Prince Williams County here in Northern Virginia.  Compare, contrast, and get a great feel not only for the homes being offered, but the lifestyle beyond the home.  Because you didn’t buy a home there to just stay inside.

These communities can be advertised in a few diverse ways as well, so you must do your research. Some are considered 55-plus, independent living, active-adult, 55 and better, and more. Even though a lot of the communities advertise themselves as the ideal living situation for seniors, some communities do not have age restrictions. Some only require one resident to be over a certain age.  So, make sure you ask your sales rep lots of questions or bring along an experienced realtor who can help you navigate the waters of these developments and types of purchases.
